Compare a REIT ETF on three evidence points before considering it: the complete cost shown in its prospectus, the exposure revealed by its index and current holdings, and a clearly labeled, dated yield measure. Then add total return, concentration, liquidity, and tax treatment. A low fee or high distribution by itself does not establish that a fund is the better choice or that its income is sustainable.
This guide gives you an apples-to-apples process for screening REIT exchange-traded funds (ETFs). Fund data change, so verify every figure in the latest prospectus, shareholder report and fund fact sheet before investing.

What a REIT ETF actually buys
A REIT ETF is a portfolio of real-estate investment trusts and, depending on its mandate, other real-estate securities. The fund may own companies that operate apartments, warehouses, data centers, shopping centers, offices, health-care facilities or hotels. Some funds focus on equity REITs, which own or operate properties; others include mortgage REITs, which finance real estate and can have a different interest-rate and credit-risk profile.

“REIT ETF” therefore describes a wrapper, not one uniform asset class. A U.S.-only equity fund and a global fund that includes several countries can have very different currencies, property cycles, regulations and top holdings. Start by deciding which exposure you want rather than sorting every fund by yield.

Start with a precise mandate
Geography
Check whether the portfolio is limited to the United States, covers developed markets, or includes emerging markets. A global mandate can add diversification but also introduces foreign-currency movements, local tax rules and markets with different liquidity. Do not treat a global fund as a broader version of a U.S. fund without examining its country weights.
Security type
Read the investment objective and strategy for terms such as “equity REITs,” “mortgage REITs,” “real-estate securities” or “real-estate operating companies.” Equity and mortgage REITs can respond differently to interest rates, property values and credit conditions. A fund that combines them may not behave like a plain property-owner portfolio.
Property sectors
Look past the word “real estate” to sector allocations. Data centers, cell towers, industrial warehouses, apartments, retail and offices have different lease structures and economic drivers. A fund with a heavy allocation to one sector may be less diversified than its number of holdings suggests.

Choose candidate funds with similar mandates, then record each figure from documents dated as closely together as possible. Comparing a current U.S. equity fund with an older global-fund fact sheet can make ordinary market or methodology differences look like a fee or yield advantage.
| Comparison field | What to record | Why it matters |
|---|---|---|
| Geographic scope | U.S., developed markets, global or other stated region | Determines country, currency and regulatory exposure |
| Security mix | Equity REITs, mortgage REITs and other real-estate securities | Changes sensitivity to property markets, rates and credit |
| Index and methodology | Index name, eligibility rules, weighting and rebalancing | Explains what can enter, leave or dominate the fund |
| Expenses | Gross and net annual operating expenses, waiver terms and end date | Separates a permanent cost from a temporary reduction |
| Yield | Metric, percentage and as-of date | Prevents unlike income measures being compared |
| Total return | Matching one-, three- and five-year periods where available | Shows the combined effect of income and price changes |
| Liquidity | Bid-ask spread, trading volume, market price and NAV relationship | Indicates the cost and ease of buying or selling |
| Holdings | Number of securities, largest positions and sector weights | Reveals concentration and the actual exposure purchased |
Evaluate the complete cost, not only the expense ratio
Read the prospectus fee table
The annual operating expense ratio covers the fund’s disclosed operating costs. The prospectus separates expenses paid by the fund from any fee waiver or reimbursement. The SEC explains that ETF expenses are deducted from net asset value, so investors generally pay them indirectly rather than receiving a separate bill. Its ETF guidance is available in the Updated Investor Bulletin: Exchange-Traded Funds (ETFs) and its overview of Exchange-Traded Funds (ETFs).
Record both the gross figure (before waivers) and the net figure (after waivers or reimbursements). A net ratio can be genuinely available today yet scheduled to rise when the agreement expires. The duration, termination provisions and conditions of a waiver belong in your notes.

