U.S. Treasury yields influence consumer rates, but they do not set the rate on your mortgage, car loan, or savings account. Longer-term Treasury yields are useful context for mortgage markets; shorter-maturity yields are one input to auto-loan pricing; and bank deposit rates reflect policy and market conditions alongside each institution’s own decisions. Your actual offer depends on credit risk, fees, term, collateral, competition, and contract details.
Use Treasury data to understand the direction and market backdrop, then compare the consumer product’s own APR or APY. A Treasury yield is a market rate on government securities, not a guaranteed quote for an individual borrower or saver.

What a Treasury yield actually measures
The U.S. Treasury publishes market reference rates across maturities. Its constant-maturity Treasury (CMT) rates are points interpolated from the daily par yield curve using indicative closing bid quotations. A CMT therefore does not necessarily equal the yield on one specific Treasury security. Treasury’s interest-rate FAQ explains the definitions and limitations.
These CMT figures are bond-equivalent yields, not annual percentage yields (APYs). APY incorporates compounding and is the standardized disclosure used to compare deposit accounts. Treating a Treasury yield and a bank APY as interchangeable can make a savings product look better or worse than it really is.

How do Treasury yields affect mortgage rates?
Long-term market rates are the main connection
Most fixed-rate mortgages last decades, so lenders must price the cost and risk of funding a long-lived stream of payments. Longer-term market interest rates and expectations for inflation, economic growth, and future Federal Reserve policy are consequently more relevant than the Fed’s current overnight target alone. Treasury yields are a prominent reference for those conditions, but there is no rule that a particular Treasury maturity determines a mortgage rate.
The Federal Reserve describes mortgage rates as reflecting longer-term interest rates and expectations about monetary policy and the economy. Mortgage pricing also includes lender operating costs, servicing and financing conditions, prepayment risk, borrower credit, loan-to-value ratio, property type, points, and other market spreads.

Why a 10-year Treasury is context, not a formula
Commentators often place the 10-year Treasury beside 30-year mortgage rates because both reflect longer-term market conditions. That comparison can be useful, but saying that the 10-year Treasury “sets” mortgage rates or that a one-point Treasury move must produce a one-point mortgage move is incorrect. Mortgage-backed-security pricing, lender margins, credit conditions, and investor demand can widen or narrow the spread between the two rates.
Adjustable-rate mortgages require the actual index
An adjustable-rate mortgage (ARM) may use a Treasury CMT or another index, depending on the loan contract. Treasury states that it does not choose which, if any, CMT index a lender uses. Check the note and disclosures for the named index, margin, adjustment frequency, caps, floor, and first-adjustment rules before assuming a Treasury move will change your payment in a particular way.
Why can mortgage rates rise when the Fed cuts rates?
The federal funds rate is an overnight policy rate. A Fed cut can lower very short-term borrowing costs and influence expectations, but longer-term Treasury yields are market prices that incorporate what investors think inflation, growth, government borrowing, and future policy will look like. If those expectations push long-term yields higher, fixed mortgage rates can rise even while the Fed is cutting.

Do Treasury yields affect car loan rates?
Shorter maturities matter, but risk spreads matter too
Auto loans are usually shorter than mortgages. Shorter-maturity Treasury rates can therefore influence a lender’s baseline funding and market alternative. Lenders then add a risk spread for expected delinquencies, defaults, capital, servicing, and the specific vehicle and borrower.
Federal Reserve Vice Chair Philip N. Jefferson summarized the channel in a February 19, 2025 speech: Rates on auto loans are also influenced by the interest rates on shorter-maturity Treasury securities and risk spreads lenders assess to account for delinquencies and defaults.
Read the full remarks in the Federal Reserve speech.
As a result, a Treasury bill or note yield can move in the same direction as auto-loan offers without producing an equal change. A lender may change its margin, promotional pricing, underwriting tier, or fees; two buyers seeing the same market yields can receive different APRs.
What determines your auto-loan offer
- Credit history, score, debt-to-income ratio, and verified income.
- Loan term, down payment, amount financed, and whether the vehicle is new or used.
- Vehicle age, collateral value, and lender-specific policies.
- Dealer-arranged versus direct financing and any lender or dealer fees.
Compare the written APR, total finance charge, payment schedule, fees, and prepayment terms. Do not substitute a Treasury yield for the APR in a dealer or bank offer.

