To help your roof last, keep water draining freely, inspect for damage, maintain the ventilation system appropriate to its design, and arrange repairs before water gets inside. These steps reduce avoidable wear; they cannot guarantee extra years. Roof life depends on its material, installation, design, local weather and maintenance. The guidance below focuses mainly on U.S. residential asphalt-shingle roofs, so check the relevant manufacturer’s instructions for other materials or assemblies.
Start with a safe visual check
Look from the ground rather than walking on the roof just to inspect it. After a storm, and as part of routine upkeep, scan for conditions that could let water in or signal structural trouble.
- Missing, lifted or visibly damaged shingles
- Branches touching or scraping the roof, and accumulated leaves or twigs
- Debris or standing water that could interfere with drainage
- Sagging or other visible changes in the roofline
- Loose, damaged or deteriorated flashing around chimneys, vents and other penetrations
A sagging area or visible damage on a steep roof calls for professional assessment, not a closer look from the roof. The Asphalt Roofing Manufacturers Association (ARMA) also recommends professional help when a leak or visible damage is found on a steep-slope roof; repairs can require suitable equipment, tools and materials.
Keep water moving off the roof
Clear gutters and downspouts regularly, and remove leaf litter, pine needles, twigs and other debris from roof areas where it is safe to do so. ARMA advises keeping the roof clear enough for water to drain freely. Clogged gutters can contribute to water backing up beneath shingles at the eaves and damage to fascia, according to ARMA and the Insurance Information Institute (III).

A gutter-cleaning scoop or hand tool can help with the task, but use it only from a stable, safe position. Do not reach beyond your balance or climb onto a roof to clear debris. If access is risky, hire someone equipped for the work.
Trim branches that scrape the roof or drop debris. ARMA notes that keeping branches back can help the surface stay drier and inhibit organic growth.
Inspect regularly, and check after storms
Inspection recommendations differ: ARMA advises semiannual checks, while III recommends yearly inspections, particularly for roofs at least 15 years old, and checking for damage after storms. These are general recommendations, not a universal schedule. Follow guidance for your roofing material and ask a qualified roofer what is appropriate for your roof’s age, design and exposure.

Flashing deserves particular attention. ARMA’s Spring Roof Inspection guidance says, “A thorough inspection of flashings, at least once every year, is essential since numerous failures attributed to the roofing material are frequently flashing failures.” This is the association’s recommendation, not a code requirement.
Check the attic for signs of moisture
If the attic is safely accessible, look at the underside of the roof deck for water stains, especially near penetrations and flashing. A stain can point to a leak, but it is not proof: ARMA notes that in cooler climates, condensation associated with inadequate ventilation can also cause staining. A roofer can help identify the source rather than treating the symptom alone.
Treat ventilation as part of the roof system
For a vented asphalt-shingle attic, ARMA describes ventilation as the free flow of outside air through the space immediately beneath the roof deck. Its guidance describes low intake and high exhaust with unobstructed airflow. Properly designed ventilation moves heat and moisture out and can help limit ice dams and premature shingle deterioration.

That does not mean adding vents wherever possible. Intake, exhaust and the rest of the roof assembly need to work together; changing one part without considering the whole system may not solve the problem. Ask a qualified roofer about the design if the attic has moisture issues, signs of ice dams or unclear airflow. Requirements and solutions can vary by roof assembly and location.

Missing or wind-damaged shingles, damaged flashing, leaks and backed-out fasteners merit timely evaluation. ARMA lists repair approaches for asphalt shingles that include replacing damaged shingles, installing appropriate flashing around penetrations, resealing wind-damaged shingles and correcting backed-out fasteners.
Temporary sealant or roofing cement should not be treated as a durable, permanent repair. The right fix depends on the damaged material and cause of the problem. Use a qualified roofer for work that is complex, difficult to access or unsafe; a leak or visible damage on a steep-slope roof is a particular reason to call a professional.

Keep maintenance records
Save inspection and maintenance receipts, along with dated photos taken before and after work. III recommends keeping these records and notes that some insurers may require proof of inspection or maintenance. Check directly with your insurer for the requirements that apply to your policy.
What roof lifespan estimates can—and cannot—tell you
There is no single lifespan that applies to every roof. Material, installation quality, design, local weather, severe events and upkeep all affect service life. Published estimates are examples, not promises about a particular home, and a product warranty is not a forecast of how long the installed roof will actually last.

InterNACHI says its estimates also depend on local weather, building and design, material quality and adequate maintenance. For a useful estimate of an existing roof’s remaining service life, account for its material, age, condition and local exposure with a qualified roofer rather than relying on a generic number.
