Freddie Mac gives a broader estimate of 30–60 days for closing on a home loan. Neither range guarantees a particular schedule: use the closing date in your signed contract as the working deadline and confirm it with your lender and closing provider.
When does the offer-to-closing clock start?
The period generally starts once the offer is accepted, but acceptance and a final contract are not always the same milestone. Freddie Mac says the written offer becomes final when both parties sign it. Check the signed contract for the agreed closing date and any deadlines that apply before then.

Freddie Mac describes the typical closing period as 30–45 days from offer acceptance until the buyer’s final signature; the publication date for that guidance is not shown. Its broader homebuying timeline, last reviewed May 28, 2025, estimates that closing on the loan can take 30–60 days. These estimates describe different scopes: one is the offer-to-final-signature period, while the other is a broader loan-closing estimate.

Several workstreams move forward during the same period. The buyer, seller, lender, inspectors, appraiser, and title or escrow provider may all have tasks; in some states an attorney may conduct or coordinate closing. The contract’s contingencies establish conditions and deadlines for the transaction.

- Financing: The buyer submits documents and responds to lender requests so underwriting and loan approval can proceed.
- Inspection and appraisal: The buyer arranges an inspection, and the lender generally needs an appraisal as part of its process. Freddie Mac’s 2025 timeline allows up to two weeks for the entire appraisal process; this is one component of the timeline, not extra time to add automatically to the overall closing estimate.
- Insurance and title: The buyer shops for homeowners insurance and title insurance, and closing-service providers handle the relevant title and settlement work.
- Contract conditions: Inspection, appraisal, and mortgage contingencies can affect whether the deal proceeds on schedule or needs to be renegotiated. For example, Freddie Mac notes that an appraisal contingency may allow a buyer to walk away or renegotiate if the appraisal is low.
What happens just before closing?
For the mortgage process described by the Consumer Financial Protection Bureau (CFPB), the buyer must receive the Closing Disclosure at least three business days before closing. The CFPB page was last reviewed April 3, 2024. Treat this as a required review window near the end of the process, not as the total time from offer to closing.
At closing, the parties review and sign documents and transfer funds to complete the transaction. The settlement or closing provider then submits relevant transfer documents for recording, according to the CFPB’s process description.

What can change the closing date?
- Financing readiness: Missing documents or delayed responses to lender requests can hold up underwriting and approval.
- Inspection, appraisal, or contingency issues: Findings, a low appraisal, or a financing condition may lead to further discussion or renegotiation rather than an on-time closing.
- Contract terms: A seller may counter an offer, including by changing the requested closing date. The written offer is final when both parties sign.
- Local logistics and calendars: The people or firms conducting closing vary by state, and their availability matters. The CFPB notes that closings may be busier near month-end.
- Rate-lock timing: Coordinate the planned closing date with the lender so the timing works with the rate lock and loan process.
How to set a realistic closing target
- Read the signed contract. Identify the closing date and deadlines for financing, inspection, appraisal, and other contingencies.
- Confirm the schedule with the lender. Ask what documents or decisions are still outstanding and whether the loan work can meet the contract date.
- Coordinate with the closing provider. Confirm who is handling settlement in your state, what remains to be completed, and whether the date is available.
- Allow for the disclosure review period. For the mortgage process described by the CFPB, the Closing Disclosure must arrive at least three business days before closing.
Cash purchases may follow a different schedule, but the official guidance cited here does not establish a reliable cash-purchase duration or a quantified difference from financed purchases. State-by-state average timelines are not established either. For a date-specific estimate, the signed contract and the professionals handling your transaction are the relevant guides.
