To compare fixed-rate and variable-rate mortgages in Qatar, first find out exactly how long a fixed rate is guaranteed and what applies when that period ends. For a variable offer, identify its benchmark, lender margin, reset dates and any caps or floors. Then compare total repayments, fees, insurance or Takaful, eligibility and early-settlement terms using the same financing amount and repayment term.
Ask each lender for a dated written illustration and the draft contract. A central-bank policy rate provides economic context; it does not tell you how your own mortgage payment will be adjusted.

What “fixed” and “variable” mean in a Qatar home-finance offer
A fixed rate is fixed only for the period stated in the offer or contract. Some offers may guarantee a rate for an initial period and apply a different rate afterward. Check what rate or calculation method takes over, when it takes effect and whether you must accept or refinance under new terms.
A variable rate can change under the contract’s repricing mechanism. The offer should identify the benchmark or index, the lender’s margin, how often the rate is reviewed and how a change affects instalments or the repayment term. Ask whether the margin itself can change, and whether the contract sets a rate cap or floor. The reviewed sources do not establish one reset convention used across Qatar lenders.

In Qatar, lenders use both “mortgage” and “home finance.” Qatar Islamic Bank (QIB), for example, describes Shari’a-compliant home finance with equal monthly instalments and a profit rate. Conventional interest terminology may not map directly onto an Islamic finance contract, so compare the specific profit or rate mechanism and your total contractual obligations in the lender’s documentation. Give each lender the same assumptions: property value, down payment, financing amount, repayment term and borrower details. Request a written schedule that shows the instalment and total amount payable, along with the terms that can change either figure.

Use Qatar’s policy rates as context, not as a mortgage quote
Qatar Central Bank (QCB) says the riyal is held at QR 3.64 per US dollar and that monetary policy manages short-term interbank rates to sustain that parity. QCB’s explanation is useful macroeconomic context, but the peg alone does not predict a particular mortgage’s rate movement or reveal which benchmark its contract uses. QCB monetary policy tools
Qatar News Agency reported on 29 July 2026 that QCB left its deposit rate at 3.85%, lending rate at 4.35% and repo rate at 4.10%. Those are policy rates reported on that date; they are not a mortgage quote and do not establish the adjustment formula in a borrower’s contract. Qatar News Agency report, 29 July 2026

Questions to put to each lender
- For exactly how long is the quoted rate guaranteed, and what rate or formula applies afterward?
- If the rate is variable, what is the benchmark, what margin is added, how often is it reset and can the margin change?
- Are there caps or floors? How much notice will I receive before a reset, and does a change affect my instalment, term or final payment?
- What are the total repayments and all fees, valuation costs, insurance or Takaful charges for this financing amount and term?
- What do I pay if I settle early, make a partial prepayment or refinance?
- Which eligibility, down-payment and property conditions apply to my borrower segment?
- Can you provide a dated written illustration, full payment schedule and draft contract clause covering rate changes?
QNB’s contract materials refer to a bank-approved rate and application; its Arabic text refers to a Qatar Central Bank rate plus a margin. That wording alone does not establish a current product’s complete repricing schedule, so request the specific clause for the offer you are considering. QNB mortgage products and contract information
