Check the property address in USDA Rural Development’s Income and Property Eligibility Site. Select the relevant Single Family Housing program, open its Property Eligibility screen, accept the disclaimer, and enter the address. Treat the result as a preliminary location check—not a final eligibility decision, household qualification, or loan approval.
How do I check if my property is USDA eligible?
- Open USDA’s eligibility site. Go to the USDA Income and Property Eligibility Site and select the relevant Rural Development program. The portal separates Single Family Housing Guaranteed and Single Family Housing Direct from other Rural Development program areas.
- Choose the property screen for that program. For a home-purchase address check, open Property Eligibility under the applicable Single Family Housing program. USDA’s handbook instructs users to accept the disclaimer and enter the property address.
- Enter the specific address and read the result. Use the address lookup rather than judging eligibility by appearance or by whether the community seems rural. The handbook describes this public website process in Attachment 12-A of the SFH Guaranteed Loan Program Technical Handbook, issued May 5, 2025.
- Check the household separately. Use the corresponding assessment and income screens for the program. USDA’s Guaranteed interface separates Property Eligibility, Income Eligibility, and Income Limits; an address result does not establish that an applicant or household meets income or other requirements.
- Take application questions to the right contact. For a Guaranteed loan, USDA directs prospective applicants to an approved lender. If the property is shown as ineligible or the tool cannot determine its status, the handbook says lenders can seek agency assistance.
Is my address in a USDA eligible rural area?
The official USDA lookup is the appropriate first check for a particular address. USDA’s published definition excludes a city or town with more than 50,000 inhabitants and the contiguous and adjacent Census-defined urbanized area. That means a population figure alone cannot establish that a location qualifies: an address near a larger urban area may fall within the excluded area even if it is outside the city itself.

USDA’s Property Eligibility and Disclaimer gives the definition and provides the online map. Use the result for the exact property rather than assuming every small town or countryside address is eligible.

No. The map checks location; it does not approve a borrower or commit USDA to a loan. USDA’s official Property Eligibility disclaimer says, “Viewing eligibility maps on this website does not constitute a final determination by Rural Development.” It also states, “Final determination of property eligibility must be made by Rural Development upon receipt of a complete application.”

Property location and household eligibility are distinct questions. The program’s income assessment and other application requirements must also be addressed. The live USDA eligibility portal presents separate program screens; consult the selected program’s current requirements rather than treating a map result as a complete eligibility review.
What do I do if the USDA map says “unable to determine”?
Do not treat “unable to determine” as either a confirmation of eligibility or a definitive denial. Recheck that you selected the intended program and entered the property’s address accurately. If the result remains unresolved, ask the lender handling a Guaranteed loan to seek agency assistance, as described in USDA’s handbook. For other program questions, use the relevant USDA Rural Development contact or program pathway shown in the eligibility portal.

Guaranteed or Direct: which eligibility screen should I use?
Choose the screen that matches the Single Family Housing program you intend to explore. USDA’s site offers separate Guaranteed and Direct pathways; do not assume a result or requirement shown for one pathway applies to the other. For either route, keep the address check separate from the household assessment and the program’s remaining application requirements.
