If you’ll leave a mountain home empty through freezing weather, choose one of two plans: keep the home reliably heated with water in its pipes, or have the plumbing properly shut off and drained. Turning off the main water valve by itself does not winterize the house. The right plan depends on the plumbing and heating systems, fire sprinklers, local conditions, and your insurance policy.
Choose a winterization plan before you leave
Start by deciding whether water will remain in the plumbing. If you are unsure how the home’s systems connect—or whether a valve also serves heating equipment or sprinklers—ask a licensed plumber familiar with the property before operating it.

Option A: Keep the home heated
This approach keeps water in the pipes, so the home needs dependable heat, power, and fuel throughout your absence. Travelers recommends keeping the furnace running and maintaining at least 55°F when pipes are not drained. It also advises servicing the heating system, checking fuel, and arranging for someone to check the heat and fuel while you are away. These are Travelers’ recommendations, not a guarantee against frozen pipes or a universal thermostat setting. Travelers’ guidance for homes left while owners are away also suggests temperature and water-flow sensors connected to monitored alerts.
Other guidance illustrates why the setting should not be generalized. Bellevue recommends at least 55°F for an away-home scenario, while the Massachusetts Division of Insurance advises no lower than 60°F for certain intermittently unoccupied homes with hot-water heat. Neither recommendation automatically applies to every mountain property. Ask your insurer what your policy requires and have a plumber assess vulnerable pipe locations and the heating system.

Option B: Shut off and drain the plumbing
If the home will be unheated or vacant for an extended period, a licensed plumber may need to shut off the water and drain domestic pipes, fixtures, and water-heating equipment. Travelers says a plumber can confirm that the lines are drained, including by blowing compressed air through pipes when appropriate. This is not a universal do-it-yourself procedure: wells, pumps, appliances, filters, boilers, hydronic heating loops, and sprinkler systems may each need separate handling.
Before shutting off water, find out whether fire sprinklers or other equipment share the supply. Bay Valley Water District warns that shutting off the water deactivates a home sprinkler system. A valve that protects plumbing could therefore affect another safety system; have a qualified professional identify the consequences before you use it. Bay Valley Water District’s winterization guidance covers this sprinkler concern.

Use this departure checklist
- Locate and test the main water shutoff. Find it before severe weather arrives, and confirm what systems it serves. Fort Collins Utilities includes locating the main valve among its residential water-conservation guidance: City of Fort Collins Utilities.
- Prepare outdoor faucets. Disconnect garden hoses, then shut off and drain outdoor faucets or spigots before freezing weather. Travelers, the EPA, and Fort Collins Utilities all include hose or outdoor-faucet precautions in their guidance. EPA winter-weather advice
- Check exposed and unheated spaces. Look for pipes along exterior walls and in crawl spaces, attics, garages, and other cold areas. Insulate vulnerable sections according to the insulation product’s directions; insulation reduces exposure but does not replace a sound heat or drain plan.
- Commit to a heated or drained plan. Do not rely on the main valve alone. If the home’s pipe routing or equipment is unclear, have a licensed plumber assess it.
- If keeping water in the pipes, prepare heat and monitoring. Service the heating system, confirm power and fuel arrangements, and schedule a person to check the property. Temperature and water-flow alerts can provide an additional warning, but they are not substitutes for heat or an in-person visit.
- Check the insurance policy and call the insurer. Ask what applies to a home vacant for your length of time: required heat settings, water shutoff or draining, inspection frequency, and any sprinkler-related conditions. Get guidance for your own policy rather than assuming a general recommendation determines coverage.
- Address the building and access. Repair roof leaks before winter weather. Arrange local storm checks and snow removal if needed for the property and access; the cited guidance does not establish a universal snow-clearing threshold for mountain homes.
Why the details matter
Thermostat recommendations are not interchangeable
Travelers recommends at least 55°F when the pipes are not drained. Massachusetts gives a 60°F minimum for certain intermittently unoccupied homes with hot-water heat; it describes different steps for homes left unoccupied all winter, including shutting off and draining domestic water and heating lines and conducting weekly checks. These recommendations address different circumstances. Pipe placement, building construction, local weather, heating design, and insurer requirements can change what is appropriate.

A water shutoff is not a completed drain
Water can remain in pipes and equipment after the main valve is closed. Water heaters, boilers, heating loops, appliances, pumps, filters, and fire sprinklers may require their own procedures. Maryland’s insurance regulator and Massachusetts’ Division of Insurance both emphasize that requirements and precautions vary. Do not assume a generic checklist—or the act of closing one valve—has made every system safe.

Questions to resolve before departure
- With your plumber: Which pipes and equipment remain vulnerable? What must be drained, and what systems could be affected by shutting off water?
- With your insurer: What does your policy require when the home is vacant, and are there specified heat, shutoff, or inspection conditions?
- With a local property manager or trusted checker: Who will visit, how often, and what will they do if heat, fuel, power, or an alert fails?
Insurance guidance varies by policy and location. The Massachusetts Division of Insurance distinguishes between intermittently vacant homes and those unoccupied throughout winter. The Maryland Insurance Administration’s pipe-protection guidance likewise advises checking policy terms and asking the insurer about requirements. Neither source establishes coverage terms for a different state or policy.
