Sensors, management software, automation and digital models give operators information and control; actual results depend on integration, how systems are run, occupant needs and local energy-market rules.
How does proptech make buildings more sustainable?
Here, proptech means digital technology used to design, operate, monitor or manage buildings. It includes building management and energy management systems, sensors, control systems, data platforms and digital twins. These tools can help operators understand energy use, identify waste and align services with a building’s needs. They are enabling tools, not a substitute for efficient equipment, sound operating practices or attention to occupants.

The technologies often work in layers: sensors and meters collect data; software and data platforms make it available for analysis; building automation can use it to control equipment; and analytics or virtual models can help forecast or test changes. Some systems combine these functions, but a monitor alone does not necessarily control heating, ventilation and air conditioning (HVAC) or provide the capabilities of an integrated commercial building system. The IEA EBC Programme’s Annex 81, completed for 2019–2025, describes data-driven building applications built around data capture, sharing, APIs, and cloud or edge infrastructure.
Can smart buildings reduce energy use?
They can, when monitoring and controls help operators spot unnecessary use and make appropriate changes. For example, a system can combine building energy data with inputs such as weather to help predict demand. Whether this reduces energy use depends on the building, the quality of its data and integration, the control strategy and ongoing operation.

- Comfort where you need it most: SmartSensor detects which rooms are occupied and shares temperature readings with your ecobee Smart Thermostat from up to 60 feet away—even through walls and floors—so your home adjusts for the rooms you actually use, not just the hallway.
- Bedroom comfort: Place a SmartSensor in your bedroom, and your thermostat will prioritize that room's temperature overnight instead of relying on one reading from elsewhere in the house.
- Save energy when you’re away: SmartSensor detects when rooms are occupied and helps your thermostat adjust automatically, reducing energy use when your home is empty while keeping comfort ready when you return.
- Your home’s comfort at your fingertips: Get a complete view of your home’s temperature and occupancy, then adjust settings room by room from the ecobee app—whether you’re on the couch or away.
- Flexible placement with effortless setup: Everything you need is included in the box. Simply place your SmartSensor on a stand or mount it to the wall, then connect it to your ecobee thermostat in the app. No wiring, no tools, and no professional installation required.
Published figures illustrate what particular deployments have reported, not what every building should expect:
- In a 2019 case study, the International Energy Agency (IEA) reported potential savings and revenue generation exceeding 10% of annual on-site energy costs for the described Grid Edge system and deployment context. The same case study reported up to 40% carbon reduction from load-shifting and efficiency measures. Neither figure is a general forecast for building-management software or other properties. Read the IEA case study for its context.
- The European Climate, Infrastructure and Environment Executive Agency’s iBECOME project page reports that an automated method reduced building-model calibration duration by 98% and improved accuracy by an average of 27% after testing on a case-study building. Those are model-calibration results for that test, not a general estimate of energy savings from digital twins.
These examples show why the baseline, measurement period, method and building context matter when assessing a savings claim. The cited material does not establish one independently verified portfolio-wide average saving across building types.
What is a building energy management system?
A building energy management system (BEMS) helps operators monitor and manage energy use. Depending on its design and connections, it may draw on meters and other building data, analyze patterns, forecast demand, or work with control systems to change how equipment operates. A monitoring tool that only reports readings is not equivalent to a system that can issue controls.
In an IEA 2019 case study, the Grid Edge system used artificial-intelligence algorithms to optimize energy use and forecast demand 24 hours ahead. The described system connected to a meter and the wider electricity network to respond to electricity price and generation mix. This is an example of an implemented approach, not evidence that every BEMS has the same functions or outcomes.

How do smart buildings respond to the power grid?
A grid-interactive efficient building combines energy efficiency with the ability to adjust electricity use in response to grid conditions. A building with suitable controls might reduce or shift some demand at one time, then use more electricity when supply is more abundant. This flexibility can complement efficiency, rather than replace it.
The U.S. Department of Energy’s Grid-Interactive Efficient Buildings initiative describes the goal as combining energy efficiency and demand flexibility with smart technologies and communications to support affordability, comfort, productivity and performance. The DOE initiative concerns U.S. homes and buildings; specific market participation rules are local.
Technical capability alone does not guarantee a building can participate in demand response or earn revenue. Access may depend on the controllable load, aggregation, market rules and participation requirements. The IEA’s case study identifies minimum participation thresholds and market rules as possible barriers. Its report on digitalisation and demand response in emerging markets and developing economies also discusses barriers to deployment. Connectivity, data access, skilled operation and market access should not be assumed to be uniform across countries or building types.
What role do sensors and digital twins play?
Sensors and data platforms
Sensors and connected devices can measure energy use, occupancy or indoor air quality. When the data is accessible and integrated with building systems, it can inform monitoring and control. Annex 81 publications discuss applications including monitoring and model-predictive control; the usefulness of those applications depends on the data and system connections available in a particular building. See the Annex 81 publications.

Digital twins and simulation
A digital twin or other virtual building model can represent conditions and help explore possible interventions before they are tried in operation. The iBECOME project describes a virtual building management system intended to optimize energy performance and comfort while using demand response. The IEA also describes digital twins and other digital tools for energy-efficiency planning in Better energy efficiency policy with digital tools. A model can support analysis; its existence alone does not prove that a building will save energy or improve comfort.
What should owners and facility managers evaluate?
Compare options against the building’s needs and existing infrastructure, rather than assuming that a product labelled “smart” can deliver every function.
- Function: Does the system only monitor, or can it also control equipment and support demand response?
- Integration: Can it use the building’s existing meters, sensors, HVAC and automation systems? Which data interfaces are available?
- Evidence: Are claimed results measured in a real deployment, simulated, or estimated by a vendor? What baseline, period and building context support the figure?
- Occupant outcomes: How will comfort and indoor environmental quality be monitored as controls change?
- Grid participation: Is there a local demand-response or energy-market route, and does the building meet its access, aggregation or minimum-load requirements?
- Deployment and operation: What setup, calibration, cybersecurity, data governance and facilities expertise will be needed over time?
There is no single answer to those deployment questions for every product or property. The IEA’s case study notes that trust in maintaining services and comfort can be a barrier to adopting optimization. Changes to controls should therefore be assessed not just for energy effects, but also for the services occupants need.
