Treat “AI” as a claim to validate—not proof of accuracy. The available product descriptions do not establish an independent, apples-to-apples accuracy winner, so ask vendors to backtest their forecasts on comparable historical projects.
Start by defining the cash-flow question
“Construction cash flow” can mean the funding position of one contract, a contractor’s company-wide liquidity, or an owner’s project portfolio. These are related but not interchangeable. The Society of Chartered Surveyors Ireland’s cash-flow guidance primarily addresses project or contract cash flow, while noting that some principles overlap with organizational cash flow.

Before a demo or procurement review, write down the decision the forecast must support. For example, you may need to identify a project’s expected cash low point, estimate portfolio funding needs, compare expenditure with progress, or understand a contractor’s working-capital requirement. Specify the forecast horizon and whether you need gross receipts and payments, net funding position, or a balance tied to bank data.

A forecast is only as useful as the records and assumptions feeding it. Ask the vendor to show the origin, owner, and refresh timing of each input, and to trace an output back to its source record. Depending on the product and use case, relevant inputs may include:
#1 Best Overall
- Approved budgets, cost codes, and unlet budget.
- Schedule, progress, or labor-productivity information.
- Contracts, subcontract commitments, and purchase orders.
- Change orders and variations.
- Pay applications, billing cadence, and payment terms.
- Actual costs, payments, and accounting or ERP records.
For every input, document the source system, accountable owner, required fields, refresh frequency, treatment of late or missing data, and handling of changes. Ask whether users can inspect the source record behind a forecast line. Use your own coded project data in the demonstration rather than relying only on a vendor’s prepared sample.
Product documentation illustrates why this matters. Autodesk Build Cost Management describes a project budget and configured cost permissions as prerequisites for most forecast workflows. Mastt describes projections aligned with budgets and cost categories that reflect recorded payments. BuildPass describes cash-in timing based on pay applications and remaining contract value, and cash-out timing based on commitments, purchase orders, unlet cost, profiles, and payment terms. ProNovos Nova lists connections to accounting and ERP products and Procore; confirm which connections are available and how they work with your systems.

Test how the tool models time and change
Ask to see the smallest forecast period supported, how far ahead it can project, what distributions or curves it uses, whether it links to schedules, and how users can adjust assumptions. Then test whether those controls represent the way your projects are billed, paid, delayed, and revised.
- Autodesk Build Cost Management: its documentation describes weekly or monthly periods, distribution curves, schedule-linked budget items, and automated or manual adjustments.
- Mastt: its feature page describes monthly, time-phased adjustments at the project-budget or object level.
- BuildPass: its feature page describes commitment cash-flow profiles and payment terms. Its FAQ says the current version does not offer explicit scenario toggles or sliders for slipped payments.
These are different modeling approaches, not evidence that one is more accurate. Check how a proposed change—such as delayed certification, a revised completion date, or an added commitment—flows through the forecast, and whether the user can see and explain the resulting movement.

Require comparison with actuals and an audit trail
Forecasts should be revised when better information arrives. SCSI guidance calls for forecasts to be updated as information improves or the model changes, and for actual payments to be monitored against forecast. In a product demonstration, ask the vendor to show:
- Planned, forecast, and actual cash movements side by side by period.
- How a prior forecast version can be compared with what actually happened.
- Whether past periods are locked or can be edited, and how corrections are recorded.
- Variance explanations and a record of who changed an assumption and when.
The documented workflows differ: Autodesk describes planned, actual, and forecast views; Mastt describes comparisons with recorded payments; BuildPass says locked months preserve actuals while open months forecast forward. Validate that the detail and history meet your own audit and reporting needs.

Ask vendors to prove predictive performance
Product labels, claims about data volume, and visibility features do not demonstrate that a cash-flow forecast is more accurate. Request a retrospective test using projects similar to yours in size, delivery method, contract type, geography, and billing and payment practices. Require the vendor to disclose:
Recommended Free Tools
- Prediction target: cash receipts, cash expenditure, net funding line, cash low point, or another defined outcome.
- Horizon and refresh cadence: how far ahead each prediction looks and how often it is updated.
- Baseline: what the model is compared against, such as your existing spreadsheet or a simple historical curve.
- Error results: the metric used and results by project and horizon, not only a combined figure.
- Test design: how the vendor prevents data leakage from information that would not have been available at the time of the forecast.
- Disruptions: how schedule slips, change orders, delayed certification, disputed invoices, and unlet costs are handled.
- Uncertainty: whether downside scenarios or ranges are available, and whether they are calibrated and usable for decisions.
An AACE Croatia Section search-result abstract describes a proposed artificial-neural-network approach to estimating cash flow and maximum resource needs at tender stage, when project information is limited. That establishes that such research has been proposed; it does not establish commercial accuracy or superiority over other methods. The available product descriptions likewise do not provide an independent, apples-to-apples accuracy comparison.

Distinguish a project forecast from cash in the bank
Ask the vendor to define every displayed “balance.” It might be cumulative project net cash flow, a working-capital requirement, an aggregation across projects, or actual bank cash; the label alone does not tell you which. Confirm whether bank data is connected and how currencies are handled.
BuildPass says its running balance is relative, starts at zero, and is not actual bank cash. It also says mixed-currency portfolios are reported separately rather than converted into one figure. These distinctions matter when comparing products or using a project forecast for treasury decisions.

| Product | Publicly described approach | What to verify |
|---|---|---|
| Mastt | Monthly forecasts from live budget and payment data; project-budget or object-level views; comparisons with recorded payments; charts, tables, and exports. Mastt product page | Confirm integrations, whether object-level detail maps to your cost structure, and the available version-history and scenario controls. |
| Autodesk Build Cost Management Forecast | Project-level cash flow connected to cost and time planning, performance tracking, and fee analysis; time-period distributions and manual or automated adjustments. Autodesk documentation | Confirm configuration prerequisites and whether the model covers cash receipts as well as costs in the way you need. |
| ProNovos Nova | Markets WIP, cost and revenue and cash-flow forecasts, AR aging/DSO, AP, and connections to accounting/ERP systems and Procore. ProNovos product page | Verify forecast inputs, refresh cadence, backtest results, and functionality for your systems. |
| BuildPass cash forecast | Describes monthly net funding based on pay applications, commitments, purchase orders, and unlet cost, using payment terms and commitment profiles. BuildPass feature page | Confirm availability status, scenario limitations, and the distinction between relative running balance and bank cash. |
| Procore for owners | Markets portfolio cash-flow forecasts using connected field and financial data. Procore owners page | Ask for the forecast methodology and accuracy evidence, and confirm required project and financial data. |
When comparing options, include integrations, permissions, auditability, exports, portfolio aggregation, currency handling, implementation effort, and views for each user role. Autodesk documents cost-permission and project-configuration prerequisites; Mastt describes structured program and portfolio reporting and exports; ProNovos lists accounting/ERP and Procore connections; and Procore markets owner portfolio visibility with connections to accounting and corporate software. Treat these as vendor-published capabilities and verify them in your specific configuration.
Keep vendor statistics in perspective
Procore’s owner page attributes a “95%” figure to Dodge Construction Network: owners who say data visibility increases their confidence in decision-making. That is a reported statistic about confidence and visibility, not forecast accuracy; the underlying report and methodology were not separately examined. Procore also says its AI is built on data from “over three million construction projects.” That is a vendor statement about its data layer, not evidence of cash-flow forecast performance. Neither statement substitutes for a comparable backtest.
