Which Suncorp policy is this review about?
The name “Suncorp Classic (strata owners)” can be confused with Suncorp’s separate Strata Insurance product. Classic Extras (strata owners) is an individual owner’s contents policy; Strata Insurance is intended for the strata scheme and covers insured property such as residential buildings and common areas. The two policies have different jobs, so scheme insurance does not automatically replace an owner’s contents cover.

What does Suncorp contents insurance cover in a strata unit?
Household contents and some fixtures
Suncorp says household items used primarily for domestic purposes may be covered, and some permanently attached items can count as contents if they are not common property. Its examples include lino or vinyl flooring, floating floors, certain ducted or split-system air conditioners, a spa for the sole use of the unit’s owner or occupier, and wall paint or paper. The boundary depends on the scheme’s arrangements and the applicable policy terms; do not assume that an item is covered just because it is inside your unit.

Ask your body corporate, owners corporation, strata manager or equivalent which fixtures and parts of the unit are insured under the scheme policy. Suncorp advises owners to check what that policy covers and to review their contents sum insured. State rules and the scheme’s documents may also affect the building-versus-contents boundary.

Do you need contents insurance if your strata building is insured?
Possibly. A scheme-level policy generally serves the building and common-property needs of the owners corporation; it does not necessarily insure your furniture, electronics, clothing and other belongings. Some unit fixtures may be treated as contents rather than common property, depending on the policy and scheme arrangements. Check the actual scheme policy and your unit’s boundaries rather than relying on a general assumption that “the building is insured.”

It lists insured incidents including fire, storm, flood, theft and escape of liquid, subject to exclusions and conditions. Those details describe the scheme product, not automatic cover under an individual owner’s contents policy. The scheme page also notes a 72-hour waiting period for some bushfire, storm, storm surge, flood or tsunami events, with limited exceptions; that waiting period should not be attributed to your contents policy without checking its wording.

What should you check before choosing or renewing it?
- Identify the policy version. Suncorp’s policy-document page says its listed Strata Insurance PDS applies to new and renewing scheme policies starting on or after 24 May 2025. That date concerns the scheme product; for an individual contents policy, check the PDS applicable to your own commencement or renewal date.
- Set a realistic contents sum insured. List what you would need to replace, and check how the policy defines insured contents. Do not treat the scheme’s building sum insured as your personal contents limit.
- Resolve fixtures and flooring. Ask the strata body what is common property and insured under the scheme policy, then compare that with the contents PDS’s treatment of items such as floating floors, air conditioning and wall finishes.
- Compare excesses and occupancy conditions. Check the standard excess and any additional excesses, including the unoccupancy condition reported by CHOICE.
- Review valuables and sublimits. Check portable contents options, category caps and per-item limits for jewellery, artwork and other valuable items. Consider whether an item must be listed or separately documented.
- Read exclusions and additional benefits. Confirm which events are insured, which are excluded, how temporary accommodation works, and whether waiting periods apply to the particular policy.
- Compare like with like. Obtain current quotes for the same address, sum insured, optional cover, excess and payment frequency. The available product details do not establish a current premium comparison or a best-value winner.
