Look for the rate type, any fixed-rate end date, and—if the rate can change—the reset terms. If the paperwork is unclear, ask your lender or loan servicer to confirm the details in writing.
Start with your loan account and paperwork
- Find your latest statement or online account. Note the company servicing the loan and the account reference. The statement is also a practical place to find contact information.
- Locate the signed agreement and disclosures. Depending on your country and loan, these may be called a loan agreement, promissory note, mortgage offer, closing papers, or a disclosure statement. Include any later letters notifying you of rate changes.
- Search for rate language. Look for terms such as fixed, variable, floating, adjustable, tracker, benchmark or index, margin or spread, reset or review date, cap, floor, and fixed-rate period.
The signed contract, note, and official disclosures are the primary evidence of your loan’s rate structure. A payment that has stayed the same so far is not proof that the rate is fixed: a variable rate may not yet have reached a review date, and payment amounts can also be affected by terms other than the interest rate.

Check whether a fixed rate lasts for the whole loan
Find out whether the rate is fixed for the entire loan term or only for an initial period. If the documents give an end date, read the clause describing what happens afterward. A loan can have a fixed rate now and switch to a variable rate when that period ends.
Do not rely on a label such as “fixed” without checking its duration. Record the fixed-rate end date and the terms that determine the rate after it, if the contract specifies them.

If the rate can change, identify how it resets
For a variable, floating, adjustable, or tracker rate, look for the details that govern changes. The contract may refer to a benchmark or index, a lender-set formula, or both. Check:
- the benchmark, index, or formula used;
- the margin or spread added to it, if applicable;
- how often the rate is reviewed and the next reset date;
- any cap or floor; and
- the rate-setting terms that apply after an initial fixed period.
Ask the servicer to explain the mechanism in plain language and confirm the next review or reset date. In India, Reserve Bank of India consumer guidance specifically recommends checking the reference index, how often it is updated, and whether the spread on a floating-rate loan can change. The RBI FAQ also notes that a rate may be fixed for all or only part of a loan’s tenure; for your particular loan, the current contract and lender disclosures are the controlling documents. Use the disclosure path that applies in your country
United States
For U.S. mortgages applied for after October 3, 2015, the Consumer Financial Protection Bureau says the rate type is at the top of page one of the Closing Disclosure. The CFPB lists exceptions—including some older applications and certain reverse mortgages, home equity lines of credit (HELOCs), manufactured-housing loans, and assistance-program loans—and directs borrowers in those cases to the Truth in Lending disclosure. The CFPB also advises checking the signed “Promissory Note” or “Note” and contacting the servicer if you need help. See the CFPB’s guidance on identifying a fixed or adjustable-rate mortgage.
Federal Reserve consumer guidance says mortgage closing documents must state the interest rate and whether it can change; if it can, the documents must state when changes occur and how they are calculated. These document names and disclosure rules are U.S.-specific, not universal requirements. See Federal Reserve Consumer Help’s mortgage guidance.

Israel
Israeli mortgage tracks can include CPI indexation, which may affect principal and payments even when the interest rate itself is fixed. Therefore, distinguish the rate structure from whether the loan balance is indexed. The Bank of Israel explains this feature within the Israeli mortgage framework in its mortgage transparency and competition guidance.
