How to Compare Data Center, Fiber, and Cell Tower REITs

Data center, fiber, and tower REITs lease different infrastructure and face different risks. Use filings to compare contracts, operating needs, debt, and portfolio changes.

Data center, fiber, and cell tower REITs all own digital infrastructure, but they earn revenue from different assets and depend on different operating conditions. Compare what each company leases, how durable its customer contracts are, what it must spend to maintain or expand its portfolio, and how much debt it carries—not just its category label.

What each type of REIT owns and leases

The three categories support connectivity, but the underlying assets are not interchangeable. Data center REITs own or operate facilities and related infrastructure; fiber-oriented companies may own routes or provide network capacity; tower REITs lease space or capacity at communications sites.

Exposure What the company may lease or provide Operating questions
Data centers Data center space and related infrastructure for enterprises, cloud providers, network operators, and service providers. Is power available? Are the facility, location, cooling, and connectivity suitable for tenants? How much space is occupied, and how concentrated is tenant demand?
Fiber Fiber routes, network capacity, small cells, easements, or related connectivity assets, depending on the company. Does the company control needed rights-of-way and access to poles or conduits? Are routes utilized enough to support their cost? Is the network exposed to overbuilding?
Cell towers Space or capacity on towers and other communications sites, commonly leased to wireless carriers and other tenants. Are tenants being added? How many tenants use each site? What are the contract terms, and how secure is the company’s control of the land?

Digital Realty’s 2025 Form 10-K describes its business as owning, acquiring, developing, and operating data centers, and identifies power supply, available space, location, connectivity, and competition as business factors: Digital Realty 2025 Form 10-K. American Tower also describes a data center business and the customer types it serves: American Tower filing.

For towers, American Tower describes leasing space on communications sites to wireless service providers and other tenants. Crown Castle describes its core business as providing access to tower space or capacity under tenant contracts: Crown Castle 2025 Form 10-K.

How to compare data center REITs

  • Power and facility suitability: Check what the company discloses about power availability, capacity, cooling, and the locations and configurations of its facilities. A site’s usefulness depends on more than its square footage.
  • Connectivity: Look at access to networks and the ability to meet tenant connectivity needs. Connectivity disruptions or limitations can affect a facility’s appeal.
  • Tenant demand and concentration: Compare occupancy or other utilization measures when disclosed, as well as the share of revenue tied to major tenants. A diversified customer list and a portfolio dependent on a few customers present different exposures.
  • Leases and renewal: Review lease duration, renewal terms, and power commitments. These help show how much revenue is contracted and when it could be subject to renegotiation.
  • Capital and competition: Development, power arrangements, upgrades, connectivity, and leasing requirements may all require capital. Also consider competition and the risk that facilities become less suitable as tenant needs change.

Digital Realty’s filing identifies power, space, location, connectivity, and competition as factors affecting its business; American Tower’s filing also discusses its data center business. These company disclosures support checking those exposures, but do not establish a universal ranking of data center REITs against other REIT categories.

How to compare fiber exposure

“Fiber REIT” is not a uniform asset description. A company may own fiber routes, sell network capacity, operate small cells, or hold related easements. Confirm what the specific company owns and how it earns revenue before comparing it with a tower or data center landlord.

  • Rights and access: Review rights-of-way and reliance on third-party poles or conduits. Access restrictions, permitting, or contract requirements can affect where and how a network operates.
  • Route utilization: Compare route density and utilization where disclosed. Infrastructure that is built but lightly used may have a different economics profile from a heavily utilized network.
  • Construction and upkeep: Fiber expansion, maintenance, and network upgrades can require significant capital. Examine the company’s obligations and spending rather than assuming all fiber assets have the same cost profile.
  • Competition and overbuilding: Assess the possibility of competing networks serving the same routes and the effect that could have on utilization, pricing, or returns.
  • Customer and contract exposure: Review customer concentration, contract length, and service obligations. A route asset’s value depends in part on who uses it and under what terms.

