What Renters Insurance Covers After a Break-In

Renters insurance may cover stolen belongings and some related losses after a break-in, but coverage and payment depend on your policy, limits, deductible, and proof.

Renters insurance commonly covers personal belongings stolen during a break-in, and may cover damaged belongings or extra living costs if the home becomes uninhabitable. Payment is not automatic: it depends on the policy’s covered perils, limits, sublimits, deductible, settlement method, exclusions, and claim requirements. The landlord’s insurance generally covers the building, not a tenant’s belongings.

What renters insurance may cover

Stolen belongings

Furniture, clothing, electronics, and other personal property may be covered when theft is a covered peril under the policy. Some policies also provide limited coverage for belongings stolen away from home. The policy wording determines what is covered and where.

Damage caused by the break-in

Policies commonly list theft and vandalism as covered perils, so damaged personal belongings may qualify if the facts and policy terms fit. Damage to an apartment door, lock, or other building component is a separate issue: a landlord’s policy generally protects the structure, but responsibility for a particular repair can depend on the lease and local rules.

Temporary living costs

If a covered loss makes the residence uninhabitable, loss-of-use or additional-living-expense coverage may help pay reasonable extra costs under the policy. Ask the insurer what it considers uninhabitable and which expenses qualify, and keep receipts.

Why a claim payment may be less than the value of what was lost

Personal-property limits and category caps

The personal-property limit is the maximum available for covered property, subject to the policy. Lower sublimits can apply to particular categories. For example, the Texas Department of Insurance gives common-policy examples of $100 for cash, $2,500 for business property, and $500 for jewelry and watches; these are examples, not universal limits. Check your own policy for the applicable caps.

Deductible

The deductible is the amount you are responsible for before the insurer contributes, as specified in the policy. A claim’s covered value may therefore be reduced by both the deductible and any applicable sublimits.

Actual cash value versus replacement cost

Actual-cash-value settlement subtracts depreciation. Replacement-cost coverage may pay the cost to replace an item with one of like kind and quality without subtracting depreciation, but the policy may require you to replace the item and provide proof before paying the full replacement amount. Limits, sublimits, and the deductible still apply.

Proof, exclusions, and claim review

The insurer may ask for evidence that you owned the items and what they were worth, and may investigate whether the reported loss meets the policy’s definition of theft. A police report documents the reported incident, but by itself does not establish that the policy covers the loss or guarantee payment.

What to do after a break-in

  1. Make sure everyone is safe. If the intruder may still be present or anyone is in danger, contact emergency services.
  2. Report the suspected crime to police. Keep the report or incident number. The Idaho Department of Insurance advises reporting burglary, vandalism, theft, or arson to police.
  3. Notify your renters insurer promptly. Follow the policy’s notice and cooperation requirements. Ask about deadlines, proof requirements, an adjuster inspection, and how to handle emergency expenses.
  4. Document the scene and damage. When safe and practical, take photos or video before cleanup or repairs. Preserve receipts and communications.
  5. Make an itemized list of missing or damaged property. Include descriptions, approximate age, purchase price or current replacement information, receipts, appraisals, model and serial numbers, and available photos. Illinois and Florida insurance guidance recommends inventories and proof of ownership; Illinois also recommends recording purchase details and model and serial numbers.
  6. Prevent further damage and coordinate repairs. Take reasonable steps to secure the home, but coordinate permanent repairs with the landlord and insurer as applicable. Lease terms and local rules can affect who is responsible for a damaged door or lock.
  7. Track extra living costs if you are displaced. Keep receipts and ask the insurer how to submit eligible expenses.

What to check in your policy

For an existing policy or when comparing options before a future loss, review these terms:

  • Personal-property limit and sublimits for valuable or specialized items.
  • Deductible and whether settlement is based on actual cash value or replacement cost.
  • Covered perils, exclusions, off-premises coverage, and the requirements for loss-of-use benefits.
  • Whether scheduled coverage or a higher limit is available for jewelry, art, cameras, or business equipment.

A landlord’s policy generally covers the building rather than a renter’s possessions. A renters policy is designed to protect a tenant’s property and may also include liability and loss-of-use coverage, but the actual contract controls. Florida’s Department of Financial Services cautions: “It is too late to obtain additional coverage after a loss has occurred.”
