You should not scrape Zillow’s consumer site for property data at scale. Zillow’s Terms of Use, updated October 28, 2025, prohibit automated queries such as scraping and crawling, as well as bypassing access restrictions. For compliant access, request approval for the relevant Zillow API, or use Zillow’s downloadable aggregate market metrics if individual-property records are not necessary.
Why scraping Zillow listings is not the right route
Zillow’s Terms of Use prohibit “conduct automated queries (including screen and database scraping, spiders, robots, crawlers, bypassing ‘captcha’ or similar precautions, or any other automated activity with the purpose of obtaining information from the Services)” on its services. The terms also prohibit bypassing measures used to prevent or restrict access and using the services to develop competitive products or services.

This is a summary of Zillow’s published contract terms, not a determination of how a specific agreement applies or whether a particular activity violates law in every jurisdiction. Do not build a workflow around CAPTCHA workarounds, disguised automation, private endpoints, or rate-limit evasion. If your intended use requires bulk collection, redistribution, or long-term storage, obtain written authorization or use a separately licensed source that expressly permits that use.

| Route | What it provides | Access and use constraints |
|---|---|---|
| Public real-estate metrics | Downloadable aggregate market data in CSV format, rather than bulk individual listing records. | Zillow says the public data is free for public use, consistent with its Terms of Use, with proper and clear attribution. Check the current terms and dataset before using it. |
| Zillow API | Approved API components, which may include valuation or property-detail data; the Zestimate API page describes current property, rental, and foreclosure Zestimates. | Access is approval-based. Use is limited by the approved component and its terms, which constrain display, volume, storage, and downstream use. |
| Public Records Data API | Covered public-record information available through Zillow’s API. | Written application approval is required. Its terms prohibit bulk access and retention and expressly bar scraper tools for covered data. |
When aggregate metrics are enough
If the question is about market trends rather than particular homes—for example, comparing an area-level metric over time—start with Zillow’s public real-estate metrics. The developer page describes the downloads as CSV and requires clear Zillow attribution. This limited permission for aggregate metrics is not permission to collect or redistribute listing records.
#1 Best Overall
When you need individual property information
Request access to the specific API component that matches your use case. Zillow’s Zestimate API information describes a request route for current property, rental, and foreclosure Zestimates and says its stated coverage is approximately 100 million U.S. properties. That is Zillow’s approximate product coverage—not a guarantee of complete records, open access, or approval for your application. Zillow describes REST-style requests using URI query strings and JSON responses; confirm the current documentation and terms for the component you seek.
What Zillow API approval does—and does not—allow
Zillow’s developer terms describe API access for preapproved licensees. You may use only components for which you have approval, must protect the credential Zillow issues, and must follow the component’s presentation and branding rules. An API being available does not mean any user may obtain the data in bulk, retain it indefinitely, or redistribute it.
Rank #2
- Default call ceiling: Zillow’s API terms set a default limit of 1,000 calls per day for the Home Valuations and Property Details APIs. A higher limit may be approved after adherence to the terms and an audit and review; it is not automatic. The figure is a contractual default, not a quota for every API component. Confirm your approved endpoint and agreement before estimating throughput.
- Property Details display: The terms say Property Details data may not be used to provide a service for other businesses, require commercially reasonable steps to prevent bulk downloading or scraping, and limit display to no more than 20 individual properties to one user at a time.
- Retention and bulk use: The general API terms prohibit bulk access by users and retention of Zillow Data under the described license. Read the current terms for the particular component and your agreement rather than assuming a general API permission overrides these restrictions.
For Public Records Data, the separate terms require written approval for each application, including a new or materially updated application; restrict use to displaying data to consumers for personal, no-charge use; prohibit bulk access and retention; and set a default of 1,000 calls per day, with higher limits possible after adherence and audit. They also expressly prohibit robots, spiders, scrapers, or similar gathering tools for data covered by the service. The terms note third-party intellectual-property rights in underlying public-record data, so the fact that a record is public does not by itself establish unrestricted reuse rights.

- Specify the use before choosing a source. Write down the fields and geography you need, refresh frequency, intended storage period, who will see the results, and whether the project is internal research, a public display, or a commercial service.
- Check the public aggregate downloads. If aggregate data answers the question, download the relevant CSV from Zillow’s public-data page and follow its attribution and current use terms.
- Request the relevant API component when property-level data is essential. Explain your use case to Zillow and request the component you need. Do not assume approval, a particular endpoint, or a larger call limit will be granted.
- Map the planned workflow to the actual terms. Confirm permitted display, audience, retention, call volume, and downstream use for the approved component. Property Details and Public Records Data have additional restrictions.
- Stop if the workflow depends on prohibited collection or use. If you need bulk storage, redistribution, a service for other businesses, or scraping, seek written authorization or choose a separately licensed source whose rights explicitly cover the workflow.
- Recheck current terms before launch. Zillow’s API availability, eligible uses, quotas, and dataset contents can change. The applicable current documentation and agreement control your implementation.

For ordinary website screenshots—not Zillow data extraction—ScreenshotNeo offers a one-call screenshot API. It does not grant access to Zillow listings or replace Zillow’s approval and data-use terms. Do not use it to automate collection from Zillow’s consumer site.
Example request for a permitted target URL; see the ScreenshotNeo API documentation for options:
curl -G "https://api.screenshotneo.com/v1/shot" -d access_key=YOUR_API_KEY --data-urlencode url=https://stripe.com -o shot.webp

- Assuming a public page means bulk reuse is allowed: Public availability is not a general license. Use the aggregate-data terms for those downloads, or obtain the required API approval and follow its component-specific terms.
- Treating the 1,000-call default as universal or guaranteed: It applies by default to Home Valuations and Property Details under the cited API terms. Verify the component, your approved account, and any written quota before planning a production workload.
- Designing around a higher quota before approval: Zillow says higher limits may be approved after compliance and audit review. Plan against your actual approved limit, not a hoped-for increase.
- Assuming API data can be cached or retained indefinitely: The API terms described here restrict retention. Resolve permitted storage and deletion practices with the applicable terms before ingesting data.
- Building a third-party service on Property Details data: The terms prohibit using that API to provide services for other businesses and restrict each user’s display to 20 properties at a time. Do not assume pagination or a different UI makes a restricted bulk use permissible.
- Using public-record data as if it has no rights restrictions: Zillow’s Public Records terms point to third-party intellectual-property rights and impose their own access and retention restrictions. Verify rights for your intended reuse.