Crown Castle’s 2025 Form 10-K discusses rights-of-way, third-party poles and conduits, overbuilding, construction, maintenance, and utilization risks for its former fiber and small-cell operations: Crown Castle 2025 Form 10-K. StratCap describes a digital infrastructure strategy spanning data centers, cell towers, wireless easements, and fiber networks: StratCap filing. These examples show why a label alone does not define a company’s portfolio or operating model.

How to compare cell tower REITs

  • Tenant additions and co-location: Check tenant additions and the number of tenants per site where reported. Adding tenants to an existing site can expand customer coverage and capacity, and Crown Castle says such additions can generate incremental returns.
  • Carrier concentration and spending: Consider how much revenue depends on major wireless carriers and whether carrier network investment changes could affect demand.
  • Contract economics: Compare contract duration, escalators, renewal terms, and other lease provisions. Do not assume that all tenant contracts provide the same revenue visibility.
  • Land control: Examine whether the company owns the land or relies on leasehold rights, and the duration and terms of those rights. Site access can affect long-term economics.
  • Capital and business-model change: Existing-site additions may have relatively low incremental operating costs, but site work, leasehold interests, and portfolio investment still matter. Consider technology changes and other shifts that could affect demand for particular sites.

Crown Castle’s 2025 Form 10-K reported more than 40,000 towers as of December 31, 2025. That is a company-reported figure for that date, not an industry-wide estimate, and should not be compared with another company’s count without checking definitions, geography, and ownership. Its filing describes long-term tower tenant contracts and the role of tenant additions: Crown Castle 2025 Form 10-K.

Compare financial quality, not just asset labels

Use current filings to build a company-level comparison. Two REITs in the same category can differ materially in geography, customer concentration, leverage, lease structure, development needs, and asset ownership.

  • Recurring revenue: Identify the contractual sources of revenue and the degree of exposure to renewals, utilization, or new leasing.
  • Operating performance: Compare occupancy or utilization and operating margins where the companies report comparable definitions. Explain any differences rather than treating similarly named metrics as equivalent.
  • Capital requirements: Separate development and expansion spending from maintenance and upgrades where disclosures allow. Consider what spending is needed to sustain current revenue versus pursue growth.
  • Debt and interest: Review leverage, debt maturities, and interest costs. A business with durable contracts can still face pressure from refinancing needs or higher borrowing costs.
  • Per-share cash flow: Compare the direction of cash flow per share over time. Companies may emphasize different non-GAAP measures, so check each measure’s definition and reconciliation before treating figures as comparable.

Category-level descriptions cannot establish which REIT is safer or offers better value. A valuation comparison also requires current share prices, valuation multiples, dividend yields, and forward estimates; those figures are not established here.

Check portfolio changes and filing dates

Strategic transactions can change a REIT’s exposure quickly, making the date of a filing essential. Crown Castle’s 2025 Form 10-K described a planned sale of its small-cell and fiber-solutions businesses. Its Q2 2026 supplemental information reports that the sale closed on May 1, 2026, and that the remaining reportable segment consists of tower operations: Crown Castle Q2 2026 supplemental information.

The same supplement reports $8.4 billion in net cash proceeds from the sale, subject to the post-closing settlement process described by the company. Crown Castle’s 2025 Form 10-K reported approximately 105,000 small-cell nodes and approximately 90,000 route miles of fiber as of December 31, 2025; those figures describe assets included in the business subsequently sold, not Crown Castle’s current retained portfolio: Crown Castle 2025 Form 10-K. The sale’s closing status and proceeds are reported in the later supplement: Crown Castle Q2 2026 supplemental information.

Before relying on any portfolio count or strategic description, check the latest annual report, quarterly filing, and supplemental information. Company-reported figures are not independent market-wide estimates, and comparisons require consistent definitions, dates, geography, and ownership status.
