Before linking a bank account or responding to a last-minute payment change, verify what is being requested and confirm it through a trusted contact route.
What information do you need to start a mortgage application?
For a Loan Estimate, the Consumer Financial Protection Bureau (CFPB) says a lender needs six pieces of information: your name, income, Social Security number, the property address, an estimate of the property’s value, and the mortgage loan amount you want. Supporting records can come later; you do not need to upload a complete underwriting packet just to request an estimate. See the CFPB’s Loan Estimate guidance.

As your application progresses, the lender may ask for documents such as recent pay stubs, W-2s or tax returns, bank statements, records showing where your down payment came from, and identity documents. The exact list depends on your lender and circumstances. Ask what is needed for your application and why before sending additional information. CFPB guidance notes that mortgage document requirements apply to most mortgages, with exceptions.

Before entering personal information, reach the lender through a website or phone number you obtained independently from a reliable source. Be cautious with unsolicited links, attachments, and requests for passwords or account credentials. A message that appears to come from a mortgage professional may be fraudulent.

- Ask whether the application page belongs to the lender or to a service collecting applications on the lender’s behalf.
- Ask who will receive your information and how to contact the lender if you need to verify a request.
- Do not assume a page is fraudulent—or safe—based on appearance alone. Confirm its destination with the lender using a contact route you found separately.
- Compare lenders on the information and documents they request at each stage, their approved submission channels, their receipt-confirmation process, and the clarity of their privacy notices. The CFPB suggests shopping with three or more lenders.
How to send mortgage documents securely
Ask your loan officer for the exact approved destination and submission instructions. Use the lender’s designated portal or another method it expressly approves, send copies rather than originals, and confirm that the right person received the files. Keep your own copies of what you submit.
Do not send sensitive personal or financial documents through ordinary email. The CFPB’s mortgage scam handout states: “Email is never a secure way to send sensitive financial or personal information.” If you receive an unexpected request to email documents, verify it with your loan officer through a phone number or contact method you already trust.

Submit complete, accurate records. Missing pages can matter, and the lender may ask you to provide updated pay stubs or bank statements as the application moves forward.
What to ask before linking a bank account
A lender or service provider may offer automated document collection by requesting account information directly from a bank or business to verify income or employment. The CFPB says consumers decide whether and when to allow this access. You can ask what manual alternative is available before authorizing a connection.

Before proceeding, get clear answers to these questions:
- What account data will be accessed, and for what purpose?
- Who will receive the data?
- How long will access continue?
- Will you provide account credentials, or is the connection made another way?
- How can you disconnect access later?
- Can you provide documents manually instead?
The answers depend on the lender and provider. Do not authorize access until you understand the request and how to revoke it.

What a lender’s privacy notice does—and does not—promise
Read the lender’s privacy notice to understand its information collection and sharing practices, and ask about anything unclear. Under Regulation P, covered financial institutions include non-bank mortgage lenders and mortgage brokers. The regulation describes privacy notices and certain limits on disclosure of nonpublic personal information to nonaffiliated third parties, as well as restrictions on redisclosure and reuse. It also has exceptions, so a notice is not a promise that your information will never be shared. The CFPB’s overview says Regulation P was most recently amended on September 17, 2018, and cautions that its electronic presentation is not the official legal edition.

The FTC’s 2021 Safeguards Rule announcement says covered non-banking financial institutions, including mortgage brokers, must maintain a comprehensive information-security program. It describes safeguards such as limiting access to consumer data and using encryption. These institutional duties do not guarantee that every portal is risk-free or establish a particular lender’s portal controls. Ask the lender about practices that matter to you, such as access, retention, and how it handles a suspected exposure.

How to avoid mortgage-closing payment scams
Scammers may impersonate a real estate or settlement professional and send last-minute changes to the instructions for wiring closing funds. A fraudulent wire may be difficult to recover. Save trusted representatives’ phone numbers before closing, and verify any change by calling a number you saved independently—not one in the suspicious email or message. The CFPB also suggests agreeing on a private code phrase with trusted representatives.
If you already sent money in response to suspected fraudulent instructions, contact your bank or wire-transfer company immediately to try to stop or reverse the transfer. Then report the incident to the FBI’s Internet Crime Complaint Center.
What to do if your information may have been exposed
Review your credit reports and financial-account activity for unfamiliar accounts or transactions. If you are concerned about identity theft, a fraud alert or credit freeze can add protection, but they work differently:

The CFPB describes fraud alerts and freezes as free or low-cost measures. Paid identity-monitoring services vary in scope and price; the CFPB reports costs ranging from a few dollars a month to over $15 per month, a broad range rather than a current quote or recommendation. Check what monitoring covers, any recovery assistance or insurance exclusions, the price after a trial, and cancellation terms. Monitoring is not a substitute for reviewing accounts, using a freeze or alert when appropriate, or taking steps to recover from identity theft. If you have a problem with a credit report, you can submit a complaint to the CFPB.
