Higher mortgage rates can make home purchases and construction more expensive, potentially reducing demand for lumber. RFD-TV reported lumber futures at about $527 per thousand board feet, which it described as a two-year low, while the Mortgage Bankers Association reported a higher average mortgage rate and fewer mortgage applications for the week ending October 2, 2026. Those figures show a plausible demand headwind, but they do not establish that mortgage rates alone caused lumber prices to fall.
What the latest mortgage figures show
The Mortgage Bankers Association (MBA) reported that its seasonally adjusted Market Composite Index of mortgage application volume fell 4.2% for the week ending October 2, 2026. The index measures application volume; it is not a count of completed home purchases or a direct measure of lumber demand. MBA’s October 7 release also reported that the average contract rate for 30-year fixed conforming mortgages rose to 7.49% from 7.30% the previous week. That is a survey average, not a rate every borrower will receive.

MBA Vice President and Deputy Chief Economist Joel Kan attributed the increase to movements in Treasury rates and wider spreads amid greater rate volatility. He said: “Mortgage rates moved to their highest level in almost three years last week, with the 30-year fixed rate reaching 7.49 percent as both Treasury rates increased and spreads widened with the increase in rate volatility.”

Home purchases and renovation decisions
A higher mortgage payment can reduce what a prospective buyer can afford or prompt a household to delay a purchase. Fewer or later transactions may, in turn, affect demand for new construction and renovation materials. This pathway is conditional: mortgage application data alone do not show how many projects were cancelled, delayed or changed.

- HUMIDITY SENSOR: Our handy meter tool can quickly determine what level of remediation is needed to keep your family safe from black mold. High levels of dampness that go untreated are the leading cause of harmful fungus growth in the home.
- WATER LEAK DETECTOR: Finding the moisture content in your wood or drywall is the first step in early prevention. Continuously check and test suspicious water stains around the house so you can determine whether the area is wet or has already dried. Low, medium and high moisture tones and on-screen icons, Reading HOLD button
- MOISTURE READER: The mold test features large 0.3" high digits in a backlit LCD for quick and easy detecting. Our mildew scanner includes extra 8mm stainless steel pins, a protective cap that doubles as a calibration checker, and a “9V” battery.
- MOLD TESTER: For an accurate test read, stick the stainless steel pins into the surface of what you're measuring. The gauge has a broad range of 5 - 50% for wood and 1.5 - 33% for building materials such as concrete and drywall.

Construction activity and material orders
Builders may respond to weaker expected sales by slowing starts, adjusting project plans or ordering fewer materials. If that happens across enough projects, lumber demand could soften. The effect on prices depends on more than housing: supply, inventories, mill output, trade conditions and other buyers also matter. The cited MBA and RFD-TV reports do not quantify how much mortgage rates contributed to lumber’s price movement.
What RFD-TV reported about lumber and trade
RFD-TV’s October 9, 2026 report put lumber futures at about $527 per thousand board feet and characterized the level as a two-year low. The report’s figure and comparison are attributed here to RFD-TV; the specific futures contract, quote timestamp and historical comparison are not established by the available reporting, so the number should not be read as a verified live quote or a price for all lumber.

RFD-TV also reported Canadian counter-tariffs on U.S. lumber and plywood following U.S. duties on lumber-related goods. The report does not provide enough verified detail here to state tariff rates, product classifications, legal scope or effective dates. Trade measures can affect market conditions, but the available figures do not establish their contribution relative to housing demand or other factors.
What the figures do—and do not—establish
- Established by MBA: applications in its seasonally adjusted index declined 4.2% for the week ending October 2, 2026, while its average contract rate for 30-year fixed conforming mortgages rose from 7.30% to 7.49%.
- Reported by RFD-TV: lumber futures were about $527 per thousand board feet and at a two-year low, and Canadian counter-tariffs followed U.S. duties on lumber-related goods.
- Not established: that mortgage rates alone caused the reported lumber price, or how much housing, trade, supply and other forces each contributed.
The figures are consistent with a possible housing-demand headwind for lumber, not proof of a single-cause explanation. Mortgage applications are an early activity indicator, while futures prices refer to a particular market contract and timing; neither should be treated as a complete measure of realized construction demand or lumber-market conditions.

- FIND HIDDEN WALL MOISTURE EARLY — Check suspicious drywall and building surfaces after a leak, water stain, or other moisture concern. Detect abnormal moisture before a small issue develops into more extensive damage and costly repairs
- CHECK BEFORE YOU REPAIR — Don't rely on a wall looking or feeling dry. Use the moisture meter to check questionable areas before painting, repairing, or covering the surface, helping you make decisions based on actual moisture readings.
- CHECK FIREWOOD BEFORE YOU BURN — Test firewood before placing it in your fireplace or wood stove. Knowing the moisture level of your firewood helps you choose wood that is ready for burning and avoid relying on appearance alone.
- PIN-TYPE TESTING FOR DIRECT MEASUREMENTS — The contact pins penetrate the material to measure moisture inside wood and building materials. This makes it useful for checking areas where surface conditions may not tell the whole story.
- ONE TOOL FOR TWO IMPORTANT HOME CHECKS — Keep it ready for two practical jobs: checking walls for hidden moisture and checking firewood before burning. A simple way to make informed decisions before a moisture problem becomes expensive or wood goes into the fireplace.
