MCLR loans follow a bank-set benchmark and their contractual reset schedule; repo-linked loans follow an external benchmark, with covered loans resetting at least once every three months. In either case, the effective rate also depends on the spread and your loan terms.
First, find the benchmark that applies to your loan
Check the benchmark named in your sanction letter or loan agreement. A loan described as repo-linked is one type of external-benchmark-linked loan. For covered floating-rate retail loans, RBI rules that took effect on 1 October 2019 allow specified external benchmarks, including the policy repo rate and certain FBIL-published Treasury bill or other market rates. Not every lender uses the repo rate.

MCLR means Marginal Cost of Funds based Lending Rate. It is an internal, tenor-linked benchmark set by a bank. An older MCLR loan does not automatically become repo-linked because the RBI changes the repo rate. Your contract identifies the benchmark and the terms governing any switch.

How each benchmark affects your interest rate
Repo-linked and other external-benchmark loans
Your interest rate is generally the external benchmark plus a spread set out in your loan terms. The benchmark is not your full borrowing rate: a change in the benchmark may change the rate charged, while the spread and contract also matter. RBI’s rules for covered external-benchmark loans require an interest-rate reset at least once every three months. RBI’s external-benchmark directions set out the framework.

MCLR loans
Banks review and publish MCLR monthly, but that does not mean a borrower’s rate changes every month. The applicable MCLR normally remains in place until the loan’s next reset date. RBI explained in its 2016 MCLR framework: “The MCLR prevailing on the day the loan is sanctioned will be applicable till the next reset date, irrespective of the changes in the benchmark during the interim period.” Under that framework, resets are annual or more frequent, with the specific schedule set out in the loan terms.
Why a repo-rate change may not change your EMI immediately
The RBI’s repo rate is not necessarily your loan’s benchmark. Even if your loan is linked to the repo rate, the rate change takes effect for you according to the reset date and terms of your loan. The lender applies the applicable rate at reset; it does not follow that your interest rate or EMI changes on the day the RBI announces a move.

For a covered external-benchmark loan, a reset must occur at least once every three months. For an MCLR loan, the next reset may be farther away, depending on your contract. The bank’s MCLR may change monthly while your own applicable rate remains unchanged until that contractual reset.
What changes when your rate resets
A reset changes the interest rate applied to your outstanding balance. If the rate rises, your lender may increase your EMI, extend the repayment period, or use a combination, depending on the loan terms and lender process. If the rate falls, your interest cost may decrease, but the exact EMI effect depends on your principal, remaining term, rate and reset date.

RBI guidance requires relevant communication to borrowers about reset impacts and options. In a rising-rate situation, options described by RBI include increasing the EMI or extending the number of instalments. Read your lender’s notice to see how it will handle the change and what choices it offers. RBI’s borrower reset guidance explains the communication and options framework.

| Check | Why it matters |
|---|---|
| Benchmark in the loan agreement | Confirms whether the loan follows MCLR or an external reference such as repo or an FBIL benchmark. |
| Effective rate and spread | The benchmark is only one component of the rate charged. Check the applicable spread and any changes permitted by the contract. |
| Reset frequency and next reset date | These indicate when a benchmark movement may affect your rate. Covered external-benchmark loans reset at least quarterly; MCLR loans follow their contractual schedule within RBI’s framework. |
| How the lender will adjust EMI and tenure | A reset may change the EMI, the repayment period, or both. Check the contract and lender notice for the treatment of your loan. |
| Switching or balance-transfer terms and charges | Costs and terms depend on the lender and borrower. There is no universal charge or guaranteed saving; compare a written current offer against your existing loan. |
To ask your lender a focused question, provide your outstanding principal and remaining term, then request the benchmark, current spread, next reset date, and a written explanation of how a rate change will affect your EMI or repayment period. If considering a switch, ask for the full written terms and charges before comparing the cost over your remaining repayment period.