Include trading costs
Operating expenses do not capture every cost you may bear. The portfolio incurs transaction costs when it buys and sells securities; those costs are reflected in trading activity and performance rather than in the headline ratio. You may also pay a brokerage commission, exchange fee or other account charge, depending on your provider and order type. Bid-ask spread is an additional economic cost: an order executed across a wide spread can lose value immediately even when the fund’s expense ratio is low.
Compare like fee figures
Use the same document date and the same basis for every candidate. Do not compare one fund’s waived net ratio with another fund’s unwaived gross ratio and call the difference permanent. A lower ratio matters over long periods, but the appropriate question is the cost of the exposure you actually want.
A dated illustration
The First Trust S&P REIT Index Fund’s summary prospectus dated May 1, 2026, reported total annual operating expenses after a waiver of 0.50%. That is a fund-specific, dated disclosure—not an industry benchmark. Check the current prospectus and waiver language before relying on it.
Read the index and holdings to discover your real exposure
Understand the index rules
An index label does not tell you everything. Find the methodology document or prospectus description and note eligibility screens, minimum size or liquidity rules, caps on individual issuers, rebalancing frequency and treatment of mergers or spin-offs. A market-capitalization-weighted index can become concentrated in the largest REITs; an equal-weighted or capped index may spread exposure differently and trade more during rebalances.
Inspect current holdings
Open the latest holdings file or portfolio page and record the number of positions, the top 10 weights and sector allocations. A fund with many small positions can still be dominated by a few large issuers. Check whether cash, derivatives or other securities are material and whether the holdings date matches the date of the yield and expense information.

The SEC advises investors to review a fund’s holdings and market information, including the relationship between an ETF’s market price and NAV. Its investor guidance also notes that an ETF can trade above (at a premium) or below (at a discount to) the value of its underlying assets.

Examples of different mandates
The 2026 fact sheet for the iShares Core U.S. REIT ETF describes a U.S. real-estate equity index fund and reports 127 holdings. The 2026 fact sheet for the iShares Global REIT ETF describes global real-estate exposure. These documents illustrate why a U.S. fund and a global fund are not interchangeable comparisons; they are examples of distinct mandates, not recommendations. Review the respective documents at the U.S. REIT fact sheet and the global REIT fact sheet.
Compare dividend yield with its label and date attached
Know which yield you are seeing
A 30-day SEC yield is a standardized estimate based on the fund’s income over a recent 30-day period, adjusted according to the SEC method. A trailing distribution yield generally uses distributions paid over a preceding period divided by a market price or NAV. A distribution yield can include income earned in earlier months and can change when the share price moves. These measures are not interchangeable.
Write the exact label, percentage, calculation basis and “as of” date beside every yield. If a website displays a bare number, locate the fact sheet or methodology that defines it before comparing it with another fund.

Use dated figures correctly
The 2026 iShares Core U.S. REIT ETF fact sheet reported a 3.21% 30-day SEC yield and a 0.08% expense ratio, along with 127 holdings. The 2026 iShares Global REIT ETF fact sheet reported a 3.28% 30-day SEC yield as of August 31, 2026, and a 0.14% expense ratio. Those percentages apply only to the named funds and stated dates; they are not typical REIT ETF yields and are not forecasts.
Why a high yield can mislead
Yield rises when distributions increase, but it can also rise because the share price has fallen. A distribution may reflect unusually strong income, a one-time payment or a portfolio that carries more leverage, credit or sector risk. A high number does not prove that payments will continue. The SEC’s guidance on Real Estate Investment Trusts (REITs) and its Investor Bulletin: Publicly Traded REITs emphasize evaluating total return rather than focusing only on distributions.
Put yield beside total return and risk
Total return combines distributions and changes in the investment’s value. Compare total-return figures for identical periods and, where possible, use the same end date and reinvestment convention. A fund with a lower current yield may have delivered a stronger total return because of better price performance or less severe drawdowns.

