Request same-day Loan Estimates based on the same loan amount, loan type, term, points or credits, and rate-lock assumptions. Then compare the cash you would pay, monthly payment, remaining loan term, and interest and fees over the time you expect to keep the mortgage. A lower payment alone may simply mean you are repaying the debt for longer.
Should you refinance after rates fall?
Possibly, if a current offer improves your costs over the period you expect to keep the loan and fits your cash-flow needs. Mortgage rates can change daily, and a published average is not your personal offer: pricing and eligibility depend on the lender and your transaction. Get current written estimates rather than relying on a headline rate. The CFPB guide to comparing loan offers explains how to compare them.

There is no universal rate-drop threshold that makes refinancing worthwhile. The answer depends on your current mortgage, the new loan’s costs and terms, and how long you expect to keep it. The CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing, but that is broad context, not a forecast for you. Use your own likely timeline.
Set up an apples-to-apples comparison
Record your current loan
Write down the current balance, interest rate, monthly payment, remaining term, mortgage insurance if any, and any prepayment terms. Decide what new loan amount and term you want to evaluate. Keep those assumptions consistent across lenders; otherwise, a lower payment might come from borrowing more or extending repayment, not from a better deal.

Request written estimates from multiple lenders
Ask each lender for a Loan Estimate using the same requested loan amount, fixed- or adjustable-rate structure, term, points or lender credits, and rate-lock assumptions. Because rates can change daily, estimates issued on different days may not be directly comparable. The CFPB’s mortgage shopping guidance covers comparing lenders and loan terms.
Compare more than the interest rate
Review the Loan Estimate’s interest rate and APR alongside the monthly principal-and-interest payment, mortgage insurance, total monthly payment, origination charges, other services, lender credits, and cash to close. Also compare the “In 5 years” cost measure, which accounts for payments and principal paid down. For an adjustable-rate offer, that estimate assumes rates stay unchanged; actual costs may be higher if rates rise. Check why taxes, insurance, or escrow amounts differ before treating a change in those figures as a lender saving.

Estimated months to recover costs = refinance costs you pay ÷ monthly payment reduction
For example, a hypothetical refinance with $4,000 in costs and a $200 lower monthly payment has a simple payback of 20 months. That arithmetic is not a prediction or a complete measure of savings. Count lender credits only as part of the offer that provides them, including any higher rate used to fund those credits.

Next, compare the remaining balance, principal paid down, interest, and fees on both loans over the time you expect to keep the mortgage. A refinance can pass the simple payback screen yet cost more overall if it restarts repayment over a longer term. The CFPB’s five-year comparison is one useful standardized measure; your own expected holding period may be shorter or longer.
Choose points, lender credits, and closing costs deliberately
Discount points are upfront charges in exchange for a lower interest rate. Lender credits reduce the cash due at closing in exchange for a higher rate. Ask lenders for otherwise matching estimates with no points, discount points, and lender credits; compare cash to close, monthly payments, and interest and fees over your expected holding period. Points may fit a borrower who expects to keep the loan long enough for the payment savings to offset the upfront charge. Credits may fit someone who needs to preserve cash or expects to move or refinance sooner. The actual pricing depends on the lender and loan. See the CFPB’s explanation of points and lender credits.

What “no closing cost” can mean
“No closing cost” does not necessarily mean the costs disappear. The lender may provide a credit funded through a higher interest rate, or the costs may be added to the loan balance. The first can increase what you pay over time; the second increases your debt, reduces equity, and can increase payments. Compare either structure with an offer where you pay costs upfront, looking at payment, balance, and total borrowing cost. The CFPB describes these approaches in its guide to no-cost or no-closing-cost refinancing, last reviewed April 3, 2024.
Federal tax treatment of points
IRS Publication 936 (2025) says refinance points generally are deducted over the life of the loan rather than fully in the year paid. A portion tied to proceeds used for qualifying substantial improvements to a main home may receive different treatment if the applicable tests are met. The IRS distinguishes points from service charges, and the outcome depends on the loan and tax circumstances. Check the current IRS Publication 936 and consult a qualified tax professional about your situation; do not assume refinance charges are deductible.
Check the rate lock and closing disclosures
Ask whether the quoted rate is locked, when the lock expires, whether there is a fee or extension charge, and whether the lender’s expected closing timeline fits that period. A rate lock generally depends on the application remaining materially unchanged and the loan closing within the lock period. Changes in appraisal or verified income, for example, may affect underwriting assumptions and the terms available.
Compare the Closing Disclosure with the Loan Estimate. If the rate or fees differ, ask the lender to explain the specific change. The CFPB’s guidance on changes between the Loan Estimate and Closing Disclosure explains what to check. If you are not satisfied with the explanation, you can consider another lender, while recognizing that switching late may mean restarting processing.
Quick Recap
A practical decision checklist
- Compare current written Loan Estimates issued on the same day, with matching loan amounts, terms, loan types, and pricing assumptions.
- Include upfront costs, lender credits, cash to close, monthly payment, and any costs added to the new balance.
- Compare the new term with the remaining term on your existing mortgage; check how much principal you will pay down.
- Use the break-even calculation as an initial screen, then compare interest and fees over your expected holding period.
- Weigh lender service and confidence in the lender’s closing timeline alongside price.
- Confirm the rate-lock terms and review the Closing Disclosure against the Loan Estimate before closing.
