Choose the Johannesburg data center that gives your workload the best measured route to its actual users, cloud services, exchanges and partners—not the one with the most impressive city-level latency claim. Shortlist facilities by their network options and operational fit, test the intended routes, then compare written power, resilience and service terms. For workloads targeting JSE markets, evaluate the exchange’s own colocation facility directly.
Start with the endpoints, not the facility postcode
“Johannesburg” covers several distinct data center locations and network ecosystems. The options in this shortlist include Teraco sites in Isando and Bredell, NTT’s JOH1 in Samrand, Equinix JN1 in Germiston, and colocation at the Johannesburg Stock Exchange (JSE). Their city or suburb names—and their carrier or internet exchange presence—do not establish the latency your application will experience.

Make a route matrix of the places your workload must reach: user networks, cloud regions, exchanges, payment systems, content platforms and partner services. For each facility, ask which carriers, exchange ports, cloud connections and cross-connect paths are available to your specific suite. Then measure over the intended network arrangement. Teraco describes cross-connects as reducing latency, while JINX and NAPAfrica describe interconnection and peering; these are capabilities, not comparative end-to-end latency benchmarks. Teraco colocation, JINX and NAPAfrica
Compare more than average round-trip time. Record p50, p95 and p99 latency, jitter, packet loss and path stability over a representative test period. Where possible, measure one-way latency as well as round-trip time, and distinguish network delay from application processing time. A result is useful only when its source network, carrier, protocol, direction, load and test dates resemble the production arrangement.

Which Johannesburg-area facilities should you shortlist?
Published facility descriptions establish selected capabilities and headline capacity; they do not tell you what power, cooling, ports or inventory are currently available to your deployment. Treat the figures below as operator-published context, not a quote or a ranking.
| Option | What the operator sources establish | What to verify for your workload |
|---|---|---|
| Teraco Isando (JB1/JB3/JB5) | Teraco positions Isando as a connectivity and interconnection hub. Its Johannesburg page lists 285+ network service providers, 50+ content providers, 160+ IT service providers, cloud on-ramps and direct NAPAfrica access. These are Teraco’s figures on its current facility page, accessed in 2026. Teraco Johannesburg data centres | Identify the exact building, carrier, exchange service, cloud on-ramp, cross-connect route and port offered to your suite; test the path to your target endpoints. |
| Teraco Bredell (JB2/JB4) | Teraco lists Bredell facilities in the Johannesburg region with technical-space and power attributes; its JB4 page describes a hyperscale campus. Teraco Johannesburg data centres | Confirm that required carriers and cloud services are in the actual facility, not just elsewhere in the Teraco ecosystem. Get current cabinet power and cooling details for the proposed space. |
| NTT JOH1, Samrand | NTT lists 6,200 m² of server space, 12 MW of critical IT load, carrier-neutral connectivity, redundant meet-me rooms and N+1 UPS systems. NTT and INX-ZA announced a JINX node at JOH1 in September 2024. The capacity figures are NTT’s current JOH1 page figures, accessed in 2026. NTT JOH1 NTT/INX-ZA announcement | Check current capacity and exact carrier and exchange arrangements. If using JOH1 for primary, secondary or disaster-recovery infrastructure, review whether separation from other sites also provides independent power, fiber routes and failure domains. |
| Equinix JN1, Germiston | Equinix announced JN1 opened in October 2024. Its announcement described an initial phase of more than 20,000 sq ft and 700 cabinets, with a planned full build-out of 3,475 cabinets. The initial and planned figures are from Equinix’s 2024 announcement; planned capacity is not proof of delivered inventory. The release also describes high-density capability and liquid-cooling implementation capability. JINX lists a node at JN1. Equinix JN1 announcement JINX | Confirm completed capacity and current service availability, the scope and conditions of liquid cooling, carriers and routes available to your suite, and commercial terms. |
| JSE colocation | The JSE says its facility is next to its trading engine and lets customers lease rack space for their own servers and storage. Its 2026 benefits document reports JSE-specific latency figures; these are the exchange’s claims, not an independent comparison of Johannesburg providers. JSE colocation services | Confirm eligibility, network configuration, measurement endpoints, service specifications and current commercial terms. This option is most relevant when the principal target is JSE markets. |
JINX’s listed presence at several of these locations makes it especially important to ask for the exact node, carrier, port and cross-connect available for the proposed space; an exchange’s presence elsewhere in a provider’s ecosystem is not the same as access from your cabinet. JINX

