How to Switch Your Mortgage Application to a New Lender

Switching mortgage lenders usually means restarting the loan process. Compare written offers, check deadlines, and confirm the new lender’s requirements before canceling the old application.

You can switch mortgage lenders before signing your final closing documents, but you generally cannot transfer an application intact. The new lender will usually restart the process, which can delay or jeopardize closing. Before you cancel or move ahead, compare written offers, check the contract deadlines, and get the new lender’s timeline and requirements in writing.

What changes when you switch lenders?

A new lender does not automatically inherit the first lender’s underwriting, rate lock, appraisal, or completed paperwork. Expect to provide information again and complete the new lender’s process. The Consumer Financial Protection Bureau (CFPB) warns that switching means starting the loan process over, which could delay or endanger closing. You are not committed to a lender just because you received a Loan Estimate; CFPB guidance identifies signing the final closing documents as the commitment point.

That does not mean every document or piece of work must be repeated: the new lender can tell you what it can use. But do not assume an existing appraisal or underwriting decision will carry over. Ask before relying on reuse or building it into your timeline.

How to change lenders without losing sight of the deadline

  1. Compare written Loan Estimates

Request Loan Estimates from at least three lenders, as the CFPB recommends, and compare offers for the same type of loan and amount. Look at the interest rate, monthly payment, lender fees and total closing costs, cash to close, and whether the rate is locked and for how long. A Loan Estimate is an offer disclosure, not final loan approval. Review the CFPB’s guidance on Loan Estimates.

  2. Check the purchase or refinance calendar

Tell the prospective lender your closing date and any financing deadlines in your contract. Ask for a realistic schedule covering document review, underwriting, appraisal, and closing. A lender’s estimate is not a guarantee, so ask what could delay the file and how much time it needs to resolve issues.

  3. Notify the new lender that you intend to proceed

Once you select an offer, identify the exact terms you want and use the lender’s accepted method to communicate your intent to proceed. CFPB guidance says to do this within 10 business days of receiving the Loan Estimate if you want to proceed on those terms. If you miss that period, the lender may revise the terms or close the application as incomplete. Keep a dated record of your notice. See the CFPB’s explanation of intent to proceed.

  4. Get the new lender’s document checklist

Ask what it needs for your particular file rather than assuming the old lender’s packet is sufficient. Common items include recent pay stubs, two years of W-2 forms and signed federal tax returns, recent bank statements, and proof of down-payment funds. Self-employed borrowers and people with nonwage income may need additional records. The CFPB’s mortgage application checklist describes typical documentation.

  5. Ask about credit checks, appraisals, and fees

A new lender commonly checks credit; a hard inquiry can affect your credit score. Ask whether it will order an appraisal, whether it will consider the existing appraisal, and when charges are due. The reviewed CFPB guidance does not establish a universal rule requiring a new lender to accept an appraisal from another lender. The CFPB explains mortgage shopping and credit inquiries.

  6. Confirm the new rate lock and total costs

Do not assume the old lender’s rate lock follows you. Get the new lender’s lock status, expiration date, extension terms, and any extension cost in writing. Also ask the original lender about cancellation and possible refunds, and ask the new lender which application or appraisal charges it will collect and when. Application and appraisal fees are often charged after you express intent to proceed and may not be refundable. CFPB guidance on choosing a loan offer discusses the timing and risk of fees.

When will you receive a Loan Estimate?

For mortgage applications covered by the standard CFPB disclosure process, a lender generally must provide a Loan Estimate within three business days after it receives six items: your name, income, Social Security number, the property address, an estimate of the property’s value, and the desired loan amount. These are disclosure rules, not a promise that the lender will approve the loan or close by a particular date. Read the CFPB’s Loan Estimate guidance.

Questions to settle before you cancel the old application

  • Can the new lender credibly close by the contract date and meet any financing deadlines?
  • What documents or underwriting steps will it require from the beginning?
  • Will it order a new appraisal, or can it consider the existing one?
  • What happens to the old rate lock, and what are the new lock’s expiration and extension terms?
  • Which fees have already been paid, which are still due, and could any be refunded?
  • How and when should you formally cancel with the original lender?

The CFPB guidance cited here applies broadly to most U.S. mortgages. Reverse mortgages, HELOCs, some assistance-program loans, and certain manufactured-housing loans may follow different disclosure or application processes. For a specialized product, check its governing disclosures and ask the lender or a housing counselor about the applicable process.
