Keep a clear distinction between what viewers can see in the model flat and what the current approved project documents say is included in the home being offered.
Check whether your channel can go live
YouTube’s general live-streaming guidance says a channel must be verified and have no live-streaming restrictions during the previous 90 days. Creators must be at least 16 to livestream. YouTube lists mobile, webcam and encoder as available streaming routes; mobile has additional requirements. Check the current YouTube live-streaming eligibility guidance before the scheduled tour because requirements can change.

Additional requirements for mobile streaming
YouTube’s mobile guidance lists a minimum of 50 subscribers, channel verification, no live-streaming restrictions in the previous 90 days, live streaming enabled, and a supported device running Android 8.0 or later or iOS 8 or later. First-time activation can take up to 24 hours. Channels with 50 to 1,000 subscribers may face audience limitations, and their archives may be private by default. Confirm the current details in YouTube’s mobile live-stream instructions.
Choose a workflow that fits the tour
A phone is a practical choice for a walkthrough because you can move between rooms. A webcam or encoder is an alternative if you do not meet mobile requirements or want separate camera, microphone or overlay controls. An encoder workflow makes planning network capacity especially important. There is no single route required for every creator.

Plan the route and the claims you will make
Walk the unit before going live and sketch a simple sequence: introduce the project and identify the flat as a sample; show the entry and living area; continue through the kitchen, bedrooms and bathrooms; include a balcony or view if relevant; then leave time for questions. This is a useful editorial route, not a sequence prescribed by YouTube. YouTube recommends planning topics and segments in its live filming tips.
- Describe what viewers can actually see, such as finishes, layout and fittings in the sample flat.
- Clearly identify items that are decorative, staged, optional or not part of the offered apartment.
- Do not infer carpet area, price, completion date, amenity entitlement or included specifications from the display flat. State such details only after checking current project documents.
India’s Real Estate (Regulation and Development) Act provides important context for this distinction. The Ministry of Housing and Urban Affairs FAQ describes promoter disclosure duties under sections 4 and 11 and responsibility for the veracity of information in advertisements and prospectuses under section 12 (MoHUA Real Estate Act FAQ). Goa RERA lists materials such as sanctioned plans, layouts, specifications, proposed buildings and completion schedules among registered-project information (Goa RERA functions and services). Section 14, as reproduced by the Income Tax Department, addresses development in accordance with sanctioned plans and specifications and limits on certain changes (Income Tax Department, Section 14). A useful on-camera distinction, adapted to the actual project, is: “This is the sample flat as shown today; please check the project’s current approved specifications and RERA disclosures for what applies to the apartment offered.”

Confirm access and protect people’s privacy
Get permission and confirm site rules with the owner or promoter before filming. Requirements may differ between a sales gallery, sample flat, occupied apartment and common area, so do not assume one procedure applies everywhere in India. Avoid showing residents, visitors, documents, screens or identifying personal details unless you have appropriate permission and a clear reason.

Set up the phone, picture and sound
Phone and framing
- Charge the phone, enable Do Not Disturb, and lock the intended screen orientation before the stream.
- Choose portrait or landscape deliberately based on how viewers will watch and how you want to frame the rooms. Avoid rotating mid-tour.
- YouTube says rear cameras generally give better visuals. If you use the rear camera, another device can help you monitor chat.
- A tripod, selfie stick or grip can reduce shake, but is optional. Move carefully and pause at doorways and room transitions rather than rushing.

Light and audio
Use soft, even light where possible; avoid placing a bright window directly behind the presenter. YouTube recommends natural window light and notes that phone cameras need substantial light. In a bright flat, adjust where you stand and point the camera so viewers can make out details in both shadows and highlights.

Keep speech close to and clear through the phone microphone. Do not cover it, and watch for handling or walking noise. Hard surfaces can make a sample flat echo; softer materials may help. An external microphone is an optional aid if the room is noisy or speech is unclear. Verify the sound in a recording or rehearsal rather than assuming the microphone is working.

The signal in the actual apartment matters more than an advertised connection speed. Check the rooms and balcony you plan to show, since the signal can vary as you move. YouTube warns that shared networks may limit bandwidth available to an individual stream and recommends leaving about 20% bandwidth headroom above the stream bitrate in its streaming tips.

For mobile live streaming, YouTube gives about 10 MB per minute as a data-use rule of thumb; YouTube does not state a year for that figure, and actual use varies with stream settings and duration. Check your available data allowance if you plan to use mobile data.
Run an unlisted rehearsal, then schedule or start the tour
YouTube’s filming guidance puts the core issue plainly: “The difference between live streaming and filming a video is that with live streaming you cannot have multiple takes.” An unlisted test helps catch avoidable problems before viewers arrive.
- Start an unlisted live test from the apartment. Use the same phone, route and network you intend to use for the public stream.
- Check the picture and sound. Confirm orientation, stability, exposure and that speech is intelligible throughout the rooms.
- Walk the whole route. Watch for dead zones, interruptions, strong echoes, glare and any private details that enter the frame.
- Fix problems and repeat if needed. Change your position, route or connection choice if the test reveals weak coverage or unclear audio.
- Schedule the public stream or go live. YouTube lets creators schedule streams; scheduling leaves time to prepare and share the link in advance. Check the live’s audience and visibility settings before publishing.

Review the archive and follow up
YouTube uploads a stream archive by default. Check its visibility setting and review the recording before treating it as a lasting property listing or sales record. A vertical mobile stream may offer a Short highlight, but only if it meets YouTube’s stated format, duration and other eligibility rules; it is not automatic for every stream.
