The next change should respond to evidence from your local market and buyer feedback.
Start with the listing evidence, not a guess
Ask your listing agent for a focused review of recent sales and active competing homes in your immediate area. Comparisons should account for size, condition, upkeep, amenities, and location—not just asking prices. A home that looks similar at a glance may not be a useful comparison if its condition or features differ. Also ask how long comparable homes are taking to sell and whether competing listings have changed their prices. Days on market has no universal meaning: Freddie Mac notes that it varies by location and neighborhood. A longer-running listing can prompt questions from buyers, but interpret your listing’s timeline against local conditions rather than a fixed national deadline. Use the response pattern to find what to investigate
If there have been few or no showings
Look first at whether buyers are seeing the home and whether the listing gives them a reason to book a visit. Ask your agent to verify the price against current competition, check that the listing details are accurate, and review the photos and marketing reach. Confirm that showing instructions and available times are practical. A listing can be well maintained yet fail to attract visits if its online presentation, price, or access does not fit what local buyers are considering.

If there have been showings but no offers
Ask for specific feedback from buyers’ agents, then look for patterns. Repeated comments about price, condition, layout, access, or terms are more useful than one isolated reaction. Feedback is evidence to consider, not a definitive verdict: buyers may have different priorities, and comments should be weighed against comparable sales and other market signals.
Review what buyers see online and in person
Check that photos, descriptions, and property details are accurate and make the home’s useful features clear. Then consider the showing experience: visible repairs, clutter, cleanliness, and whether buyers can get an appointment without unnecessary friction. The National Association of REALTORS® recommends repairs and a deep clean before showings; Freddie Mac notes that staging or small updates may improve online appeal. Staging may be worth considering if presentation is a genuine weakness, but survey findings are not promises about an individual home. In its 2025 Profile of Home Staging, NAR reported that 29% of agents said staged homes received a 1% to 10% increase in the dollar value offered. Sellers’ agents also reported slight decreases in time on market for 30% of staged homes and significant reductions for 19%. Decide whether price or terms need to change
Price is one possible cause, but a reduction should be grounded in local evidence: recent comparable sales, current competing listings, and the response your home has received. NAR’s seller handout says, “If your home has been on the market for more than 30 days without an offer, be prepared to at least consider lowering your asking price.” That is NAR’s published guidance, not an automatic deadline; local market conditions and listing evidence should shape the decision.

Price is not the only term buyers may care about. A seller concession may cover specified buyer costs or repairs and can be discussed in negotiations. Choose a response that addresses the problem the evidence points to rather than making several costly changes at once. Compare likely appeal or reach, cost, implementation time, local market evidence, and your own timing and financial constraints. A price adjustment, repair or cleaning, stronger listing media, more flexible showing access, staging, or a concession may each be relevant in different circumstances; no one option is best for every listing.

- Choose a specific response: connect any price, presentation, marketing, access, or terms change to the issue you identified.
- Set the next review date: agree in advance when you will assess the response and what new evidence would trigger another change.
If a pricing decision remains genuinely uncertain—for example, because you and your agent disagree or your financial situation makes the decision especially consequential—an independent market-value appraisal may help. NAR advises choosing an appraiser familiar with the area and property type. It does not establish a current local fee, so confirm costs directly before engaging one.
