A 20-year data center lease does not, by itself, guarantee a fixed amount of usable power or a predictable total cost. The term only sets the duration of the commitment. Your actual economics depend on how the contract defines capacity, when it must be delivered, how electricity is billed, which operating expenses are passed through, and what happens when usage, utility rates, or construction schedules change.
What the 20-year term actually tells you
A 20-year term means the parties expect a long operating relationship. It may help a tenant secure a location and give an operator revenue visibility, but it does not answer the questions that determine whether the deal works financially.

- How many megawatts (MW) or kilowatts (kW) are committed?
- Is that figure gross utility capacity, critical load, or usable IT load after electrical and cooling overhead?
- When does each block of capacity become available?
- Does the tenant pay for reserved capacity, actual consumption, or both?
- Which taxes, insurance, maintenance, utilities, and capital costs are included in rent?
- What remedies apply if capacity is late, unavailable, or below the promised specification?
SEC-filed lease forms treat electrical capacity, rent, utilities, and operating expenses as separate contractual subjects. A long term does not merge those subjects into one standard cost structure.
Capacity is a contractual right, not just a number on a brochure
Identify the load definition
Start with the defined terms. A lease may refer to utility capacity, critical load, IT load, committed capacity, available capacity, or another site-specific concept. These terms can describe materially different quantities.

- [Deep Bass with Clear Vocals] High-performance drivers produce punchy bass while keeping vocals clean and detailed for everyday listening.
For example, a utility interconnection sized for a certain MW figure may include power that never reaches racks because of transformers, switchgear, distribution losses, cooling systems, or required redundancy. A tenant normally needs a clearly stated quantity of usable IT load, not merely access to a gross utility connection.
Check delivery timing and phasing
Large facilities are often delivered in phases. The lease should state the capacity available at commencement, the date for each expansion block, the conditions for acceptance, and the consequences of delay. A 20-year commitment beginning before the full load is operational can leave a tenant paying rent or minimum charges while waiting for the intended capacity.
Define availability and redundancy
Ask whether the commitment assumes N, N+1, 2N, or another redundancy design, and whether the promised figure is available during maintenance and an equipment failure. The contract should connect the capacity promise to measurable service levels, testing procedures, outage credits, and termination or rent-abatement rights. Do not assume that a facility marketed as redundant provides the same usable load during every operating condition.
How power charges can be calculated
There is no universal billing method for a 20-year data center lease. The main structures are capacity-based, usage-based, and hybrid.

| Billing structure | What the tenant pays for | Main risk to examine |
|---|---|---|
| Capacity-based | A reserved or committed power amount, often stated in kW or MW | You may pay for capacity even when servers are lightly loaded. |
| Usage-based | Metered electricity consumed during a billing period | The meter location, interval, loss factors, and cooling treatment can materially change the bill. |
| Hybrid or bundled | A base rent or service fee plus separate capacity, energy, demand, standby, or other charges | Costs can be split across several schedules, making the total difficult to model unless every component is disclosed. |
ENERGY STAR guidance recommends asking whether charges are based on capacity or actual power use, and whether efficiency metrics and power procurement appear in the service-level agreement. Its guidance also describes metered-use arrangements that add overhead for cooling and power delivery.
Questions for the electricity clause
- What meter records billable consumption, and who owns and calibrates it?
- Are readings based on facility input, distribution output, or equipment-level meters?
- Are cooling energy, electrical losses, pumps, and other shared loads included?
- Are demand charges calculated from a monthly peak, a coincident peak, or another utility tariff measure?
- Are standby, backup-power, generator, or fuel charges separate?
- Can the operator change the procurement method or pass through a new tariff?
- How are estimated bills corrected when actual meter data arrives?
An Applied Digital lease exhibit illustrates how broad a power-payment clause can be: one clause lists electricity and backup power alongside capacity, availability, standby, demand, distribution, and other utility charges. That is an example of possible scope, not a market-wide template.
Operating expenses: triple-net versus modified-gross
Triple-net arrangements
In a generally triple-net structure, the customer pays base rent plus substantially all property expenses allocated to its premises. Depending on the definitions, that can include taxes, insurance, repairs, maintenance, utilities, and shared-facility costs. The label is only a starting point; exclusions and allocation formulas control the result.
Modified-gross arrangements
A modified-gross lease usually leaves some facility expenses with the operator while passing through other items. Power may still be billed separately, and the tenant may owe increases above a base year, special repairs, or costs attributable to its equipment.

