Roof lifespans vary by material, roof design, climate, installation, and upkeep. A New York State building-care manual gives broad planning ranges from 15–30 years for asphalt shingles to 100–150+ years for slate or clay tile, but those figures are references—not a countdown for any particular home.
Typical lifespan by roof material
The ranges below come from the New York State Office of Parks, Recreation and Historic Preservation’s building-care manual. They are broad reference spans, not results from a controlled comparison of roofs under identical conditions. The manual says lifespan depends on positioning, roof slope, environment, material quality, installation practices, and maintenance.

| Roof material | Broad reference lifespan |
|---|---|
| Asphalt shingles | 15–30 years |
| Wood shingles or shakes | 20–60 years |
| Metal tile | 30–45 years |
| Concrete tile | 35–50 years |
| Standing-seam metal | 40–80 years |
| Copper | 70+ years |
| Slate or clay tile | 100–150+ years |
These categories should remain distinct: metal tile is not the same reference category as standing-seam metal, and copper’s range should not be generalized to every metal roof. The manual groups slate and clay tile in its longest range, but slate-specific guidance from the National Park Service gives a different reference, discussed below. The New York State manual lists asphalt shingles at 15–30 years. A quoted product duration is not the same as an observed roof lifespan: for example, a U.S. Department of Energy project notice describes a replacement using “new 35 year asphalt shingles,” but that is a product specification in one project, not evidence that every asphalt roof lasts 35 years. An asphalt roof is a system, not just the visible shingles. The Asphalt Roofing Manufacturers Association (ARMA) identifies shingles alongside underlayment, starter strips, hip and ridge products, ice-and-water barriers, and ventilation. ARMA says balanced intake and exhaust ventilation can help extend asphalt-shingle service life by lowering attic temperature and removing condensation. ARMA guidance on ventilation.
How long do wood roofs last?
The manual gives wood shingles and shakes a wide range of 20–60 years. That spread is a reminder that a material label alone cannot predict an individual roof’s life. Oregon State University Extension discusses treatments for wood roofs, but does not establish a universal lifespan beyond the manual’s broad range.

OSU Extension says most surface treatments last no more than one to three years, even though some products claim longer. Treatment life varies with roof condition, pitch, overhanging vegetation, and climate. The extension service also cautions that treatments must be used properly to avoid damage to plants; they should not be treated as a guarantee of added roof life. How long do metal roofs last?
The manual’s ranges vary by metal-roof type: metal tile is 30–45 years, standing-seam metal is 40–80 years, and copper is 70+ years. These are separate categories in that reference, not a single lifespan for “metal roofs.” Roof configuration, installation, exposure, and maintenance still affect the service life of a particular roof.

- 45-Mil Liner: The Most Popular Material for New And Re-Roof, Low Slope, Roofing Applications
- Outstanding Durability And Low Life Cycle Cost Means Excellent Value
- Easily Contours to Unusual Roof Shapes. Perfect for Do-It-Yourself Homeowners or Roofing Contractors
- Flexible Material Allows Design Versitility and Easy Installation
- NOTE: If using for a deck or a roof, make sure you order a liner size slightly larger than your dimensional needs. We don't want to sell you more than you need, but getting an EXACT size will not be sufficient to cover your deck or roof correctly.
How long can slate and tile roofs last?
The New York State manual lists slate or clay tile at 100–150+ years, while its separate concrete-tile category is 35–50 years. Those are broad chart ranges, not interchangeable measurements for all tile or stone roofing.
For slate specifically, the National Park Service says a properly installed slate roof can last 60–125 years or longer, depending on slate type, roof configuration, and geographic location. This preservation guidance is specific to slate; it is not a range for clay or concrete tile. The two references differ in scope and should not be presented as a direct head-to-head measurement. What makes a roof last longer or fail sooner?
Material is only one part of the answer. The New York State manual identifies several factors that can move a roof within or beyond its broad range:
- Positioning and roof slope: Roof layout and pitch influence how the roof performs in its setting.
- Environment: Local exposure and climate affect how roofing materials age.
- Material quality: Products in the same broad category may differ in quality.
- Installation practices: A durable material cannot compensate for poor installation.
- Maintenance: Inspection and appropriate upkeep affect the roof’s service life.
When assessing a roof, consider the complete assembly, including underlayment, flashing, and ventilation, rather than judging only the visible surface. ARMA’s discussion of asphalt roofing components and ventilation is one example of why system details matter.

How to use lifespan ranges when planning a replacement
- Identify the actual roof type. Distinguish, for example, standing-seam metal from metal tile, or concrete tile from slate.
- Use a range as a planning reference. The manual’s figures are broad spans, not a promise about a specific house or the years remaining on an existing roof.
- Assess the roof’s conditions and construction. Account for slope, exposure, material quality, installation, maintenance, and the condition of components beneath the surface.
- Keep product claims separate from service-life evidence. A “35 year” shingle description, for example, does not establish that a roof will last that long in a particular location.
- Get a ground-based professional assessment if you need an estimate for your roof. Do not climb onto the roof to inspect it yourself.
Should you coat asphalt shingles to extend their life?
ARMA strongly advises against applying coatings or rejuvenators over installed asphalt shingles. It reports problems including curling or cupping, loosening granules, and moisture accumulation, and recommends consulting the shingle manufacturer and local building authorities before considering a field treatment. This is ARMA’s industry guidance; it is not a general life-extension shortcut to assume is safe or effective. ARMA guidance on roof coatings and rejuvenators.
