How Much Can You Earn by Renting Out a Parking Space?

Parking marketplaces advertise potential earnings of roughly $50–$500 a month, but your location, type of space, occupancy, and platform fees determine what you may actually receive.

Renting out a parking space could bring in roughly $50–$500 a month, based on estimates published by parking marketplaces. That is a broad potential range, not a national average or guaranteed income: the space, its location, booking demand, and platform terms all affect what a host actually receives.

What parking-space rental estimates say

The published ranges below come from marketplaces that recruit hosts. They are useful starting points for comparing options, but they are not independent measurements of typical realized earnings.

Spacer: indoor lot $250–$400 per month Spacer internal data for 2025. Spacer guide
Spacer: garage $400–$500+ per month Spacer internal data for 2025. Its host FAQ separately gives a rough $200–$300 monthly guide for a lock-up garage. Spacer guide; Spacer host FAQ
Neighbor: personal parking space $50–$300 per month Neighbor’s broad advertised potential; its current page also lists outdoor parking at $200–$500 and indoor parking at $100–$300 monthly. The outdoor range is reproduced as published, although its endpoints descend. Neighbor host page

Spacer also says most hosts earn $150–$500 monthly, depending on location. Its selected city examples—Chicago around $200, San Francisco around $350, New York City around $500, Los Angeles around $250, Boston around $300, and Denver around $190 per month—are Spacer’s own illustrations, not market-wide benchmarks. Do not average these figures together: they come from different platforms, categories, and estimation methods. The reviewed material does not establish a representative average of hosts’ realized income, a typical occupancy rate, or what a specific space will net.

What determines the price of your space?

  • Location and nearby demand: Downtown areas and sought-after neighborhoods may support higher asking prices. Compare nearby spaces rather than relying on a city-wide example.
  • Cover and security: A driveway, uncovered lot, carport, indoor space, and lock-up garage are not interchangeable. Cover, gates, lighting, cameras, and weather protection may matter to renters, but adding an amenity does not guarantee a higher return.
  • Access and convenience: Proximity to transit, hospitals, shopping, airports, downtown, or major transport hubs can affect value. Consider whether access is 24/7, restricted by hours, or requires coordinating a code, remote, or fob.
  • Fit and listing clarity: Vehicle dimensions, space dimensions, tight turns, directions, and restrictions affect whether a listing suits a renter. Give accurate details and clear photos.
  • Availability: An asking price only earns money while a renter is booked. Monthly rentals and on-demand reservations create different availability demands.

How to set a realistic asking price

  1. Compare nearby listings: Look for spaces close to yours with similar cover, security, vehicle fit, and access. Treat platform-wide estimates as an opening reference, not a quote for your address.
  2. Price the actual convenience: Factor in when a renter can enter, how they receive access, and any limitations or handoff requirements. Describe those conditions clearly in the listing.
  3. Estimate net income, not just the advertised rate: Account for platform deductions, empty periods, and any property-related costs. A high monthly asking price can still produce little income if bookings are intermittent.
  4. Check permission and terms before accepting a booking: Confirm that you are allowed to rent the space and review applicable building, property, insurance, and local requirements. The marketplace estimates do not establish a universal rule for these matters.

Compare platform terms before listing

The earning estimate is only one part of the decision. Check how each platform handles pricing, availability, deductions, payouts, and protection.

Platform Model and pricing Terms to verify
Spacer Monthly host marketplace. Its FAQ says listing is free and the renter fee appears as a markup on the host’s set price. Spacer host FAQ It says payments go to the host’s bank account after booking starts and on monthly booking anniversaries. Hosts coordinate access arrangements, such as remotes, fobs, or codes. Confirm the applicable insurance coverage and terms directly. Spacer host FAQ
Neighbor Accepts personal-space and business-lot listings; renter billing is automatic. Neighbor host page; Neighbor commercial parking page A Neighbor help-page result states a 4.9% plus $0.30 processing deduction from each monthly host payout when a listing is reserved. Check current fees and payout-protection exclusions in Neighbor’s live terms. Neighbor host page
SpotHero Independent seller applications are evaluated for fit. Pricing is managed by Your Spot Rented according to current market conditions. SpotHero seller FAQ Availability expectations can be strict, and payment arrangements vary by location. Review blackout and availability rules before applying. SpotHero seller FAQ

Compare like with like: monthly versus short-term use, advertised potential versus expected payout, renter markups versus host deductions, and the rules for keeping a space available. A marketplace’s maximum estimate is not comparable to another platform’s payout after fees.
