The findings point to a practical problem: people report heat affecting sleep, wellbeing and work, while many say cost and uncertainty make it harder to adapt.
What the “more than a third” figure measures
Mortgage Strategy reported the findings of the 2026 Heat-Trap Homes Report, commissioned by home-improvement platform MyBuilder and based on Opinium research among 2,000 UK adults aged 18 and over. The survey was fielded from 3–8 September 2026. The original report and full questionnaire were not available in the reporting, so the precise wording of the “not suitable” measure, weighting and full methodology cannot be confirmed. In that account, more than a third of respondents said their homes were unsuitable for today’s climate. This does not establish how many buildings objectively overheat, how hot they become, or whether they fail a technical building standard. The reported figures below are people’s survey responses, not measured indoor temperatures or clinical assessments.
What residents said heat was doing at home
- Wellbeing and sleep: 37% said heat at home had negatively affected their wellbeing, and 46% reported poor sleep because of high temperatures.
- Using bedrooms: One in five said their bedroom became unusable during heatwaves; 5% said they slept outside to escape indoor temperatures.
- Working from home: Among respondents who worked from home, 18% said heat made it difficult to concentrate or remain productive.
These results describe reported experiences; they do not show the temperature in each home or establish a medical cause. Still, they indicate why indoor heat is more than a matter of comfort: it can affect whether a room is usable and whether people can rest or work there.

Why some households are not making changes
Cost and lack of clear information featured prominently in the survey reporting. Thirty-seven per cent of respondents said they could not afford changes they wanted to make to cope with extreme heat; among respondents with children at home, the figure was 51%. Forty-nine per cent did not know that some heat-pump systems can provide cooling, while 56% did not know which grants or subsidies were available. These are survey responses, not an assessment of current grant eligibility or availability.
The report also said 39% viewed air conditioning as a necessity rather than a luxury. MyBuilder’s platform data showed a 150% year-on-year increase in searches for home air conditioning, as reported by Mortgage Strategy. That is growth in searches on one platform, not a measure of national sales or installations.

Cooling options depend on the building
There is no single cooling upgrade that suits every home. The UK government’s Heat and Buildings Strategy says heat pumps can provide efficient cooling as well as heating, while emphasizing that suitability depends on the building. UK Government, Heat and Buildings Strategy
A ClimateXChange evidence review discusses air-to-air heat pumps as a possible cooling option for homes at risk of overheating, including homes without existing water-based heating. It notes that the economics depend on property size and heat demand, and that flats may not have suitable external space. Passive measures such as shading and ventilation are also part of the picture. The government strategy cautions that energy-efficiency work installed incorrectly or without suitable adaptation can make a home more airtight, increasing overheating risk and reducing indoor air quality. A retrofit should consider how the whole building sheds heat and brings in fresh air, not just how it retains warmth in winter. UK Government, Heat and Buildings Strategy
A practical way to assess next steps
- Identify when and where overheating occurs. Note which rooms become uncomfortable, at what times, and whether the problem is worse during sunny afternoons, warm nights or both. This helps distinguish a localized shading issue from a wider need for cooling.
- Consider passive measures first. Shading and ventilation may help, but their usefulness depends on the home and conditions. Any insulation or airtightness work should be considered alongside ventilation and overheating risk, rather than treated as a stand-alone upgrade.
- Get advice before choosing active cooling. Ask a competent installer to assess the property, including layout, heating system, external space and ventilation. A portable air conditioner may be an option for someone seeking room cooling, but the survey does not establish that it is suitable or best for a particular home.
- Check current funding and permissions directly. The survey’s finding that many respondents were unsure about grants does not identify a current scheme or prove that a household qualifies. Verify live eligibility and requirements with the relevant official scheme or authority. Renters should also establish what changes their landlord permits.
What the findings cannot tell us
The survey does not provide an objective count of overheating homes, compare cooling products, or show which intervention will work in a specific property. Its findings are reported through a single secondary trade-news account rather than the original report and questionnaire. MyBuilder home and construction expert Andy Simms was quoted as saying, “The UK’s hottest summer on record exposed a major problem: Britain’s housing stock was not built for this.” That is a vendor-affiliated comment, not an independent scientific conclusion. Separately, a government policy paper on the private rented sector discusses excess heat as a growing housing-hazard concern. It is policy context, not proof of what the survey’s “unsuitable” measure means or of current legal requirements.
