For a standard live setup, verify channel eligibility, choose a streaming method, configure and test the feed, then monitor it and keep listing information current.
Plan the channel before configuring the stream
Decide what viewers will see and who will keep it accurate. A listings channel might use prerecorded property footage, a live webcam or mobile presentation, or a mixed show with agent narration and overlays. Choose the production method to match the content: YouTube supports several live-streaming methods, so a dedicated encoder is not mandatory for every channel.
- Prer recorded footage: Prepare property videos and a schedule for checking listing status, contact details, and permissions.
- Live presentation: Use a webcam or mobile method if an agent will speak or show a property in real time.
- Mixed production: An encoder can be useful when the show needs prepared sequences, overlays, or external hardware.
Choose a horizontal or vertical presentation based on the way you want to frame the properties and the viewing experience you intend to provide. YouTube documents both formats, but the available evidence does not establish which performs better for real-estate listings.
Check channel eligibility
- Verify the YouTube channel. YouTube requires channel verification to enable live streaming.
- Check that the channel has had no live-streaming restrictions in the previous 90 days. If a restriction applies, resolve it through YouTube before planning a launch.
- Open YouTube’s Get started with live streaming guidance and select a currently supported method: encoder, webcam, mobile, or another available route.
Eligibility is separate from whether a particular continuous prerecorded format is permitted. Verify that format independently before announcing an always-on schedule.

Set up an encoder-based listing feed
The encoder route suits a production that combines prepared property footage, graphics, narration, or external video equipment. YouTube’s encoder guidance supports RTMP/RTMPS delivery and lists H.264, H.265, and AV1 video options, with AAC or MP3 audio. The suitable settings depend on the codec, resolution, and frame rate selected.
- In YouTube Studio, open Go live to enter Live Control Room, then create or configure the event. Follow the current on-screen prompts for the event and encoder; labels and available options can change.
- In the encoder, select a supported video codec and audio codec, then set the resolution and frame rate appropriate for the source and the connection. YouTube lists support up to 60 fps.
- Set the video bitrate for the chosen codec, resolution, and frame rate. YouTube recommends choosing quality that the internet connection can reliably sustain and testing upload bitrate; do not assume a higher setting is always better.
- Set keyframes to a 2-second interval if possible; YouTube recommends 2 seconds and gives 4 seconds as the maximum.
- Use RTMPS where the encoder supports it. YouTube recommends RTMPS for Live.
- Copy the event’s stream URL and stream key from Live Control Room into the encoder’s streaming destination and key fields. Treat the key like a password: do not display it on air or share it publicly. If it is exposed, replace it in YouTube Studio and update the encoder.
- Start the encoder and check Live Control Room for the incoming preview and stream health before making the event public.
Consult YouTube’s current encoder settings, bitrates, and resolutions page for its setting guidance. Use the specific recommendations for your selected codec and output rather than applying one bitrate to every production.

Test, launch, and monitor the broadcast
- Run a private or unlisted test before the public event. Include representative motion and audio—such as a moving property walkthrough and the narration or music planned for the real program—so the test exercises the actual feed.
- Check that video is correctly framed, text and contact details are readable, audio is clear, and the encoder is not reporting dropped frames or connection instability.
- Publish the event only after the preview and stream health are satisfactory. YouTube’s guidance says to test before going live and to monitor stream health and messages during the event.
- Assign an operator or documented alert process to respond to a failed feed, inaccurate contact details, or a listing that is no longer available. Check the broadcast during operation rather than assuming a successful start means the feed remains correct.
- Maintain an internal process to update or remove footage when listing status changes. This is an operational safeguard, not a statement of a specific YouTube requirement.
Verify continuous prerecorded playback before promising 24/7 operation
YouTube’s general live and encoder guidance does not establish whether a single stream may run indefinitely while looping prerecorded listing material, what duration limits apply, or what happens to the archive. Do not infer permission or archive behavior from the fact that an encoder can send a live feed.
Before launch, check YouTube’s current rules for continuous or looped streams and confirm the behavior for the exact format you plan to use. Test the intended setup and establish how you will handle stream interruption and any resulting archive. If you cannot confirm that the format is allowed and behaves as needed, describe the channel as scheduled live programming rather than promising an uninterrupted 24/7 loop.

Keep housing advertising accurate and fair
For U.S. housing promotion, the Fair Housing Act applies to advertising housing and real-estate-related transactions on digital platforms. HUD’s April 29, 2024 guidance addresses automated systems used for ad targeting and delivery. Federal protections cover race, color, national origin, religion, sex (including sexual orientation and gender identity), familial status, and disability; advertising is among the covered activities. HUD has also said discriminatory housing advertising can include restricting who sees housing-related ads on protected-class grounds.
- Keep descriptions factual and centered on the property, its features, location, and verified terms.
- Avoid wording that expresses a preference for or exclusion of people based on protected characteristics.
- Take care with paid promotion, audience settings, and distribution, including automated targeting and delivery.
- Confirm you have permission to use the listing footage and that displayed property details and contact information are authorized and current.

Troubleshoot common launch problems

Choose equipment based on the production you already have
