These are guide figures, not a guaranteed all-in price for your transaction. Your bill may also include disbursements and, if you are buying, property transaction tax. Ask firms for itemized totals so you can see what is included.
What does a conveyancing bill include?
Conveyancing is the legal work involved in transferring property ownership. A quote may combine the provider’s professional fee with third-party costs, administrative charges and, for a purchase, property transaction tax. Those components are not interchangeable: the conveyancer’s fee pays for legal work, while disbursements and taxes are separate amounts that may be collected or arranged during the transaction.

MoneyHelper describes a broad fee range of £800 to over £2,000 and says legal fees are usually about £2,000 including VAT at 20%. Its current page was reviewed on 9 October 2026. The figures are general consumer guidance, not a national statistic establishing the all-in cost of every transaction or a quote for a particular home. A quote may cover a different scope of work, and a transaction can incur extra charges. Use the figures as context when requesting quotes, not as a prediction of your final bill. MoneyHelper’s guide to finding a solicitor or conveyancer sets out its general cost information.

The main cost categories
- Professional fee: the firm’s charge for handling the legal work. Depending on the provider, it may be a fixed fee, an hourly rate or a percentage of the property price. Confirm which arrangement applies and what work the amount covers.
- VAT: establish whether the quoted professional fee includes VAT and whether VAT applies to other line items. A total that excludes VAT is not directly comparable with one that includes it.
- Disbursements and administration charges: possible items include property searches, Land Registry fees, bank transfer fees, and postage or courier costs. Ask which are expected, how much each is, and whether an amount is fixed or estimated.
- Purchase tax: buyers may owe the property transaction tax applicable to the location and circumstances. Budget for it separately from the legal fee.
How to read a conveyancing quote
A headline fee does not tell you the likely total unless you know what is in scope. A useful quote should distinguish the firm’s own charge from third-party costs, make clear whether VAT is included, and identify likely extras or circumstances that could trigger additional work. The Solicitors Regulation Authority (SRA) requires regulated firms covered by its rules to publish residential conveyancing price and service information; its price and service guidance explains the expectation for clear pricing information.

Ask whether the estimate assumes a straightforward transaction and whether it covers a purchase, a sale, or both if you are moving home. Check what happens if the property is leasehold, the title needs investigation, documents are missing, or the transaction does not proceed. A firm should explain how extra work is charged rather than leaving you to infer it from a low initial figure.
If you are buying and selling at the same time, ask the firm to quote for each part of the move and show any combined price separately. Do not assume that a quote for buying includes the legal work for selling, or that a buyer’s quote can simply be reused for a different transaction. The work, property documents and likely disbursements may differ. A clear breakdown lets you see whether a quoted total covers one transaction or both.
Questions to ask before instructing a firm
- Is the quoted professional fee fixed, hourly, or calculated as a percentage, and what legal work does it cover?
- Does the total include VAT? Which items may have VAT added?
- Which searches, registration costs, transfer fees and other disbursements are included or expected? Are their amounts fixed or estimated?
- What is excluded, and what events could lead to additional work or charges?
- For a leasehold property, are lender representation work and charges set by the lease included or additional?
- Who will handle the file, how will you contact them, and does the provider have relevant experience with your type of transaction?
- If you have a mortgage, is the provider approved by your lender?
VAT treatment is not settled merely by labelling a cost a “disbursement.” HMRC says the treatment depends on whether the third-party supply was made to the client or forms part of the solicitor’s own supply. If a VAT line is unclear, ask the firm to explain the basis for it. The relevant HMRC VAT manual guidance describes this distinction.
What extra costs can arise?
The initial estimate may increase when the property or transaction requires more investigation or administration than a routine case. The SRA identifies possible complications including a defective or unregistered title, missing planning or building-regulations documents, or documents that have not been supplied when requested. The work needed to resolve such issues depends on the facts, so an initial quote may not state a final additional amount.

Other circumstances that may affect a provider’s charge include urgency, shared ownership, and using a Help to Buy or Lifetime ISA. Ask the firm to identify which of these apply to your case and to state its extra-work rates before you instruct it. Do not assume that every firm includes the same scope or prices additional work in the same way. It is also sensible to ask how the firm will notify you if new work becomes necessary and whether it will provide an updated estimate before proceeding.
Leasehold properties
Leasehold transactions can involve charges specified in the lease, as well as additional legal tasks. Possible examples include notices of transfer or charge, a deed of covenant, and a certificate of compliance. The lease and property documents determine which charges apply; the amount may not be known from an initial quote. Lender representation work may also add to the legal bill. Ask the firm to identify known leasehold items and explain what remains uncertain.
When comparing leasehold quotes, check whether each firm has included the same categories of work and whether third-party charges are estimates or amounts set by the lease. A low initial figure may omit charges that only become clear after the documents are reviewed. Since these costs are property-specific, do not treat another property’s leasehold bill as a reliable prediction for yours.

