Why scraping Redfin is not a permitted default
Redfin’s Terms of Use section 2.3.5 says users may not “automatedly crawl or query the Services for any purpose” by means including screen scraping, database scraping, spiders, robots, or crawlers unless they have received prior express written permission from the applicable Redfin company. The terms were updated September 29, 2025.

Redfin also states that MLS information is for personal, non-commercial use and prohibits redistribution and data mining or scraping. It says MLS sources own the listing data and disclaims guarantees about its reliability, accuracy, or currency. A public listing page, a browser automation script, low request rates, proxy use, or a robots.txt directive does not substitute for the written permission specified in the terms.

The cited official material does not establish a public Redfin listings API for general scraping or a universal license route. Do not assume that a page visible in a browser is available for automated collection or that an API found elsewhere is authorized to supply Redfin data. How to get listing data through an authorized route
- Define your project. Identify the geography, intended use, display context, fields and media you need, how long you will retain data, and how frequently it must be refreshed.
- Contact the local MLS or an authorized provider. Ask whether it serves the relevant area and whether your intended use is eligible. Confirm field-level rights, display and attribution rules, storage and refresh limits, credentialing, and license costs in writing.
- Check the agreement before implementation. Access, available fields, permitted display, retention, and update rules depend on the local MLS and the specific license. Do not assume permission for one use or party extends to another.
- Use the provider’s documented interface and credentials. After approval, the MLS or provider’s software partner or technical staff supplies access instructions and credentials. Keep requests within the approved geography and use, and follow the agreement for display, storage, and updates.
What RESO and MLS Grid do—and do not—provide
RESO Web API
RESO defines standards for real-estate data exchange; it does not supply MLS listing records, licenses, or API credentials. RESO states: “RESO does not provide MLS real estate data.” You must arrange data access with the relevant MLS or another authorized provider.
MLS Grid
MLS Grid is one possible route where the relevant MLS participates. Its materials describe a common RESO-compliant feed governed by a license agreement; each party accessing the data must accept the applicable agreement. Its API v2 documentation demonstrates bearer-token authentication and OData-style queries, but credentials are required. Participation is not universal, and access does not mean every field or use is allowed.

Once authorized, follow the exact API documentation and credentials issued for your account. Filter requests to the approved scope and implement the agreement’s rules for displaying, storing, and refreshing data. Do not treat a sample query or successful authentication as evidence that a particular use is licensed.
Listing freshness is not a universal guarantee
Redfin says, “70% of new US listings in MLS® feeds received by Redfin will post within 5 minutes.” Redfin’s data-quality page does not state a publication year for this figure. Treat it as Redfin’s reported figure, not a guarantee for a particular MLS, location, listing, or current update interval.
