Mortgage pricing also depends on mortgage-backed securities, lender costs and margins, market volatility, and borrower-specific terms. Short-term and variable-rate borrowing follows different benchmarks.
How Treasury yields affect mortgage rates
Treasury yields are market benchmarks, not mortgage offers. The 10-year Treasury yield is useful for understanding the direction of long-term financing costs because fixed mortgages are also long-term loans. But there is no fixed formula that turns the 10-year yield into a mortgage rate.

As the Federal Reserve Bank of St. Louis explains, the mortgage rate can be thought of as a long-term market rate plus a mortgage spread. Its October 1, 2026 article gives a hypothetical illustration: “For example, if the 10-year Treasury yield were 4% and the relevant mortgage spread were 2 percentage points, the mortgage rate would be around 6%.” Those figures illustrate the relationship; they are not a current quote.
The spread reflects factors including mortgage-backed securities (MBS) pricing, interest-rate volatility, guarantee and origination costs, servicing, and lender margins. It can widen or narrow independently of Treasury yields, so mortgage rates may move by more or less than Treasuries—or move in a different direction for a time. The Federal Reserve Bank of Dallas analysis says that, in its 20-year sample, the 10-year yield level, yield-curve slope, and implied interest-rate volatility together explained approximately 70% of variation in mortgage spreads over 10-year Treasuries. That is a finding about the sample, not a precise forecasting rule.

What the latest cited rates show
The latest cited observations here come from October 1–5, 2026 releases; they are benchmarks and survey averages, not personalized loan offers.
| Rate | Reported figure | What it represents |
|---|---|---|
| 10-year Treasury | 5.28% on October 2, 2026 | Federal Reserve H.15 constant-maturity yield, based on the Treasury curve; not necessarily the yield on one particular note. |
| 30-year fixed mortgage | 7.28% as of October 1, 2026 | Freddie Mac PMMS national survey average for its defined borrower profile; up from 7.03% the prior week. |
| 15-year fixed mortgage | 6.60% as of October 1, 2026 | Freddie Mac PMMS national survey average for its defined borrower profile. |
| Bank prime rate | 7.00% in the October 5, 2026 H.15 release | A separate reference rate used by some lenders; it is not the 10-year Treasury yield. |
The Treasury figure is a constant-maturity yield interpolated from a daily par curve using indicative bid-side market quotations, rather than a transaction yield on a single security. Freddie Mac’s mortgage survey describes a prime conventional conforming purchase loan for an owner-occupied, one-unit home with 20% down. A borrower’s actual rate can differ. See the U.S. Treasury daily rates, the Federal Reserve H.15 release, and Freddie Mac’s October 1, 2026 PMMS release for the underlying figures and definitions.

Why the mortgage spread can change
The difference between mortgage rates and Treasury yields is not a fixed premium. It can change with MBS prices, volatility, lender capacity and costs, and the pricing of risk. A Treasury yield decline therefore does not guarantee an equal mortgage-rate decline if mortgage or lender spreads widen at the same time.
A Federal Reserve researchers’ paper on the 2020 episode illustrates the point: “Except for a period of financial market turbulence in March 2020, the high mortgage-Treasury spread is more than accounted for by a sustained 100 basis point increase in the ‘primary-secondary’ spread.” The authors also found that Federal Reserve MBS purchases lowered mortgage rates and supported mortgage credit supply during that episode. These are historical findings about 2020, not a current estimate of the spread or a prediction of what will happen next.

What elevated yields mean for buyers and homeowners
For a prospective buyer
For the same loan amount and term, a higher fixed rate means a higher required payment, all else equal. If a buyer must stay within a set payment budget, a higher rate generally reduces the loan amount that budget can support.

Compare actual offers rather than using a Treasury yield or national average as your personal quote. Review the APR and fees as well as the interest rate, discount points, loan term and structure, down payment and loan-to-value ratio, credit profile, and rate-lock period. The PMMS average describes a specific survey profile; it cannot tell an individual borrower which lender’s offer is best.

For someone with an existing mortgage
A Treasury move does not reset the contract rate on an existing fixed-rate mortgage. An adjustable-rate loan changes according to its contract terms and reference index; refinancing depends on a new offer and its costs. A lower market yield alone does not establish that refinancing will save money.

Why other borrowing costs do not all move together
Long-term corporate debt and fixed mortgages are exposed to longer-term market yields, with different risk spreads. Some borrowing instead references short-term rates or a lender’s prime rate. The Federal Reserve’s H.15 release reported a 7.00% bank prime rate alongside the cited Treasury observations, showing that these are distinct benchmarks.
There is no single Treasury-linked adjustment that applies to every credit card, auto loan, business loan, or adjustable-rate mortgage. The relevant reference rate, contract, lender pricing, and timing vary by product; the cited rates do not establish a current rate for each loan category.
Do scenario projections predict mortgage rates?
No. The Federal Reserve’s final 2026 stress-test baseline scenario held the 10-year Treasury yield around 4.1%, its fourth-quarter 2025 value, and modeled mortgage rates declining from 6.2% at end-2025 to 5.7% by the third quarter of 2028. These are scenario assumptions and outputs for a stress test, not current market rates or the Federal Reserve’s forecast. The Federal Reserve’s 2026 scenario review explains the context.