Which property tax should a buyer budget for?
The tax depends on where the property is located: Stamp Duty Land Tax (SDLT) applies in England and Northern Ireland, Land Transaction Tax (LTT) in Wales, and Land and Buildings Transaction Tax (LBTT) in Scotland. The amount depends on transaction details, so there is no single UK-wide figure to add to a conveyancing estimate. Use the official calculator or guidance for the property’s jurisdiction and the relevant transaction date; rates, thresholds and reliefs can change.

- Wales: use the Welsh Revenue Authority’s LTT overview for the tax framework and current information.
- Scotland: use Revenue Scotland’s LBTT calculator to calculate tax on a property transaction.
Keep this tax amount separate in your budget from the conveyancer’s professional fee and disbursements. It is a cost associated with the purchase, not payment for the legal work. The conveyancer may handle tax-related tasks as part of the transaction, but the tax liability itself is determined by the applicable rules and your circumstances. Check the official information for your transaction rather than relying on a general estimate or assuming the tax is the same across the UK.
How to compare providers without being misled by the headline fee
Request itemized totals from around three firms, as MoneyHelper advises. Compare equivalent work rather than choosing the lowest number on the first page of a quote. The SRA’s price and service guidance is also relevant when checking what a regulated firm says it will do and how it presents its charges.
- Describe the same transaction to each firm. Give the property type and location, whether you are buying or selling, and any known features such as leasehold or shared ownership. Disclose circumstances that may affect the work, including urgency or use of a Help to Buy or Lifetime ISA.
- Ask for a breakdown and a likely total. Request the professional fee, VAT treatment, likely searches and other disbursements, registration and transfer fees, and any administration charges as separate lines. Ask whether each amount is fixed or estimated.
- Compare scope and exclusions. Check what legal work is included, what is not, and how the firm will charge for complications or extra work. A lower headline fee may not represent a lower likely bill if more items are excluded.
- Check fit and access. Confirm that the provider is appropriately regulated and, if you will use a mortgage, approved by your lender. Ask who handles the file, about relevant experience, and how you will contact the person dealing with your transaction.
- Keep separate costs in separate budget lines. Record the conveyancer’s fee, disbursements, purchase tax, and optional services such as a separately commissioned survey independently. This makes it easier to see what the quote covers and what it does not.
The best quote is not necessarily the cheapest or the most expensive. It is the one whose scope, VAT, likely third-party costs, possible extra-work charges and service arrangements are clear enough for you to make a like-for-like decision. If two totals differ, look at the line items and exclusions before deciding that one firm is genuinely cheaper. Also compare the practical service: relevant experience, contact arrangements and clarity about who will handle the file are part of assessing the offer, not just the price.

Before agreeing to a quote, create separate budget lines for the professional fee, VAT where applicable, disbursements, purchase tax and any optional service you commission separately. Mark estimated amounts as estimates rather than treating them as fixed. Keep optional services, such as a survey commissioned separately, distinct from conveyancing charges. The conveyancer’s fee is not every cost associated with moving, and a quote should not be treated as a complete household moving budget unless it expressly covers the items you need. Likewise, keep transaction tax visible as its own line rather than folding it into the professional fee: that makes the amount attributable to legal services easier to compare between firms.
This approach avoids two common budgeting errors: treating the conveyancer’s legal fee as the whole cost of buying a home, and treating a broad consumer guide figure as a promise of the amount you will pay. The reliable figure for your transaction is the itemized quote, updated when the firm learns what work and third-party charges are actually required.

How much are solicitor fees when buying a house?
MoneyHelper’s broad guide says legal fees are usually about £2,000 including VAT at 20%, and gives a range of £800 to over £2,000 for conveyancing fees. These are general guide figures, not a guaranteed all-in amount or a personal quote. Ask firms for itemized totals and check what work and costs they include.
What does a conveyancing quote include?
It may include the provider’s professional fee, VAT, disbursements such as searches, Land Registry fees and bank transfer fees, and administration charges. For a purchase, budget separately for any applicable property transaction tax. Ask which amounts are fixed or estimated and what work is excluded.

What extra fees might I pay when buying a house?
Extra work or third-party charges may arise for a defective or unregistered title, missing planning or building-regulations documents, urgency, shared ownership, or use of a Help to Buy or Lifetime ISA. Leasehold properties can also involve charges under the lease, such as notices, a deed of covenant or a certificate of compliance.
Is stamp duty included in conveyancing fees?
Property transaction tax is separate from the conveyancer’s professional fee. The applicable tax is SDLT in England and Northern Ireland, LTT in Wales, or LBTT in Scotland. Use the official guidance or calculator for the property’s location and your transaction details.
How can I compare conveyancing quotes fairly?
Request itemized totals from around three firms and compare the same type of transaction. Check scope, VAT, likely disbursements, exclusions, extra-work rates, lender approval if you have a mortgage, relevant experience and contact arrangements. A low headline fee is not necessarily the lowest likely bill.
The Bottom Line
Expect more than a legal fee: compare itemized quotes that clearly show VAT, likely disbursements and possible extra-work charges, and budget separately for purchase tax. MoneyHelper’s £800-to-over-£2,000 range and roughly £2,000 including VAT are broad guides, not promises of your final bill.
