Find where the water is entering before sealing anything. Rain that appears around a window may have travelled from a sash, frame joint, gap around the rough opening, or failed flashing above or below the window. Condensation can also leave similar stains. The right repair depends on the entry path—and must preserve the opening’s route for draining water back outside.
Protect the area and note when the leak happens
Catch active water, move nearby belongings, and photograph the wet area and visible exterior conditions. Note where water first appears, whether wind-driven rain makes it worse, and whether moisture continues after the rain stops. These clues help describe the problem, but the interior wet spot does not necessarily identify the exterior entry point.

Check whether the water could be condensation
Before treating a stain as a rain leak, look for condensation on the glass or frame and monitor the area. The U.S. Department of Energy (DOE) cautions that condensation can cause staining that resembles water infiltration; its wood-window guidance advises monitoring a suspected location to avoid a false diagnosis. Water marks on the frame, peeling paint or wallpaper, and damage below the window are signs to document, not proof of where water entered.
Inspect the window and exterior without taking it apart
Check the window unit
Look at the joints between the sash and frame and between the glass and sash. Check whether the sash operates and latches fully, and inspect visible weather seals, tracks, and drainage openings. A loose or damaged seal may allow water in, while debris can obstruct openings designed to let water drain out. Keep those openings clear; do not seal them shut.

Check the outside edges and wall above
From a safe position, look for visible gaps or damage at the sill, trim, and joints, as well as defects in head flashing or siding above the window. Water can enter beside or above the opening and travel through the frame or wall before appearing indoors. A bead of caulk beside the interior stain may therefore miss the actual route. Do not remove trim or cladding just to investigate if doing so could expose the wall or disturb flashing.
Use a hose test only if it is safe and useful
A gentle, staged hose test is sometimes suggested for troubleshooting a sliding window, but it is not a controlled standard or a guaranteed way to locate a leak. If you choose to try it, arrange for a helper indoors to watch, use a gentle stream rather than pressure, and test one small area at a time, starting at the lower track and moving upward. Stop as soon as water appears inside or begins reaching the wall or finishes. Do not flood the opening. For an uncertain or concealed leak, an inspector or building-envelope professional can investigate more safely.

Match the repair to the confirmed entry path
Seal only a joint meant to be sealed
If you have identified a failed sealant joint that is intended to be sealed, remove the failed material from that joint, prepare the surfaces, and apply a compatible exterior window-and-door sealant according to its instructions and the window maker’s guidance. There is no single sealant appropriate for every window joint, and caulking an intended drain or exit path can trap water instead of directing it outside. If debris blocks visible track drainage openings, clear it and check for damage to the track or seals. Do not cover openings with sealant. Slider leaks can also result from installation, flashing, or siding defects, so a track that looks clean does not rule out a problem elsewhere.

Repair flashing problems at the opening
A leak at the rough opening or flashing may require removing trim or cladding to reach the assembly; caulk on the visible surface is not a substitute for repairing its drainage layers. DOE’s window and door flashing guidance describes the sequence for a new opening: sill pan, window, side flashing over the pan, top flashing over the side flashing, and integration with the wall’s drainage plane. Existing walls differ, so follow the window maker’s details and use a qualified installer when access or proper integration is uncertain. DOE summarizes the purpose: “Properly installed flashing around window and door openings directs water out, rather than into, the wall cavity.”

Repeated leaks, stains below the opening, peeling finishes, soft or rotted trim, or moisture that appears to extend into the wall can indicate concealed damage. DOE notes that water leakage may be hidden and that further investigation, potentially including moisture measurements, may be needed. Stop DIY work and seek a qualified window or building-envelope inspector or repair contractor if water keeps returning, framing may be damaged, mold is suspected, flashing is inaccessible, or a test sends water into the wall. The specific repair cannot be determined without knowing the window type, wall and cladding details, entry point, and condition behind the trim.
