For Tasmanian strata owners, RACT contents cover is a separate option from the building insurance arranged by the body corporate. RACT also offers optional portable-items cover for eligible belongings away from the insured address. Whether a particular fixture or item is covered depends on the policy wording, schedule and strata arrangements, so check those documents before relying on a boundary assumption.
Do strata owners need contents insurance?
Strata building insurance and a lot owner’s contents policy address different property interests. Tasmanian Government guidance says the body corporate must insure buildings and other improvements on the strata site, including those on privately owned lots, as well as public risk. It also says lot owners may take out contents insurance for their lot. Tasmanian Government strata insurance guidance

What does RACT offer strata owners?
Contents cover
RACT describes contents cover for household goods the customer owns or is legally responsible for at the insured address, subject to insured events, limits and policy conditions. Its public page advertises new-for-old replacement, cover for events including fire, storm and flood, optional accidental-damage cover, and flexible limits for valuables. It describes the product as suitable for contents within Tasmania. These are broad product-page descriptions, not a substitute for checking eligibility, exclusions and limits in the applicable policy documents. RACT contents insurance

Optional portable-items cover
Portable-items cover is an optional addition to contents cover, not a standalone substitute for it. RACT’s target-market document says the option applies in Australia and New Zealand for theft, loss or accidental damage. It identifies business-use items, musical, sporting or recreational items while in use, and items excluded by the PDS as outside the option’s target market. The target-market document is not the full policy wording, so confirm the exact covered causes, definitions, limits and exclusions in the current PDS and your schedule. RACT insurance documents
How does RACT building cover relate to a strata unit?
RACT’s Home, Contents and Portable Items Target Market Determination, effective 5 March 2026, says its home-building cover is not suitable for a residential flat, unit, terrace or townhouse that forms part of strata title and is covered by a current strata policy. That specific statement concerns RACT building cover; it should not be read as excluding strata owners from considering its separate contents cover. What to check before choosing cover
Use the policy schedule and current PDS, alongside the strata policy, to check the details that determine whether the cover fits your situation:
- Property and location: what counts as contents, which address is insured, and where portable-items cover applies.
- Covered events: which causes of loss or damage are included, and whether accidental damage is an optional extra.
- Limits and valuables: overall limits, item-specific limits, and how valuables must be listed or specified.
- Excesses and exclusions: the excess for relevant claims and any excluded items or circumstances.
- Claims and settlement: the conditions for making a claim and how replacement or payment is determined.
RACT’s public insurance-document index directs customers to read applicable product documents. The available public summaries do not establish current exact limits, excesses, definitions, exclusions, settlement rules or claims conditions for a particular policy. Check the latest PDS, any applicable supplementary PDS and your schedule rather than relying on a general feature description or an older policy copy.

How to estimate and document your belongings
RACT recommends making an inventory of major belongings, noting model details where possible, and keeping receipts, photographs or short videos. You can use a spreadsheet, note-taking app or inventory program; a paper notebook is optional, not an insurance requirement. RACT guidance on checking your insurance cover
- Walk through each room and list major household items you own or are responsible for.
- Record useful identifying details, such as brand, model and purchase information, where available.
- Photograph or video belongings and retain receipts or other records in a place you can access if you need to make a claim.
- Use the inventory to consider the amount of contents cover you need, then check how the policy treats individual valuables and item limits.
Verdict for Tasmanian strata owners
RACT’s materials distinguish building cover from contents cover and offer portable-items cover as an optional addition to contents insurance. For a strata owner, the practical question is whether the cover, limits and exclusions in the current policy documents match the belongings and risks they want to insure. Confirm the boundary with the body-corporate policy and review the PDS and schedule before deciding.
