Compare fixed and floating home loans by testing the same loan amount, term, repayment schedule and fee assumptions—not by guessing which way interest rates will move. A fixed rate gives repayment certainty for a defined period; a floating or variable rate can change. The better fit depends on the offers, their terms, your budget’s ability to absorb changes and how much flexibility you need.

What fixed and floating mean

A fixed-rate loan holds its interest rate for a stated period, stabilizing the rate-based repayment during that period. The fixed term may end before the loan is paid off; the contract then determines what rate or process applies. A floating or variable rate can change, but the mechanism varies by market and lender.

Variable and tracker rates are not always the same

In the UK, the Financial Conduct Authority distinguishes tracker mortgages, which follow an external rate such as the Bank of England base rate, from variable rates typically set by the lender and not directly linked to an external rate. See the FCA explanation of mortgage support as rates rise. In the US, the FDIC uses “adjustable-rate” and “variable-rate” for this kind of loan and notes that these loans usually offer a lower initial rate than fixed-rate loans; that is general consumer guidance, not a guarantee for every offer. See FDIC mortgage guidance.

Use the lender’s own product definition and contract. Labels such as floating, variable, adjustable-rate and tracker do not mean precisely the same thing in every country.

Compare actual offers on the same assumptions

Gather the formal offer documents for each loan and compare the same balance, loan term, repayment frequency and period. Include known fees and note which features or charges depend on future choices. A headline rate alone does not show what the loan will cost or how it will behave.

  • Rate exposure: Record how long a fixed rate lasts, or how the variable rate is set, what benchmark it tracks if any, and how a rate change affects repayments.
  • Repayments: Compare the scheduled payment at the quoted rate and under a higher-rate scenario. Check whether the higher payment fits your household budget.
  • Total cost: Compare interest and known charges across the same time horizon. Include any costs or rate changes that apply after a fixed or introductory period.
  • Flexibility: Check permitted extra repayments, redraw and offset access, and charges for early repayment, sale or refinancing.
  • Expiry and rollover: Find out what happens when a fixed period ends, including the rate then payable and whether you must choose a new deal or refinance.

Stress-test repayments without treating the scenario as a forecast

Ask the lender for repayment figures under more than one rate assumption, using your loan amount and repayment schedule. If the documents show only one rate-rise illustration, treat it as a sensitivity check—not a prediction of future rates.

For Australian loans, the prescribed Key Facts Sheet includes an illustrative repayment scenario based on an increase of 1 percentage point per annum. That figure is an example required for the disclosure, not a forecast. The National Consumer Credit Protection Regulations 2010 set out the Australian rules and example.

Compare the resulting payments with the amount you could comfortably manage, rather than just the maximum you might manage today. The relevant question is whether a plausible increase would force you to cut essential spending, draw on savings or change your plans.

Read the comparison-rate disclosure carefully

A comparison rate can help bring the interest rate and certain charges into one figure, but its inclusions are jurisdiction-specific. In Australia, a personalised comparison rate incorporates known lender fees and charges, while excluding government fees, charges and duties; it also does not include costs that depend on events that may not happen. Check the Key Facts Sheet and the definition in the Australian regulations rather than assuming the figure captures every possible cost.

For offers in other countries, inspect the local disclosure and fee breakdown. Compare like with like: the same period, balance, repayment assumptions and included charges. A low advertised rate can be less useful if it lasts only briefly or comes with fees or restrictions that matter to you.

Weigh certainty against flexibility

Fixed-rate portion

A fixed period can make the rate-based repayment more predictable. In exchange, you may have less benefit if rates fall, and the loan may restrict extra repayments or impose a break charge if you repay or refinance early. Confirm the precise rules for the product rather than assuming all fixed loans work alike.

Floating or variable portion

A variable rate exposes you to changes in both directions: payments or interest costs can rise, and they may fall. Some variable loans offer features such as offset accounts or greater repayment flexibility, but features and limits are product-specific. Check whether the flexibility is useful enough to justify the rate uncertainty and any associated fees.

Split loan

If the lender offers it, a split loan divides the balance between fixed and variable portions. The fixed portion can provide some predictability while the variable portion remains exposed to rate changes and may retain different features. Compare the split with all-fixed and all-variable offers, including each portion’s fees, repayment rules and exposure. NAB describes a split option for its own products; it is an illustration of one lender’s offering, not a feature available everywhere: NAB’s fixed-versus-variable home loan guide.

Check the cost of changing your mind

Before selecting a loan, find the charges that could apply if you sell, refinance, repay early or switch products. A lower rate on a new loan may not deliver savings after exit, break or application fees. Australia’s Moneysmart advises borrowers to check whether switching savings outweigh such costs and notes that loan products can change. See Moneysmart’s guidance on paying off a mortgage faster.

Ask the lender to identify the relevant fees and conditions in writing. Do not assume a feature such as redraw or offset is available on every rate type, or that access is unrestricted.

Choose based on your circumstances, not a rate prediction

No comparison can establish which structure will be cheaper over a future period without knowing the path of rates and how you use the loan. The result depends on starting offers, future rate changes, fees, contract terms and borrower behavior. Rate forecasts are not a substitute for testing whether the repayments and restrictions suit you.

  • A fixed period may suit a borrower who values repayment predictability and can accept its product restrictions.
  • A variable structure may suit a borrower who can absorb payment changes and values its available flexibility.
  • A split may be worth comparing when sharing exposure and certainty fits your needs and the lender’s terms are acceptable.

These are comparison considerations, not personal financial advice. Local rules and contractual costs differ, so use the loan documents and jurisdiction-specific disclosures for the offers you are considering. For historical context—not a live rate forecast—the Reserve Bank of Australia discussed fixed-rate housing loans and monetary-policy transmission in March 2023: RBA Bulletin article.
