To host a YouTube Live property tour in India, create and verify a YouTube channel, enable live streaming, then choose the mobile app for an eligible on-site walk-through, a webcam for a seated presentation, or an encoder for a more controlled production. If you need viewers to plan ahead, schedule the stream in YouTube Studio. Before promoting a specific project, check the applicable state RERA requirements and disclose any commercial relationship clearly.
1. Create a channel for the tours
- Sign in to YouTube with the Google account that will manage the channel.
- Create a personal channel or choose a channel using a business or other name if the public identity should differ from the account name or multiple people need to manage it.
- Choose a clear channel name and handle that identify the agent, developer, or tour series. Make sure the channel branding and description do not imply an affiliation or authorization you do not have.
YouTube’s channel-creation options support both personal and business/other-name channels. Decide who should own the account and manage access before the first broadcast; avoid sharing the Google account password when channel permissions can be used instead.

2. Verify the channel and enable live streaming
YouTube requires channel verification and no live-streaming restriction in the preceding 90 days. The person streaming must be at least 16. For a channel’s first live stream, activation can take up to 24 hours, so do not leave setup until the day of the property visit.
- Open YouTube Studio and check the channel’s feature eligibility and live-stream status.
- Complete any verification step YouTube requests.
- Confirm the account has no live-streaming restriction that would prevent the event.
- Allow time for first-time activation, then test the chosen streaming route before announcing a firm start time.
Requirements and interface labels may change. Check the channel’s current eligibility screen before each planned event, especially if the channel is new or has had enforcement actions.

3. Choose the right way to go live
| Route | Best fit | What to consider |
|---|---|---|
| Mobile app | A one-person, on-site walk-through | Convenient for moving through a property. YouTube’s current mobile eligibility includes at least 50 subscribers, channel verification, no live restriction in the previous 90 days, and potentially a 24-hour first-time activation wait. |
| Webcam | A host-led project briefing from a computer | A straightforward option for a seated presentation, but less suited to walking around a site. |
| Encoder | A production using external audio/video equipment or more controls | Requires setting the encoder’s YouTube stream URL and key. It can accommodate additional hardware and production elements. |
For a walk-through, mobile is often the simplest route if the channel qualifies and the signal is dependable. An encoder makes sense when the production needs external equipment or overlays; a webcam is more natural for a presentation from a desk. None is universally best: choose based on movement, control, setup time, and channel eligibility.
4. Prepare the site visit and the claims
- Confirm access. Arrange entry with the project representative and agree which areas can be filmed. Check whether residents, workers, documents, or restricted areas could appear in shot.
- Map the route. List the rooms, facilities, views, and construction details you plan to show. Keep the route practical for the person filming and narrating.
- Check connectivity and power. Test mobile signal where you intend to speak and show key features. Charge the phone and any audio equipment; bring a suitable power bank if the tour may run long.
- Rehearse privately. Confirm framing, movement, lighting, and especially audio. Wind and handling noise can make an outdoor tour hard to follow.
- Separate verified facts from promotional statements. Use current project materials, and state whether a feature is completed, under construction, or proposed. Do not present unverified possession dates, approvals, amenities, prices, returns, or availability as established facts.
YouTube’s streaming tools do not certify the accuracy of a project’s claims. Keep the materials supplied by the project representative and make clear when a statement comes from the developer rather than from your own independent check.

5. Schedule the tour and share its page
- In YouTube Studio, select Create → Go Live.
- Open the Manage tab and choose the option to schedule a stream.
- Enter the tour details and scheduled time, then save the event.
- Share the scheduled page with the intended audience. Viewers can set reminders for the event.
Scheduling is useful when the tour needs advance promotion. Confirm the time zone in the event details and leave time before the scheduled start for access, setup, and a final audio check.

