How to Find Housing in Mexico Without Getting Scammed

A practical verification sequence for long-term rentals and temporary lodging in Mexico: see the property, verify who can rent it, protect personal data, and pay only on clear terms.

Before you send rent, a deposit, or an INE photo, verify the property, the person offering it, and the written terms. For a long-term rental, see the home in person or by a live walkthrough, check the landlord’s authority against property records, and pay only after the agreement and handover are clear. For temporary lodging, check the full price and booking conditions before paying. A low price combined with pressure to reserve without a viewing is a warning sign—not a reason to skip checks.

How rental scams commonly work

Mexico’s Secretaría de Seguridad y Protección Ciudadana (SSPC) describes a pattern that can start with an attractive rental advertised on social media at a price considerably below similar homes nearby. The conversation may move to a messaging app; the supposed landlord may offer false identification or a contract, request a deposit before signing, then delete the ad and stop responding after receiving money. CONDUSEF’s July 17, 2020 example also describes excuses for not showing a low-priced property in a high-demand area, followed by a request for an advance transfer and an INE image. In that example, the requested advance was “hasta el 50% del alquiler”; that is a detail of the scenario, not a typical deposit or a measure of how often scams occur.

A social-media listing, an ID image, a polished contract, or a platform profile is not proof that the person has authority to rent the home. Treat urgency—such as claims that many people are waiting—as a reason to slow down and verify, particularly when the owner will not arrange a viewing.

Use this sequence before paying for a long-term rental

  1. Compare the asking rent. Check similar homes in the same area. An unusually low price is a warning sign, especially when paired with pressure to pay quickly.
  2. Arrange a real viewing. Visit the property yourself where possible. If you cannot, SSPC recommends a live video call showing the whole interior and views outside. A recorded video or a few photos are not equivalent to a live walkthrough, and a video does not prove ownership or legal authority.
  3. Verify the person’s authority independently. Ask for official identification and compare the name with ownership or registration documents. Check the property in the Public Registry of Property and ask for documents showing that the person is entitled to rent it. An ID image alone does not establish that authority. Handle copies of IDs carefully and do not send your own sensitive information to an unverified contact.
  4. Look for independent reports. Search the owner’s or rental company’s name with words such as “queja,” “comentario,” or “estafa,” and review other people’s reported experiences, as consumer.gov recommends. No search results do not prove that the offer is legitimate.
  5. Read the written terms before signing. Make sure the agreement clearly identifies the parties and property, amounts, dates, and conditions. SSPC advises: “Evitar pagos adelantados sin firmar un contrato de arrendamiento que especifique condiciones claras.” Lease rules may vary by state and locality; these checks are not a complete legal review or a universal lease form.
  6. Follow the viewing, signing, keys, payment sequence. Agree clearly on the handover and payment terms, and use a traceable payment to an account in the verified landlord’s name. Keep the signed agreement, listing, messages, transfer receipt, and handover record.

Be especially careful when searching remotely

If you cannot travel to view a long-term rental, arrange a live walkthrough that shows the full property and its exterior, then verify the representative’s authority separately against the relevant property documents and registry. Do not transfer money merely because someone has sent a video, ID, or contract. A locally verified real-estate agent or property manager may be an option if you cannot inspect in person, but it is not a guarantee: independently check the representative and their authority to act for the owner.

Do not send an INE photo, bank details, or other sensitive information just because someone says they need it to “hold” the unit. CONDUSEF’s scam example links an INE-photo request with pressure for an advance payment. Wait until you have verified both the property and the person requesting your information.

Temporary lodging booked through a platform

A short-term booking is not the same as a long-term residential lease. Before paying, check the property description, dates, cancellation and refund conditions, and every charge in the booking total. Profeco’s April 12, 2026 guidance says: “Los proveedores deben informar el precio total en moneda nacional e incluir impuestos, comisiones, intereses, seguros y cualquier otro costo o cargo adicional.” Keep the booking confirmation and, where possible, communications within the platform. Using a platform does not by itself establish that a listing is safe or ensure a refund if something goes wrong.

Profeco reported receiving 106 calls to its Consumer Phone from 2023 through 2026 seeking advice about Airbnb service. The reported topics included refusal to provide the booked service or refund a deposit, service descriptions, refusal to make changes, improper charges, and modifications or cancellations without notice or authorization. This is a count of advice calls received by Profeco, not a count of proven fraud, formal complaints, or all affected customers.

If you have already sent money or documents

  • Contact your bank or payment provider promptly and ask what options are available. Do not assume a transfer can be reversed.
  • Preserve the listing, messages, proposed or signed contract, payment receipt, and any identity or property details you received. Avoid deleting the conversation or ad evidence.
  • Seek guidance or report the incident through the relevant state Cyber Police unit. SSPC points to its Ciberguía directory for contact information.
  • For a tourism-provider dispute, SECTUR lists a lodging complaint category and provides Profeco consumer-service routes for tourism-related questions and complaints. Check the official contact pages for current numbers and procedures.

Long-term rental or platform lodging: which checks matter?

Check Long-term rental Temporary platform lodging
Stay and agreement Review the proposed written rental terms, including parties, property, amounts, dates, and conditions; local lease rules may vary. Review the booking dates, property description, cancellation, refund, and charge terms.
Who is offering the home? Verify the person’s identity and authority using property documents and the Public Registry of Property. Check the listing and keep booking communications in the platform where possible; a platform profile alone is not a guarantee.
View before paying Visit in person or arrange a live video walkthrough; verify authority separately. Check the listing details and booking terms before committing; do not treat platform use as proof of safety.
Price Compare rent with similar properties in the area; an unusually low price may be a warning sign. Check the total shown in Mexican pesos, including taxes, commissions, insurance, and other additional charges.
Records and recourse Keep the signed agreement, listing, messages, traceable payment proof, and handover record. Keep the confirmation and platform communications; for a tourism-provider dispute, consult current Profeco or SECTUR channels.

Federal consumer and security agencies provide the Mexico-specific guidance above, but it does not establish a universal deposit cap or lease form for every state. Do not infer that a requested deposit is lawful or unlawful solely from a general online example; check local requirements or obtain appropriate local advice for the specific agreement.