Do Treasury yields determine savings-account rates?
Bank savings accounts use APY and institution-set terms
A bank savings rate is an offer from a particular institution, not a Treasury quote. Banks consider policy rates, short-term market rates, deposit competition, funding needs, and their balance-sheet strategy. They can change a variable savings rate without a matching move in any one Treasury maturity.
For deposit accounts, compare the disclosed APY, which annualizes the effect of interest and compounding. Also check the fee schedule, minimum balance, withdrawal or transfer limits, introductory-period conditions, and whether the rate is variable. Regulation DD requires standardized disclosures; the Federal Reserve’s Background and Summary of Regulation DD explains the rate and APY framework.
Federal Reserve materials describe a pass-through from policy changes to rates financial institutions pay on deposits, but the pass-through is neither immediate nor uniform. A bank with plentiful deposits may have little reason to raise its account rate when market yields rise, while a bank seeking funding may reprice aggressively.
Bank savings accounts are not Treasury savings bonds
Series I savings bonds are a separate Treasury product. Their return combines a fixed component and an inflation component that is reset every six months. The applicable rate depends on the bond’s issue period and is not a bank savings-account APY or a market yield that moves tick-for-tick with a Treasury note. TreasuryDirect lists the components and reset schedule on its I bonds interest-rates page.

Liquidity and tax treatment also differ. Before choosing between a deposit account and a Treasury product, review maturity, redemption restrictions, access to cash, and applicable federal and state tax rules.

Different rates, different sources
The federal funds rate is the Federal Reserve’s primary policy tool: an overnight target for lending among banks. Treasury yields are market-derived rates on government securities ranging from very short bills to longer notes and bonds. Short Treasury bill rates often track the federal funds rate closely because both reflect near-term policy expectations and money-market conditions.
Longer Treasury yields include compensation for the expected path of future short-term rates, inflation and growth risks, supply and demand for government debt, and investor preferences. They can move before a policy meeting, remain unchanged after a decision, or move in the opposite direction from the policy target.

A yield curve is inverted when shorter-term yields exceed longer-term yields. Treasury says curve rates reflect market activity and economic conditions, including beliefs about future rates and monetary policy. An inversion is useful information about market expectations, but it is not a reliable one-step forecast of your next mortgage, auto-loan, or savings-account rate. Product spreads and institutional decisions still intervene.
How to use Treasury data when comparing real offers
Start with the consumer product’s legally disclosed measure and terms. Use Treasury yields as context for why offers may be moving, not as a substitute for the offer itself.
| Product | Market context | Numbers to compare | Important qualifications |
|---|---|---|---|
| Fixed mortgage | Longer-term rates and expectations; Treasury yields are a reference | Interest rate, APR, points, lender fees, term, cash to close | No Treasury maturity mechanically sets the quote; borrower and mortgage-market spreads vary |
| Adjustable-rate mortgage | The contract’s named index may be a Treasury CMT or another benchmark | Index, margin, caps, floor, adjustment dates, initial and fully indexed payments | Check the loan documents; not every ARM uses a Treasury index |
| Auto loan | Shorter Treasury rates plus lender risk spreads | APR, total finance charge, term, amount financed, fees, payment | Credit tier, vehicle, down payment, and lender margin can dominate the market-rate move |
| Bank savings account | Policy and short-term market conditions filtered through the bank | APY, fees, minimums, access rules, variable-rate terms | The bank sets the account offer; APY is not a Treasury bond-equivalent yield |
| Treasury bill, note, or bond | The security’s own market yield and maturity | Yield or price, maturity, payment schedule, liquidity, tax treatment | Bills mature in a year or less; Treasury notes and bonds pay interest semiannually. See TreasuryDirect’s pricing guide. |
A practical comparison checklist
- Record the date, term, and exact rate or yield for each quote. Rates change, so an undated screenshot is not an apples-to-apples comparison.
- For mortgages, compare APR as well as the note rate, then add points, lender credits, closing costs, term, and any ARM adjustment provisions.
- For auto loans, obtain competing written APRs for the same amount and term. Separate dealer incentives from the underlying financing cost.
- For savings accounts, compare APYs over the same period and include monthly fees, minimums, withdrawal limits, and variable-rate language.
- For Treasury securities or I bonds, identify the security type, maturity or redemption rules, rate structure, and tax treatment. Do not compare a bond-equivalent yield directly with a deposit APY without accounting for compounding and access to funds.
Common mistakes to avoid
- “The 10-year Treasury sets mortgages.” It is a market reference for longer-term conditions, not a pricing formula.
- “A Fed cut guarantees cheaper mortgages.” The Fed directly targets an overnight rate; long-term yields can respond differently.
- “The Treasury yield is my car-loan APR.” The lender’s risk spread and your underwriting tier are missing.
- “A savings APY equals the Treasury rate.” The products use different measures, terms, liquidity, and issuers.
- “Every ARM follows the same Treasury index.” The contract determines the index and adjustment rules.
- “An I bond rate is a normal savings-account rate.” I bonds have fixed and inflation components with a six-month reset and separate redemption rules.
The Federal Reserve summarizes the household impact plainly: Interest rates influence borrowing costs and spending decisions of households and businesses.
That influence runs through several linked markets; it does not turn one Treasury number into a universal consumer price. See the explanation in Why do interest rates matter?
