If you mean automatically collecting listing pages from Airbnb, don’t treat that as an ordinary scraping project: Airbnb’s cited 2026 Terms for users outside the EEA, UK, and Australia prohibit bots, crawlers, scrapers, and other automated means of accessing or collecting platform content. Instead, build your database from a source whose terms or license allow your intended use: your own account export, Inside Airbnb’s periodic regional snapshots, or a commercial data provider such as AirDNA. A database can refresh only as often as its authorized source supplies data; a quarterly snapshot is not a live feed.
Can you scrape Airbnb listings into a live database?
Not on the assumption that public listing pages are free to collect. The cited Airbnb 2026 Terms of Service for users outside the EEA, UK, and Australia say: “Do not use bots, crawlers, scrapers, or other automated means to access or collect data or other content from or otherwise interact with the Airbnb Platform.” This is the wording of that particular terms version; it is not a legal conclusion for every country, account, or arrangement. Check the terms and agreements that apply to your location and use.
Airbnb’s API is not a general-purpose alternative feed. Its separate API Terms, last updated October 15, 2025, restrict API scopes and content to program-permitted uses and prohibit using that material for purposes including retaining static copies or building databases. An API participant should follow its actual program agreement rather than assume it grants general listing-collection or database rights.
So separate three questions before you write code: whether you may access the source, whether you may store and refresh the fields you want, and how frequently the source actually updates. A technically refreshable database does not make its source live, nor does it establish permission to collect or retain the data.

For the export and provider details above, consult Airbnb’s current account privacy settings, Inside Airbnb’s current “Get the Data,” “Data Requests,” policy, and data dictionary pages, and AirDNA’s current Enterprise API documentation and contract. Coverage, definitions, and terms can change; verify them for your project rather than treating a product description as a guarantee.
Design the database around the source’s actual update cadence
The following pattern applies only to an export, licensed download, or contracted API whose terms allow your intended access, storage, and refresh. It is database design guidance, not authorization to automate collection from Airbnb pages.

- Write down the permission boundary. List the fields you need, intended use, geography, refresh schedule, retention period, and whether personal data is involved. Save the applicable license or agreement and confirm that it covers storing and updating those fields.
- Ingest only through the approved route. Download the permitted export or snapshot, or call the contracted API as its documentation and limits allow. Record the source name, import time, source snapshot date if provided, attribution, and license or agreement reference for each batch.
- Preserve the source values. Keep an immutable or access-controlled raw import when your rights allow it. Normalize source-specific fields into your application’s schema separately, so that mappings and corrections can be audited.
- Validate in staging. Check field types, required values, duplicate source IDs, malformed rows, expected geography, and whether the download is complete before merging it into production tables.
- Upsert on the provider’s stable identifier. Update matching records rather than creating a new row for every import. Keep observed and source-snapshot timestamps distinct: one records when your system saw a value, the other when the provider says the data represents.
- Track disappearance cautiously. For periodic snapshots, mark records as seen in each completed snapshot. Do not declare a listing removed merely because a download failed, was partial, or omitted a region. Apply a missing-record policy only after confirming the full import and only if your data rights permit retaining that history.
- Schedule to the source, not an arbitrary timer. A quarterly dataset can support quarterly refreshes, not minute-by-minute monitoring. For an API, use the provider’s documented cadence and rate limits, and verify them against your current agreement.
- Monitor and govern the pipeline. Alert on failed imports, schema drift, stale batches, missing regions, and unusual row counts. Restrict access to data that needs protection and provide deletion processes appropriate to personal data and your obligations.
A minimal provenance-aware PostgreSQL pattern
Field names and types depend on the permitted source. This example separates import-batch metadata, staging, and the current normalized record. Replace the illustrative columns with fields your source actually supplies and your rights allow you to retain.

After validation, merge only from a batch you have marked complete. The sample below illustrates the keying and update pattern; your staging-to-normalized transformation is source-specific.

For a production system, consider normalizing important searchable fields into typed columns rather than leaving every value in JSON. Retain raw payloads, change history, or deleted-record states only where the relevant license, contract, and privacy rules allow it.
When does a database count as live?
“Live” should describe the source’s actual update behavior, not just a job that runs repeatedly. A scheduled import can keep a local database current with the latest permitted source version, but it cannot make an old snapshot real-time.

- Account export: treat it as an export captured when requested, not a continuous feed. Import a fresh export only through Airbnb’s then-current account process.
- Inside Airbnb: label records with the snapshot date and plan refreshes around the regional dataset cadence. Its stated quarterly availability does not mean every region has an equally recent snapshot.
- Commercial API: ask the provider what each endpoint updates, how often, which locations and records are covered, and what response or service limits apply. Monthly historical metric documentation does not by itself establish the refresh rate of listing-level fields.
Show “source updated” and “last imported” separately in your own interface. That lets users distinguish a recent pipeline run from recent underlying data.

Performance and reliability
- Use incremental retrieval only if the authorized source supports it; otherwise, plan for full snapshots and validate them before merging.
- Make imports idempotent: reprocessing the same completed batch should not create duplicate records or false changes.
- Keep batch-level counts and validation results so you can detect a partial download before it contaminates current data.
- Use bounded retries for transient failures where the source permits retries. A failed request should leave the last valid imported state intact rather than mark every record missing.
- Monitor schema changes and field null rates. A provider may change definitions or coverage without the same field representing the same thing across sources.
Cost and operating effort
The free regional snapshots may reduce data acquisition costs, but they are periodic and still require checking coverage, licensing, attribution, import quality, and maintenance. A commercial API may reduce some collection and normalization work, but its current cost and your rights to store, export, or republish data must be confirmed with the provider. An account export is limited to the account holder’s own data and is not a substitute for a regional listing dataset.

Common problems and fixes
- The source does not grant the access or storage rights you need. Stop before automating imports. Use a source or agreement that expressly fits the intended access, retention, and use; a low request rate or browser automation does not change the terms.
- Your export or snapshot has fewer rows than expected. Check its source date, geography, data dictionary, and batch completeness. Do not merge a partial file as if it were a full snapshot or infer removals from omissions.
- Records duplicate after each import. Confirm that the source’s stable identifier is being used as the unique key and that the import uses an upsert instead of unconditional inserts.
- A field changes meaning or type. Pause the production merge, compare the current data dictionary or API documentation, update the source-to-normalized mapping, and revalidate a staging batch.
- Your database looks fresh but the underlying data is old. Display the source snapshot timestamp separately from your import timestamp and align the refresh label with the source’s real cadence.
- A provider API rejects requests or returns incomplete data. Check current authentication, plan or contract access, endpoint documentation, limits, and coverage with the provider. Do not compensate by accessing Airbnb pages through an unauthorized route.