- Check one-, three- and five-year annualized total returns when the fund has a long enough history.
- Review calendar-year losses and the largest drawdown, not only the latest positive period.
- Compare volatility and interest-rate sensitivity among funds with similar mandates.
- Look for tracking difference: persistent underperformance relative to the index can reflect expenses, trading costs, withholding taxes or implementation choices.
Past total return remains historical information, not a promise. The purpose is to avoid selecting on a single income snapshot.
Account for liquidity and market-price behavior
Premium or discount to NAV
NAV is calculated from the value of the portfolio, while the ETF trades at a market price set by buyers and sellers. Record the current premium or discount and inspect its recent range. A temporary deviation can occur during volatile markets or when underlying holdings trade in different time zones. Buying at a premium or selling at a discount can affect your realized result even when the portfolio’s NAV is unchanged.
Bid-ask spread and order execution
Check the displayed spread during the hours when the underlying securities are actively trading. Use a limit order when you need price control, and avoid assuming that a fund’s average daily volume guarantees a narrow spread in stressed markets. Liquidity is a property of both the ETF and the underlying REITs.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Understand tax treatment before choosing an income fund
REIT distributions may not receive the same tax treatment as qualified dividends from ordinary corporations. The character of each payment can vary, and your result depends on account type, residence and personal tax circumstances. In a taxable account, read the fund’s year-end tax reporting and consider whether distributions, capital-gain distributions and foreign withholding taxes apply. In a retirement account, different rules may apply, but that does not eliminate the need to understand what the fund distributes.
The SEC’s REIT guidance explains that tax treatment can differ from qualified corporate dividends. Consult the fund’s tax documents and a qualified tax professional for personal advice; do not infer your after-tax yield from the headline percentage.
A practical seven-step REIT ETF screening process
- Define the exposure. Decide whether you need U.S. or global holdings, equity or mortgage REITs, and any preferred property sectors or index style.
- Build a comparable shortlist. Exclude funds whose mandates are materially different unless you are intentionally comparing different exposures.
- Pull primary documents. Download each fund’s latest prospectus, shareholder report, fact sheet and holdings file. The SEC’s Investor.gov guidance says: “Before investing in an ETF, you should carefully read the fund’s available information, including its prospectus and most recent shareholder report, which are available on the SEC’s website and the fund’s website, free of charge.”
- Record costs. Enter gross expenses, net expenses, waiver amount, waiver end date, portfolio turnover and any stated acquired-fund expenses. Note your own brokerage and transaction charges separately.
- Map the portfolio. Capture the index methodology, number of holdings, top-10 concentration, country weights, sectors and any mortgage-REIT allocation.
- Normalize income data. Record the yield definition and as-of date, then place it beside matching-period total returns. Reject comparisons that mix a 30-day SEC yield with an unlabeled trailing distribution yield.
- Check trading conditions and fit. Review spread, volume, premium/discount, tax documents and how the fund would change your overall portfolio. Refresh the figures immediately before making a decision.

Common mistakes and how to correct them
Choosing the lowest headline fee
Problem: The lowest net ratio belongs to a fund with a temporary waiver or a mandate you do not want. Correction: Compare gross and net figures, waiver terms and exposure together.
Best Value
Sorting by yield alone
Problem: A price decline mechanically boosts a distribution yield, while the underlying income may be weakening. Correction: Pair the labeled yield with total return, holdings quality, leverage and sector concentration.
Mixing yield definitions
Problem: A 30-day SEC yield is compared with a trailing distribution yield as if both were forecasts. Correction: Compare like measures or explain precisely why the measures differ.
Assuming the fund name describes diversification
Problem: A broad-sounding name hides a narrow sector or a few dominant issuers. Correction: Inspect current holdings, country weights and top-10 concentration.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesIgnoring the trade price
Problem: A narrow expense advantage is overwhelmed by a wide spread or purchase at a premium to NAV. Correction: Check spread and premium/discount at the time and with the order size you expect to use.
Using stale figures
Problem: Holdings, yields, waivers and prices have changed since the fact sheet was issued. Correction: Refresh the fund website, prospectus, shareholder report and SEC filing immediately before acting. Fund filings can be found through the SEC’s EDGAR system.
When a REIT ETF deserves further research
A candidate merits closer attention when its mandate matches your objective, its costs remain competitive after accounting for waivers and trading, its holdings provide the diversification you expect, and its total-return record is acceptable for the risk taken. A yield that is clearly defined, dated and supported by understandable portfolio income is more useful than an unexplained high percentage.
Stop and investigate further when the fund has an expiring waiver, unusually high concentration, a large or persistent premium/discount, wide spreads, a major mortgage-REIT allocation you did not intend to own, or a yield that changed sharply without an obvious explanation. Those are prompts to read the prospectus and shareholder report, not automatic reasons to buy or reject a fund.
