There is no roofing material that lasts longest or works best for every home. Slate, clay tile and some metal roofs can outlast many common roof coverings, but real service life depends on the whole roof system: local weather, slope and design, structural capacity, product quality, installation and maintenance. The National Roofing Contractors Association (NRCA) says most new roofs are designed for about 20 years of useful service; that is broad guidance, not a guarantee for a particular product or home.
Which roofing material lasts longest?
NRCA says slate, clay tile and certain metals can last longer than the roughly 20 years of useful service it cites for most new roofs. It does not provide a current, product-by-product ranking that establishes which material lasts longest across climates and installation conditions. Its consumer FAQ puts the key point plainly: “There is no one roofing material that is best for all applications.” (NRCA roofing materials; NRCA roofing costs and lifespan)

That distinction matters: a durable material can still make a poor roof choice if it is unsuitable for the roof’s slope, too heavy for the structure, poorly installed or neglected. Compare complete roof systems and project proposals, not just material names.

| Material | Durability considerations | Important trade-offs |
|---|---|---|
| Asphalt shingles | Widely used on steep-slope roofs. Products differ in construction and fire rating; NRCA recommends shingles complying with ASTM D3462 and advises checking product literature and packaging because not all products comply. | Do not assume every shingle has the same fire rating. NRCA says most fiberglass shingles are Class A and most organic shingles are Class C. |
| Wood shakes and shingles | Offer a natural appearance. Some factory-treated products have Class A fire ratings. | Many have Class C or no fire rating, and some local codes restrict their use. Check the specific product and applicable code. |
| Clay or concrete tile | NRCA describes tile as durable and says clay and tile roofs can last longer than many roofs. | Tile is heavy. Have the structure’s capacity checked, particularly when replacing a lighter covering. |
| Slate | NRCA characterizes slate as virtually indestructible and notes it can last longer than many coverings. | That characterization is not a guarantee for every slate roof. Slate is expensive relative to other coverings and requires special installation skill and experience. |
| Metal | Residential metal roofing comes in panels and shingles. NRCA notes longevity, relative lightness, resistance to adverse weather and Class A fire ratings for some products. | These are category-level observations, not promises for every metal product or installation. Check the selected product’s specifications. |
| Solar roofing | Available as shingles, tiles or panels. Assess the weathering layer and the integrated electrical system together. | Installation requires familiarity with electrical systems, according to NRCA. |
| Synthetic coverings | Some products imitate slate or wood. | Imitation does not mean identical properties. Use the specific product’s documentation instead of assuming it performs like the natural material it resembles. |
NRCA’s descriptions are general guidance, not measured lifespan comparisons among specific products. Its consumer materials do not establish a universal installed-price table or a current, comparable ranking of roof life by material.

What determines how long a roof lasts?
NRCA identifies climate and environmental conditions, roof design, material quality and suitability, application, and maintenance as factors in service life. A material’s reputation cannot account for all of them. Evaluate these parts of the decision together:
- Local climate and exposure: Ask how the specific product and assembly suit the home’s weather and environmental conditions.
- Slope, shape and drainage: Confirm that the covering is suitable for the roof’s slope and geometry, and that water can drain as intended.
- Structure and load: Have the structure assessed before choosing a heavier material such as tile.
- Product performance: Review product-specific fire and weather documentation, and check applicable building-code requirements.
- Installation and maintenance: Confirm the proposed application method, installation expertise and expected maintenance.
- Complete project scope: Compare the materials and work included in each proposal, not just the covering or quoted price.
Check slope and structural capacity before settling on a material
Roof shape and load can rule out an otherwise appealing choice. NRCA does not recommend asphalt shingles below an 18-degree slope, noting that shingles rely on gravity and slope to drain water. That is NRCA’s guidance; confirm suitability for the specific roof, product and local requirements with a qualified roofing professional.

- NOTE: Listing is for 8 Black 3-Tab Shingles, This is NOT a full bundle of shingles. Will Cover Approximately 12 Square Feet of Roof. Each Shingle is 39.4” by 13.1”
- These Shingles Are Designed To Withstand 60 MPH Winds.
- Great Amount For Replacing Missing Shingles or Finishing Small Roofing Project.
- Durable Asphalt Shingles That Will Protect Homes and Sheds From Severe Weather.
- Adds Color and Character To Any Roof.
Tile’s significant weight makes a structural assessment especially important when replacing a lighter roof. Ask the contractor to address both drainage and the structure’s capacity in the proposal before committing to a covering.
Compare the whole roof system and contractor proposal
A roof is more than its visible covering. An asphalt-shingle system, for example, also involves underlayment, flashing and an attachment method. NRCA says workmanship and maintenance affect a roof’s integrity and service life, so the proposal should make clear what system components and installation work are included.

- Describe the roof: Ask the contractor to assess slope, geometry, drainage, existing structure, climate and exposure.
- Specify the product: Record the proposed product and review its documentation for suitability and relevant fire or weather performance.
- Confirm system details: Ask what underlayment, flashing and attachment method are included, along with the installation approach and maintenance expectations.
- Collect comparable proposals: NRCA advises homeowners to obtain three or four proposals from reputable contractors. Check that each covers comparable materials and scope.
- Weigh value, not just price: NRCA says costs vary with material, contractor, house size, location, labor rates and season. Consider material quality and workmanship alongside the quoted total.
Ask a local roofing professional to identify any code or structural constraints and explain how the proposed system suits the home. A single national price or lifespan estimate cannot account for the project’s location, roof geometry, chosen product, labor market and installation scope.