For JSE trading, evaluate JSE colocation separately
If your primary latency target is the JSE’s markets, include the exchange’s own facility in your evaluation rather than assuming a general-purpose Johannesburg colocation site is equivalent. In its 2026 Colocation and Connectivity Benefits document, the JSE states, “Average round-trip Colocation network latency is sub 100 microseconds” and that “Speeds currently display as little as 20 microseconds.” These are JSE-published claims for its colocation and network context—not independent tests or a general benchmark for the city. Ask the JSE to define the measurement endpoints and network configuration relevant to your proposed service. JSE colocation services

Once a facility is plausible for your endpoint routes, assess whether it can support the deployment and its failure requirements. Request facility-specific answers rather than relying on a provider’s broader portfolio descriptions.
- Interconnection: Ask which carriers are physically available in the exact facility, whether the required exchange and cloud connections can reach your suite, what port speeds are offered, and what cross-connect lead times and fees apply. Ask how routes are diverse end to end—not only within the building.
- Power and cooling: Specify rack or cage capacity, kW per cabinet, A/B feeds, allocated power, cooling method and density limits. For AI or other accelerated workloads, explicitly confirm liquid-cooling availability and heat-rejection capability for the proposed space.
- Resilience and operations: Review maintenance windows, generator and fuel arrangements, incident communications, remote hands, access controls, security certifications, recovery sites and tested failure domains.
- Commercial and service terms: Compare one-time and recurring fees, power billing, cross-connect charges, minimum commitments, SLA definitions and credits, exit terms and expansion lead times. Evaluate the contract language, not just a marketing uptime headline.
Headline capacity is not a reservation or a commercial offer. Public facility descriptions do not establish current inventory, guaranteed rack power, cooling allocation, service credits or your total cost. Obtain a written proposal for the exact cabinet or cage, its SLA schedule and delivery timeline.
Use a procurement sequence that tests the proposed design
- Define the latency budget and endpoints. List user networks, cloud services, market or payment systems, data feeds and partner services the workload depends on.
- Request technical responses from a short list. Include facilities that match the endpoints and workload requirements; add JSE colocation when the workload directly targets JSE markets.
- Get the proposed topology in writing. Request exact carriers, exchange ports, cloud connections, cross-connect paths and any claimed route diversity for each site.
- Run controlled tests over the intended routes. Test from representative networks, recording dates, carrier, protocol, direction, load, latency percentiles, jitter, packet loss and path stability. Separate network delay from application processing time.
- Review the operating design. Check power density, cooling, availability, security and disaster-recovery failure domains against the workload’s requirements.
- Compare binding proposals and validate after deployment. Compare written quotes and SLA schedules, confirm delivery dates, and repeat measurements once the production configuration is in place.
How to assess resilience across sites
A second facility can help with recovery only if the failure domains and routes are understood. NTT and INX-ZA describe JOH1 in Samrand as separate from the Isando data center cluster and say that separation can suit primary, secondary or disaster-recovery infrastructure. That is the organizations’ positioning, not an independent assessment of disaster-recovery capability. Physical distance by itself does not prove independent power, fiber routes or operational dependencies. Review those elements in the proposed design and test the recovery plan. There is no universal latency winner
The published material for these facilities does not provide an independently measured, apples-to-apples latency comparison across providers. No facility can therefore be ranked as the fastest for every workload from these descriptions alone. The defensible choice is the site whose verified routes, power and cooling, resilience and contractual terms meet your workload’s measured requirements.