- In YouTube Studio, open Create → Go Live and select or open the scheduled encoder stream in Live Control Room.
- Copy the stream URL and stream key shown for that stream into the corresponding encoder fields.
- Treat the stream key like a password. Do not show it on screen, include it in a public post, or send it to people who do not need access. If it is exposed, replace or reset it in YouTube’s live controls before the event.
- Start the encoder’s preview or send its signal without starting the public broadcast. Check YouTube’s incoming preview for picture and sound.
- When the preview is correct and you are ready for viewers, select Go Live in Live Control Room.
For a mobile stream, follow YouTube’s in-app live flow and check the eligibility screen before the event. For a webcam stream, use YouTube’s webcam option and confirm the selected camera and microphone before going live.
7. Disclose commercial relationships and check state rules
Make paid or otherwise connected promotion clear
If the developer, broker, or another advertiser pays you, provides a free benefit, exchanges services, or otherwise has a material connection with you, disclose it clearly in language viewers understand. ASCI’s influencer-advertising FAQ says the disclosure label must appear at the beginning and end of a live broadcast. It lists labels including “Advertisement,” “Ad,” “Sponsored,” “Collaboration,” “Partnership,” “Employee,” “Free gift,” and “Affiliate.” Choose an accurate label and make it understandable in the language used in the stream.
Department of Consumer Affairs endorsement guidance, as summarized by the Press Information Bureau, calls for clear and prominent disclosure in both audio and video throughout a live stream. For a commercial endorsement, using an audible disclosure and a visible on-screen label throughout the stream is a prudent way to make the relationship apparent; check current guidance for the particular campaign.

Verify the relevant RERA authority’s requirements
Project advertising rules are not safely reduced to one nationwide format from the examples available. Kerala RERA promoter guidance says the authority website and project registration number should be prominent in project advertisements. A Rajasthan RERA order dated 30 July 2025 addresses social-media publications and radio advertisements, including a direction dispensing with QR codes in social-media publications under that order. These are state-specific examples, not a universal template for every Indian property tour.
- Check the project’s registration and current status with the relevant state RERA authority.
- Confirm the current advertising directions for that state and the specific project before promoting it.
- Do not assume a QR-code, registration-number, or disclosure rule from one state applies unchanged elsewhere.
8. End the stream and review the replay
End the broadcast deliberately in YouTube’s controls rather than assuming that stopping the camera or encoder has closed the event. Then review the replay for picture, sound, accidental disclosures, and any claims that need clarification. YouTube says encoder streams shorter than 12 hours are automatically archived; mobile streams also create an archive that can be edited or deleted. Check the saved replay and its visibility before sharing it as a project resource.

Common problems and what to do
| Problem | Likely cause | What to check |
|---|---|---|
| The channel cannot start a live stream | Verification or eligibility is incomplete, a restriction applies, or first-time activation is still processing. | Review the channel’s live eligibility status, verify the channel, check for restrictions within the prior 90 days, and allow up to 24 hours for first-time activation. |
| The mobile live option is unavailable | The channel may not meet mobile-specific eligibility, including the current 50-subscriber threshold. | Check the channel’s mobile live eligibility and use webcam or encoder streaming if appropriate and available. |
| The encoder is not appearing in YouTube’s preview | The encoder may be using the wrong stream URL or key, or may not be sending a signal. | Compare the encoder fields with the current values in Live Control Room, confirm the encoder is sending, and wait for the incoming preview before going live. |
| The picture works but the tour is difficult to hear | The selected microphone may be wrong, too far away, or affected by wind or handling noise. | Check the microphone selection and levels, move closer to the mic, reduce wind exposure, and perform another audio check before the public start. |
| The walk-through drops or looks unstable | Mobile signal may be weak along the route. | Test the intended route in advance, shorten or adjust it to stay in a reliable coverage area, or use a production setup with a more dependable connection. |
| The saved replay is missing or incomplete | The stream may not have been ended or archived as expected, or its duration and route may affect availability. | Check YouTube Studio’s live content and replay settings. Encoder streams shorter than 12 hours are automatically archived according to YouTube; do not assume the same archive behavior for a longer encoder stream. |
Optional audio equipment
A phone-first tour can start with the phone’s built-in microphone, but a compatible wireless microphone kit may help keep narration intelligible while walking. Before buying or borrowing one, check the phone connector, receiver compatibility, wireless range, battery life, and wind handling. YouTube documents external audio hardware for encoder setups; an external microphone is not a YouTube requirement, and no particular model is endorsed here.
Or let it run in the cloud
StreamNeo is not a replacement for a live, on-site camera tour: it streams uploaded videos to YouTube, not a live camera feed. It can fit a different use case, such as looping a prerecorded property presentation or tour on a YouTube channel. Upload the recording or build a playlist, add your YouTube stream key once, and go live; StreamNeo loops the video from the cloud.
