Federal Realty Investment Trust’s stated plan for The Summit is to grow the shopping center’s leasing performance—not to carry out a publicly announced redevelopment. In its October 2026 acquisition materials, the company highlighted signed leases, opportunities to raise rents as leases turn over, and the value of its retailer relationships. Those materials did not announce a specific construction, residential, entertainment, or demolition project at the Birmingham property. That describes what Federal Realty had publicly announced as of October 3, 2026; it does not rule out a future project.
What Federal Realty says it will do at The Summit
The clearest property-specific strategy is commercial: fill signed leases, increase occupancy, and pursue stronger leasing terms as existing leases expire. Federal Realty said The Summit had more than 110 tenants and was 92% occupied when it announced the acquisition, with signed leases expected to increase occupancy over the following months. The company also identified “exceptional mark-to-market opportunities over the next 5 years”—the potential to bring rents closer to current market levels as leases turn over.
Federal Realty CEO Don Wood described the opportunity in the company’s October 1, 2026 acquisition announcement: “This acquisition is immediately accretive to FFO, has exceptional mark-to-market opportunities over the next 5 years, and enhances and expands our already deep retailer relationships that we will be able to use to benefit many of our other assets.” The statement points to leasing and portfolio-wide tenant relationships, not a construction commitment.
Has a redevelopment or new building project been announced?
Not in the acquisition announcement or overview examined here. Federal Realty’s acquisition overview lists development and redevelopment as resources available through its Central Region operating platform. That describes the company’s capabilities; it does not identify an approved project at The Summit.

As of October 3, 2026, the company’s reviewed materials did not name plans for apartments, a new entertainment venue, a replacement anchor, demolition, or a construction timeline. The distinction matters: a real estate company’s ability to redevelop properties is not evidence that it has committed to redevelop this one.
What the purchase and property figures show
Federal Realty announced that it acquired The Summit for $508 million, or $498 million net of credits, describing the transaction as the center’s first sale. The open-air retail property sits at Interstate 459 and U.S. 280 in Birmingham and comprises 100 acres and approximately 870,000 square feet, according to the company’s announcement.

The acquisition materials also provide context for the leasing strategy. Federal Realty’s overview says approximately 20% or more of occupied gross leasable area is due to roll through 2030. The company defines that figure as space under leases expiring between the acquisition and the end of 2030 where the current tenant has no renewal option. It is a leasing opportunity, not a prediction that those spaces will become vacant.
Federal Realty projected a 5% or greater compound annual growth rate in net operating income for Years 1–5 in its acquisition underwriting. That is the company’s estimate, not a guaranteed result. The same overview reports average household income of approximately $193,000 within five miles and a 73% college-educated share for that radius, citing Esri Demographics (2026). In its announcement, Federal Realty cited Placer.ai for nearly 9 million annual visits and a trade area reaching 100 miles. These are company-reported figures based on the named third-party sources, distinct from Federal Realty’s own financial projections.

How the new ownership differs from earlier tenant news
Several store announcements came before Federal Realty bought the center. A March 19, 2026 Bham Now report covered Vuori, Aritzia, PopUp Bagel, a relocated LOFT, and the returns of Talbots and White House Black Market. It reported that Vuori opened March 13 and gave expected timing and approximate space details for some of the other shops. Those announcements show the center’s pre-sale leasing activity; they are not a post-acquisition project list from Federal Realty.
The Summit’s website provides a store directory, event information, and updates about openings. It displayed Centennial Real Estate Management copyright when accessed on October 3, 2026. That branding alone does not establish whether Centennial retained a management or leasing role after the sale.

Who owned The Summit before the sale?
Federal Realty described its purchase as the first sale in the center’s history. Local reporting says Bayer Properties was the original owner and was acquired by Centennial in 2022; WBRC also described the Federal Realty transaction as the first ownership change in The Summit’s 30-year history. That reporting does not by itself establish the exact ownership or management structure immediately before the 2026 sale.
