If a screw is leaking through exposed-fastener corrugated metal roofing, first confirm that the screw is the entry point. For a localized failure on a roof that is safe to access, replace the fastener with a metal-roofing screw and bonded sealing washer matched to the panel and its support, then tighten it only enough to compress the washer evenly. Caulk alone is not a reliable fix for a loose screw, damaged hole, or deteriorated support.
Confirm the leak is coming from a screw
Water can travel along a roof panel or framing before it appears indoors, so the wet spot on a ceiling may not sit directly below the roof entry point. From a safe position, inspect the suspected fastener and nearby panel for a screw that has backed out, a washer that is split or flattened, rust, a widened hole, or movement in the panel. If accessible, check the underside or attic for dampness and deterioration. Dips or buckles in the roof or ceiling can signal a wider problem rather than a failed washer alone.

A leaking screw seal can let water in and contribute to deterioration that is hidden from view. Mississippi State University Extension describes this failure pathway in Protecting Your Commercial Poultry Investment (publication date not stated on the page).
Decide whether it is safe to make a repair
Do not walk on a wet, steep, fragile, or visibly damaged roof, or where you are unsure the roof can safely support access. Roof work has fall and structural hazards; if safe access is uncertain, arrange an inspection by a qualified roofer. The NRAES Pole and Post Buildings: Design and Construction Handbook (PDF path dated 2019) also notes hazards associated with installing roofing over spaced purlins.
#1 Best Overall
- Premium Metal Roof Sealant: Elastomeric polymer formula provides strong adhesion to aluminum, copper, galvanized steel, Kynar coated metals, and most building materials.
- Flexible & Weather-Tight: Permanently flexible with ±50% joint movement, zero shrinkage, and resistant to dust, dirt, water, and wind.
- Outperforms Other Sealants: Exceeds the performance of silicone, tripolymer, and urethane sealants for long-lasting exterior protection.
- Extreme Weather Application: Extrudable in hot or cold conditions, adheres to wet and damp surfaces, UV-resistant, and compatible with all types of foam.
- Ideal for Exterior Projects: Perfect for sealing metal roofs, windows, doors, siding, gutters, and vents; VOC-compliant and solvent-free for safe use.
Replace a failed fastener on a sound panel
- Identify the roof system and support. This guidance is for exposed-fastener corrugated metal roofing, not standing-seam or concealed-fastener systems, corrugated plastic, or fiber-cement sheets. Check the roof or panel manufacturer’s instructions for fastener type, size, placement, washer, and compatible materials.
- Choose a matching replacement. Use a metal-roofing screw with a bonded sealing washer selected for the existing panel, coating, and substrate. Consider washer type and diameter, corrosion resistance, required embedment, and manufacturer approval. Avoid incompatible dissimilar metals, which can corrode where they touch.
- Install with controlled pressure. Use the appropriate driver and bit, and tighten until the washer seals evenly. Do not keep tightening to maximum force: crushing or damaging the washer, threads, or panel can undermine the seal. UC Davis Health’s 2024 Metal Roof Panels construction specification calls for controlled torque to compress the washer without damaging the washer, screw threads, or panels. It does not set a universal torque value for every roof.
- Use sealant only when the roof system calls for it. Select tape or tube sealant compatible with the panel coating and adjacent materials, and intended for metal-roof use. Follow the panel or building manufacturer and finish supplier recommendations rather than assuming one sealant chemistry suits every roof.
The Metal Construction Association’s Best Practices: Metal Building Sealant Types and Application Guidelines puts the metal-panel or building manufacturer’s and finish supplier’s recommendations first when selecting sealant. Its guidance addresses tape and tube sealants for metal-building applications.
Know when replacing the screw will not fix it
Stop treating the problem as a simple washer replacement if the screw spins without gripping, the hole is enlarged, the panel is cracked or heavily corroded, the supporting material feels soft or deteriorated, or multiple fasteners are failing. A new screw or bead of caulk may not restore a sound attachment or repair hidden damage. The sources do not establish one universal repair detail for these conditions; ask the panel manufacturer or a qualified metal-roofing contractor to assess the roof.

What varies from roof to roof
There is no universal screw size, torque setting, sealant brand, or sealant chemistry for all corrugated metal roofs. Fastener and sealant choices depend on the panel, finish, substrate, and roof manufacturer’s instructions. The Metal Construction Association’s sealant guidance and the NRAES handbook both support following the applicable system guidance, rather than relying on a generic product choice.
Quick Recap
Best Value
- 1. 【NO-REMOVAL INSTANT REPAIR】 Save time and labor. There’s no need to back out or replace old, rusted, or stripped screws. Simply apply sealant and place these protective caps directly over existing screw heads to instantly restore your roof's integrity.
- 2. 【100% LEAK-PROOF SEALING】 Engineered with a unique dome cavity design. When paired with your roof sealant, it creates a bulletproof, watertight barrier that completely encapsulates leaking, aging fasteners, preventing future water intrusion and costly ceiling repairs.
- 3. 【HEAVY-DUTY STAINLESS STEEL】 Made of premium stainless steel, offering maximum rust resistance, corrosion protection, and UV endurance. Unlike cheap plastic caps that crack under intense sun, these metal covers withstand extreme freeze-thaw cycles without breaking.
- 4. 【UNIVERSAL FIT & VERSATILITY】 Universally compatible with most standard metal roofing screws and fasteners. Perfect for residential homes, agricultural barns, industrial warehouses, garages, and metal siding renovations. An essential retrofit kit for DIYers and professional contractors.
- 5.【PREVENT RUST SPREADING】 Active rust on exposed screw heads can quickly bleed onto neighboring metal roof sheets, causing widespread corrosion and costly panel replacements. By sealing off existing rust from moisture and oxygen, these caps isolate the source, extending the lifespan of your entire roofing system.
