You generally cannot choose a different mortgage servicer just by asking to switch. If your servicer changes, follow the transfer notice: it tells you when the old company stops accepting payments and the new one starts. A servicing transfer changes who handles payments and related account tasks; it does not, by itself, change your loan terms.
Servicer transfer, loan sale, and refinance: what is the difference?
Your mortgage servicer is the company that handles tasks such as collecting payments and managing the account. A servicing transfer changes the company doing that work. It is separate from a sale of the loan: a loan can be sold without a change in servicer. The CFPB’s model transfer notice puts the effect plainly: “Nothing else about your mortgage loan will change.” CFPB Regulation X, Appendix MS-2.

Refinancing is different: it replaces your existing mortgage with a new loan and may result in a different servicer. The CFPB says refinancing solely to obtain another servicer is expensive and generally impractical. If you are considering refinancing for broader financial reasons, compare the full costs and terms of the new loan rather than treating it as a simple servicing switch. - Read the transfer notice. Record the effective transfer date, the last date the former servicer accepts payments, the first date the new servicer accepts them, and each company’s payment address and contact information. Check for any notice about optional insurance. Regulation X requires transfer notices to identify the effective date and provide contact details for both servicers. CFPB Regulation X, § 1024.33.
- Send the next payment to the company designated for that date. Use the notice to determine which servicer is accepting payments when your payment is due. Change the payee and payment details in your bank or credit union’s bill-pay service, and allow delivery time if you mail a payment. CFPB consumer guidance.
- Keep proof and check the next statement. Save the transfer notice and payment confirmation. Review your next mortgage statement to confirm the payment was credited correctly. A basic payment planner can help you track the transition, but it is optional.
- Act promptly if a payment went to the old servicer. Keep a record of when and how you sent it, then contact both companies to resolve the posting. Special protection applies to qualifying payments received by the former servicer during the 60-day period beginning on the effective transfer date.
Notice deadlines and the 60-day payment protection
Under CFPB Regulation X, the former servicer generally must provide notice at least 15 days before the effective transfer date, and the new servicer generally must provide notice no more than 15 days after it. The servicers may send a combined notice at least 15 days before the transfer. In specified circumstances—including certain termination, bankruptcy, or conservatorship proceedings—notice may be given within 30 days after the transfer. These are legal notice deadlines, not estimates of when any particular company will contact you. CFPB Regulation X, § 1024.33(b)(3).

For 60 days beginning on the effective transfer date, a payment that is timely under the loan terms and received by the former servicer cannot be treated as late for any purpose, and the former servicer cannot impose a late fee for it. The former servicer must promptly forward a misdirected payment to the new servicer or return it to you and tell you the correct recipient. CFPB Regulation X, § 1024.33(c).
What to do if the notice is missing or a transfer causes an error
If you did not receive a transfer notice, a payment appears misapplied, or loss-mitigation paperwork is not being handled, contact both servicers. The CFPB identifies an information request or a notice of error as ways to raise a servicing problem. Its consumer guidance does not specify every procedural deadline or mailing address, so use the contact and submission instructions for your account and keep copies of what you send.
