Can You Rent Out a Ski Home When You’re Not Using It?

Renting out a ski home is sometimes possible, but permission depends on the exact property, local rules, permits, title restrictions, insurance, and tax treatment.

Sometimes—but owning a ski home does not automatically give you permission to rent it to visitors. The answer depends on the property’s exact address and legal status, local short-term-rental rules, title or association restrictions, and whether the required permits are available. Check those before advertising or accepting a booking.

Rules vary sharply between resort communities. Whistler, Snowmass Village, Canmore, and South Lake Tahoe show why a rule that works for one ski home may not apply to another.

What determines whether your ski home can be rented?

Start with the specific property, not the fact that it is in a ski town. A town’s rules may distinguish among zoning districts, property classifications, types of accommodation, and rental lengths. A permit may be required, capped, or unavailable to new applicants. Title covenants and homeowners’ association or strata rules may add restrictions.

Before you list the home, work through these checks:

  1. Confirm the property’s legal status. Ask the local planning or licensing office whether this address and property type can be used for the rental you have in mind. Check title documents and association rules for separate restrictions.
  2. Identify the rental type. Find out whether the rule applies to short stays, longer stays, whole-home rentals, or room rentals. Do not assume that changing the length of a booking gets around a restriction.
  3. Verify permits and licences. Check whether you need a short-term-rental permit, business licence, registration, or other approval before advertising or hosting. Ask whether permits are available and what fees, renewal dates, and occupancy limits apply.
  4. Confirm the current rules with the authority. Caps, waitlists, fees, and application procedures can change. Use the official local source for the property’s jurisdiction rather than relying on another owner’s listing or a platform’s general guidance.
  5. Check insurance and tax obligations. Tell your insurer about the proposed rental use and determine how personal use affects tax reporting. Local lodging or sales taxes may apply separately.

How the rules differ in four ski destinations

These examples illustrate local variation; they are not a survey of all resort communities or a substitute for checking the rules for your address.

Location What local guidance says What to verify
Whistler, British Columbia Tourist accommodation requires zoning that permits tourist or temporary accommodation, a municipal business licence, and provincial short-term-rental registry registration. The municipality says residential-zoned properties and employee housing units cannot be rented to tourists for any length of stay. Confirm zoning and check covenants registered on title. Whistler’s municipal guidance states: “Therefore, regardless of the length of stay, tourist accommodation is not permitted in any residential-zoned area.” This is a Whistler rule, not a general rule for ski towns.
Snowmass Village, Colorado The town requires permits and a business licence for covered short-term rentals. Its reported permit fee is $400 effective January 1, 2026, and permits follow a unified April 30 expiration date under the updated 2026 regulations. Check the town for current fees and application details. Airbnb’s local-rules guidance says the permit is needed before advertising or hosting, requires a local contact for hosts who live elsewhere, and calls for the permit number and maximum occupancy in advertisements. It also says Airbnb and Vrbo do not remit Snowmass taxes for hosts.
Canmore, Alberta The municipality describes “Tourist Home” as a specific land-use category for which a development permit has been issued. Short-term operation requires a current business licence. Check the property’s land-use classification and current business-licence requirements. The municipality’s page describes 2025 changes involving personal-use tax declarations and land-use rules, underscoring the need to check current local guidance.
South Lake Tahoe, California The city says its 2026 ordinance took effect April 23, 2026. Residential zones have a 900-permit cap; new applications were placed on a waitlist effective August 21, 2026, as the cap approached. Verify the current permit status directly with the city. The cap and waitlist are a local snapshot, not a rule for other destinations.

Does renting only while you are away change the answer?

It may affect how many nights the home is rented and how personal use is treated for U.S. federal tax purposes, but it does not by itself establish that a rental is legal. Local rules may restrict tourist accommodation regardless of your schedule or the length of a stay. For example, Whistler says residential-zoned homes cannot be rented to tourists for any length of time.

If local rules allow renting, compare the approaches that are actually available for your property:

  • Short stays or longer rentals: Check which lengths are allowed and whether different permits or requirements apply.
  • Self-management or a local manager: Consider whether you can handle guest communications and in-person issues, and whether local law requires a nearby contact.
  • Rental availability or owner dates: Decide which dates you will reserve for personal use and how that affects the periods you offer to guests.
  • Gross bookings or net proceeds: Account for platform and management costs, taxes, utilities, cleaning, maintenance, and insurance. No reliable general occupancy, revenue, or profit figure is established for ski homes, so estimate using the property’s actual costs and constraints.

What work does hosting add?

Plan for the responsibilities between bookings as well as the time guests are in the home. Depending on the property and local requirements, that can include guest messages and emergency response, check-in arrangements, cleaning and linen turnover, snow and ice safety, heating and freeze prevention, repairs, parking and ski-access instructions, trash, and keeping permit and local tax records.

Remote owners should find out whether a local contact is required before choosing a management approach. Snowmass’s Airbnb local-rules page says hosts who do not live locally must designate a 24/7 local contact able to respond to calls within 60 minutes. That is a Snowmass requirement described on that page, not a universal rule.

How does renting affect U.S. federal taxes?

This overview concerns U.S. federal rules only; state, local, and Canadian tax rules differ. IRS Publication 527 says that a property used personally and as a rental generally requires expenses to be divided between those uses.

For the IRS “used as a home” test, personal-use days must exceed the greater of 14 days or 10% of the days the property is rented at a fair price. Under the special rule for a dwelling used as a home, if you rent it for fewer than 15 days in the year, the IRS says not to report the rental income as rental activity and not to deduct expenses as rental expenses. At 15 or more rental days, rental income generally must be reported; deductions remain subject to allocation and other limitations. Check Publication 527 and the IRS guidance for your circumstances, and separately confirm state and local lodging, sales, and income tax obligations.

What should you ask your insurer?

Contact the insurer before taking paying guests. The Insurance Information Institute warns that a standard homeowners policy may not cover losses while a home is rented; regular vacation-home rental may require a landlord or rental-dwelling policy, depending on the insurer and circumstances. As the Institute puts it, “Before renting out your home, your first step should be to call your insurance agent.”
