To keep an apartment rental tour live on YouTube, use a webcam or mobile stream for a simple setup, or an encoder connected to a camera and microphone for more control. Verify and enable live streaming on your channel, create a stream in YouTube Studio, enter YouTube’s stream URL and key in your encoder, preview the feed, then start it. For a genuinely continuous broadcast, plan for interruptions and decide separately how you will make dependable tour replays: YouTube automatically archives streams under 12 hours, while longer streams may have limited or unavailable DVR rewind.
Choose a setup for the tour
You can stream with a webcam or phone, or use an encoder when you need external cameras or microphones, overlays, or multiple inputs. YouTube’s encoder workflow is suited to a controlled room walkthrough, but it adds setup and monitoring responsibilities. YouTube says expensive equipment is not required; a tripod is optional, but can help keep room framing steady.

| Approach | Best for | Trade-off |
|---|---|---|
| Webcam or mobile stream | A straightforward tour with minimal equipment. | Simpler setup, but less control over external equipment and production inputs. |
| Encoder with camera and microphone | External equipment, overlays, or multiple video and audio inputs. | More control, with encoder configuration and monitoring to manage. See YouTube’s encoder setup guide. |
Check channel eligibility and prepare the property
Enable live streaming before tour day
Your channel must be verified and must not have a live-streaming restriction in the previous 90 days. First-time activation can take up to 24 hours, according to current YouTube Help guidance accessed in 2026. Enable the feature and confirm access well before the planned broadcast using YouTube’s live-stream eligibility and limits guidance.

Get permission and protect people and private details
Get appropriate authorization to show the property. Avoid showing occupants, personal belongings, documents, access codes, or other identifying or private details unless you have permission. Applicable landlord, tenant, privacy, and recording rules depend on the location and circumstances; check local requirements rather than assuming a YouTube setting makes filming lawful.

Choose who can watch
Set the stream to public, unlisted, or private in YouTube Studio. Public means the tour can be discovered by anyone. Unlisted means people with the link can share and watch it; it is not private. Private restricts access. YouTube’s guidance on privacy and stream settings is at YouTube Help.
Configure and start the stream with an encoder
- Create or schedule the stream: Open YouTube Studio, go to the live-streaming controls, and create or schedule a stream. Set its title, visibility, and other stream details before going live.
- Copy the connection details: In the stream’s encoder settings, copy the YouTube stream URL and stream key. Treat the key like a password: anyone who has it may be able to send video to your channel. Do not display it on camera, in a screen share, or in a public document.
- Enter them in your encoder: Select YouTube or a custom RTMP/RTMPS destination as supported by the encoder, then enter the URL and key. YouTube recommends RTMPS. Keep the key private and verify the destination before connecting.
- Set video and audio: Choose a resolution and frame rate that suit the camera and the upload connection. Configure a constant bitrate and a two-second keyframe interval; YouTube recommends two seconds and says not to exceed four. YouTube supports encoder options including RTMP/RTMPS and H.264, H.265/HEVC, and AV1, subject to encoder and workflow compatibility. Consult YouTube’s encoder settings guidance for bitrate ranges by resolution and frame rate.
- Preview before starting: Connect the encoder and check the Live Control Room preview. Walk through representative rooms and movement, listen for speech and background noise, and check that the picture remains stable and properly framed. Test before the tour rather than relying on a static opening shot.
- Start the feed and monitor it: Start streaming from the encoder and confirm the feed is live in YouTube Studio. Monitor video, audio, and stream health while the tour runs.
Match stream quality to the upload connection
Choose a bitrate the actual upload connection can sustain, not the fastest speed a plan advertises. A moving walkthrough can expose instability that a brief static test will miss. Test the intended resolution, frame rate, camera movement, and audio on the connection and equipment you will use. YouTube’s network guidance recommends keeping upload capacity 20% above the combined primary and backup stream bitrates; this is headroom, not a target bitrate. Use YouTube’s published bitrate ranges for the chosen resolution and frame rate at its encoder settings page, and review its network and stream testing tips.

- FlowState Stabilization + 360° Horizon Lock: No gimbal needed. X5’s FlowState Stabilization and full 360° Horizon Lock deliver buttery-smooth, level footage, even during action-packed moments, bumps, or full rotations
- If the stream buffers or loses stability during movement, lower the bitrate or resolution and test again.
- Use a wired connection where practical, and avoid saturating the upload connection with other traffic during the broadcast.
- Check audio and picture after the stream begins; an encoder preview alone does not establish that viewers receive a reliable feed.
Plan continuity and tour replays separately
A continuous live feed and a complete, rewindable replay are different publishing needs. YouTube automatically archives streams under 12 hours. For streams longer than 12 hours, DVR rewind may be limited or unavailable, so do not count on one unbroken broadcast producing a complete, rewindable archive. These are current YouTube Help figures accessed in 2026, not stated publication dates; see YouTube’s DVR and archive guidance.
For a tour that needs reliable replay access, consider shorter scheduled sessions or make a separate local recording. A continuous feed can be interrupted by power, network, encoder, or platform conditions, so assign someone to monitor it and decide how to restart or publish the tour if it drops.

YouTube’s current guidance also sets simultaneous-stream limits of 10 active streams per channel and three per stream key. These limits apply at the same time; check YouTube’s eligibility and active-stream guidance if you operate multiple feeds.
Copyright, reused footage, and monetization
Use footage and audio you have the rights and permissions to broadcast. A property tour may include music, artwork, television audio, or other material you do not own; remove or clear it before streaming. YouTube’s guidance explains creator responsibility for rights at Copyright and rights management.

Being live does not guarantee monetization or remove ad limitations. Eligibility and ad suitability are separate from the technical ability to stream; consult YouTube’s live-stream monetization guidance. Do not assume that repeatedly broadcasting the same footage will meet YouTube’s monetization policies.
Troubleshoot common tour-stream problems
| Symptom | Likely cause | What to check |
|---|---|---|
| You cannot start a live stream | Live streaming is not enabled, verification is incomplete, or the channel has a recent restriction. | Check channel verification and eligibility in YouTube Studio. First-time activation may take up to 24 hours; a restriction in the prior 90 days disqualifies the channel under current YouTube guidance. |
| Encoder cannot connect | Incorrect stream URL or key, wrong destination settings, or a connection issue. | Copy the URL and key again from the intended stream in Studio, confirm the encoder destination, and check the network connection. Keep the key private. |
| Video stutters or stream health degrades | The upload connection cannot sustain the selected bitrate, especially during movement, or competing traffic is using bandwidth. | Reduce bitrate or resolution, retest representative movement, and preserve YouTube’s recommended 20% upload headroom above combined primary and backup bitrates. |
| Viewers cannot hear clearly | Microphone placement, background noise, or encoder audio configuration is unsuitable. | Test speech and room sound before going live, inspect the encoder’s audio input, and listen to the Studio preview. |
| The stream ends unexpectedly | Power, network, encoder, or platform interruption. | Have an operator monitor the feed, check the encoder and connection, and reconnect using the stream settings. Keep a local recording or plan a shorter replacement session if a replay matters. |
| The replay is incomplete or lacks rewind | The broadcast exceeded 12 hours or the archive/DVR behavior did not preserve the result you need. | Use shorter sessions for archive-dependent tours and make a separate local recording when a dependable replay is important. |
