Higher mortgage rates can make the same home price harder for buyers to afford, keeping some shoppers on the sidelines and putting pressure on builders to discount homes or offer incentives. Those measures can reduce a builder’s proceeds or add sales costs. Builders also face a separate financing channel: interest on land, development, and construction loans. The evidence shows how these pressures interact, but it does not establish a mortgage-rate threshold that always triggers cancellations or a universal effect on profit margins.
How buyer mortgage rates affect demand
A mortgage rate changes the monthly payment for a given loan amount. When rates rise, a buyer may need to accept a higher payment, consider a less expensive home, increase the down payment, or delay purchasing. Builders therefore can face weaker demand even if the home’s list price has not changed.

Rates are only one part of affordability and purchase decisions. In July 2026, NAHB Chairman Bill Owens said potential buyers were waiting for lower mortgage rates, more certainty on inflation, and a clearer economic outlook. NAHB Chief Economist Robert Dietz also cited costly land, rising material prices, and skilled-labor shortages alongside elevated rates. These are builder-reported conditions, not evidence that rates alone determine whether a buyer proceeds. NAHB, July 2026.

What builder sentiment and traffic show
The NAHB/Wells Fargo Housing Market Index (HMI) measures builders’ perceptions of current single-family home sales, expected sales over the next six months, and prospective-buyer traffic. It is a sentiment survey index, not a count of homes sold or a model that isolates the effect of mortgage rates.

In July 2026, the HMI stood at 34 and had remained below 40 for 15 consecutive months. Its prospective-buyer traffic component was 23. Those readings indicate weak builder sentiment and traffic in that survey, but they should not be read as percentages of sales or buyers. NAHB, July 2026.
NAHB’s February 2026 summary adds context on the period builders were asked about: 84% identified elevated mortgage rates as a significant challenge in 2025, and 65% expected interest rates to remain a problem in 2026. In the same survey summary, 81% said buyers expecting prices or interest rates to decline were a serious problem in 2025. These are responses from surveyed builders, not measures of how many buyers delayed a purchase or how much sales fell. NAHB, February 2026.
Do higher mortgage rates cause more cancellations?
Higher rates can make a contracted purchase less affordable if the buyer’s financing terms change before closing. But the available national evidence does not establish a rate level at which cancellations reliably rise, or quantify how much of any change is caused by rates rather than other conditions.

In January 2025, when mortgage rates had moved back near 7%, NAHB Chief Economist Robert Dietz reported that builders said cancellations were climbing as a direct result. The release did not provide a cancellation percentage or separate the effect of rates from other economic factors. Treat it as a contemporaneous builder report, not a universal rule that rates near 7% always produce a particular cancellation rate. NAHB, January 2025.
A cancellation is also different from a completed sale or slow absorption. Cancellations concern deals that do not proceed; absorption concerns the pace at which available homes sell. Company-specific risk disclosures may identify both as concerns without demonstrating that either one drove a particular period’s results.
How builders respond when buyers pull back
Builders may use a direct price reduction or a non-price incentive to make a purchase more attainable. In July 2026, 37% of surveyed builders said they had cut prices, with an average reduction of 6% among those reporting cuts; 63% said they were using sales incentives. These figures describe survey responses, not the share of all new homes sold at a discount and not the measured profit impact of each promotion. NAHB, July 2026.

Price cuts
A price cut can help a home fit a buyer’s budget, but it lowers the sale price and therefore the revenue available to cover land, construction, financing, and other costs. The effect on profit depends on the home’s cost basis and how much the price changes; the national survey figures do not quantify that effect.

Sales incentives can include help with closing costs or a mortgage-rate buydown. A buydown can lower a buyer’s payment for a defined period or under the terms of the loan, while the builder bears the associated cost. Its value to the buyer and cost to the builder depend on the particular offer and financing arrangement. The July 2026 survey reports incentive use overall; it does not state what share of builders used buydowns or the average cost of an incentive.
NAHB’s January 2025 snapshot provides historical context: the HMI was 47, 30% of builders reported cutting prices, the average reported reduction was 5%, and 61% reported using incentives. These figures are from January 2025 and are not current readings. NAHB, January 2025.

Builder financing is a separate rate channel
A homebuyer’s mortgage rate is not the same as the interest rate a builder pays to acquire land, develop a site, or finance construction. Those builder loans are commonly grouped as acquisition, development, and construction (AD&C) credit. Higher AD&C costs can add to a project’s expenses even when the buyer-facing mortgage rate is unchanged; the two channels can also affect a builder at the same time.
NAHB’s second-quarter 2026 survey reported these average effective rates, which account for contract rates and initial points:

| AD&C loan category | Average effective rate, Q2 2026 |
|---|---|
| Land acquisition | 10.43% |
| Land development | 12.59% |
| Speculative single-family construction | 11.82% |
| Pre-sold single-family construction | 11.67%; essentially unchanged from the prior quarter |
These are NAHB survey results for builder and developer credit, not consumer mortgage rates. NAHB notes that its survey population and coverage differ from those of the Federal Reserve’s survey of lenders, so the figures should not be treated as a universal rate available to every builder. What determines the effect on profit margins?
Margins can be squeezed from both sides. On the revenue side, price reductions lower proceeds, while incentives may add selling costs. On the cost side, land, materials, labor, and builder financing can raise the expense of delivering a home. A slower sales pace can also change how long a builder carries inventory and financing costs.
M.D.C. Holdings’ SEC filing identifies mortgage rates and availability, the cost and use of rate locks and buydowns, cancellations, and slow absorption among business risks. That disclosure shows why builders monitor multiple exposures; it does not prove that any one risk caused a specific result at the company or measure an industry-wide margin effect. M.D.C. Holdings Form 10-K.
There is no supported universal tipping point or margin coefficient in these sources. A builder’s outcome depends on its pricing and incentives, project costs, loan terms, sales pace, and local market conditions; the national survey readings and company filing document the channels, not a single causal estimate for all builders.