For either structure, review the defined expense categories, excluded costs, allocation keys, reconciliation dates, supporting records, and audit rights. Determine whether the tenant can challenge an allocation and whether disputed amounts must be paid before an audit is completed.
Take-or-pay and the cost of unused capacity
A take-or-pay commitment requires payment for contracted capacity whether or not the tenant uses it. This can protect an operator’s revenue but expose a tenant whose deployment is delayed, cancelled, or smaller than forecast.
Core Scientific stated in its 2025 Form 10-K: Both lease structures are frequently paired with long-term, take-or-pay contractual commitments, under which the customer is obligated to pay for leased customer power capacity regardless of utilization, providing operators with revenue visibility over the contract term.

Modeling a 20-year cost without pretending to know the future
No reviewed source establishes a universal 20-year price, industry-average escalation, or standard utility-rate path. A defensible model uses explicit assumptions and multiple scenarios.
Build the input schedule
- Base rent: Enter the starting rent, rentable area or capacity basis, free-rent periods, and every contractual escalation.
- Capacity ramp: List committed MW or kW, the delivery date for each block, and the portion subject to minimum payment before use.
- Utilization: Forecast actual IT load by month or quarter rather than assuming the contracted maximum is continuously consumed.
- Energy and demand: Add the tariff components, demand calculations, standby charges, backup-power costs, and any procurement fee.
- Efficiency overhead: Apply the contract’s method for cooling and distribution losses. If it uses a PUE-like factor, document the definition and whether it is fixed, measured, or adjustable.
- Pass-through expenses: Include taxes, insurance, maintenance, security, common-area costs, and management fees that the lease assigns to the tenant.
- One-time items: Add connection fees, fit-out charges, commissioning, deposits, restoration, and end-of-term removal obligations.
- Credits and remedies: Model service-level credits, rent abatement, and delay damages separately; do not treat them as guaranteed savings.
Run stress cases
- Low utilization: The tenant pays minimum capacity charges while using substantially less power.
- Delayed delivery: A planned expansion arrives later than the deployment schedule.
- High-rate case: Energy, demand, or standby charges rise faster than expected.
- Workload change: The tenant’s density, operating hours, or computing mix changes the load profile.
- Operating-expense increase: Insurance, taxes, maintenance, or shared-site costs grow beyond the initial budget.
Present the result as a range with clearly labeled assumptions. A single 20-year total hides the variables that matter most.

When documents are available, compare them on the same basis. The following matrix prevents a low headline rent from masking higher power or pass-through costs.

Utility rates and regulation add uncertainty
Large-load electricity pricing is an active utility and policy issue. Tariffs, interconnection rules, demand charges, and cost-allocation decisions vary by jurisdiction and utility. A lease cannot eliminate those external changes unless it clearly assigns the risk.
Ask whether the operator may pass through a new tariff, infrastructure contribution, or regulatory fee. Confirm which party controls utility procurement and whether the tenant can review the underlying bill. A promise to provide power is not necessarily a promise to hold the energy price constant.
What the published evidence does—and does not—show
Core Scientific reported in 2026 that most of its self-developed data centers are on properties held under long-term leases generally lasting 15 to 20 years from inception. That is a company-specific disclosure, not a market-wide prevalence estimate or a forecast of tenant costs.

(“BXDC”) generally expects to be contained in the leases of data centers that it intends to target for acquisition. Its clauses demonstrate possible drafting, not universal standards.
Due-diligence checklist before signing
- Obtain the utility tariff, interconnection agreement, single-line diagrams, and capacity study.
- Define usable IT load separately from gross utility or mechanical capacity.
- Attach a phased delivery schedule with acceptance tests and delay remedies.
- Specify redundancy, maintenance procedures, outage measurements, and service credits.
- Identify every capacity, energy, demand, standby, backup, distribution, and cooling charge.
- State the meter location, calibration standard, loss factor, billing period, and correction process.
- List operating-expense inclusions, exclusions, allocation formulas, caps, and audit rights.
- Model take-or-pay exposure, minimum bills, ramp obligations, contraction rights, and termination payments.
- Write rent and utility escalators as formulas with indexes, floors, caps, and reset dates.
- Address expansion, assignment, affiliate use, renewal, restoration, and equipment removal.
- Have legal, engineering, finance, and utility specialists review the schedules together; a capacity promise can be technically sound yet economically unusable if the billing definitions conflict.
Bottom line
A 20-year data center lease is a long-duration framework, not a guaranteed power package or a fixed-cost promise. The deal becomes understandable only when the contract connects usable capacity, delivery dates, metering, utility charges, operating-expense pass-throughs, escalation, minimum payments, and remedies. Compare complete cost schedules under realistic utilization and rate scenarios before treating the term as a source of certainty.
