A virtually staged photo usually shows a real room with digital furniture or decor added; an AI-generated or AI-enhanced image can go further, changing or creating parts of the scene. Neither label proves that every permanent feature is accurate. Look for a disclosure, ask for the unaltered photo, and compare it with the home itself before relying on what an image appears to show.
What is the difference between virtual staging and AI-generated photos?
Virtual staging typically adds movable furniture, rugs, artwork, or other non-permanent items to a photograph of an existing room. It is intended to help buyers picture how a space might be furnished; it does not mean the depicted items are included in the sale. AI-generated or AI-enhanced imagery is a broader category. AI can add or remove objects, restyle a room, alter an existing photo, or generate visual content. An image can be both AI-assisted and virtually staged. Zillow, for example, describes its Showcase virtual staging as using computer vision and generative AI to restyle listing photos: Zillow’s explanation.

The useful distinction is not simply “real” versus “fake.” A photo may start with a real property but depict digital changes. Ask what was changed and whether those changes affect only movable decor or also features that are part of the home.

What should buyers check in a listing photo?
- Find the disclosure. Look for a caption, watermark, or other clear notice that an image is virtually staged, AI-generated, or altered. A label tells you the image has been changed; it does not by itself confirm that every permanent feature remains true to the property.
- Request the unaltered image. Ask the listing agent for the original or unaltered photo, especially if a room, exterior, or view looks different from other pictures. Some MLS rules require a disclosure and an unaltered companion image; requirements vary by market.
- Inspect what appears to have changed. Digital furniture is different from apparent changes to walls, windows, floors, fixtures, landscaping, views, condition, or layout. If a permanent feature seems different, ask directly rather than inferring its condition from the edited image.
- Confirm what stays with the property. Ask whether visible furniture, appliances, fixtures, or other items are included in the sale. A staged image is not an inventory of included items.
- Compare during a showing. Check the images against the actual property and ask the agent about discrepancies. If you need an assessment of the home’s condition, a qualified home inspector can examine the property; an inspection cannot establish how a listing image was created.
How do disclosure rules differ?
There is no single rule that buyers can assume applies to every U.S. listing. The examples below are specific to their professional or MLS contexts, not universal requirements.

NAR’s ethics rules apply to REALTORS®, while MLS policies and state law have their own scope. Zillow’s explainer says there is no federal standard specifically for AI-generated property photos and that state law or MLS rules may require disclosures: Zillow’s overview. For a particular listing, check the rules that govern its location and MLS rather than treating another market’s policy as binding.

What to do if a listing image seems misleading
- Save the listing details. Keep the image and its caption or disclosure so you can point to the specific difference you noticed.
- Ask the listing agent. Request the unaltered version and ask what was edited, whether the relevant feature is part of the property, and what items are included.
- Raise unresolved concerns with the appropriate party. If the answer does not address a material discrepancy, ask the agent or brokerage how to raise it with the relevant MLS. There is no single complaint process established for every buyer or market.
