Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →Scan for outdated or missing drivers - takes under a minuteDriver Scan →Before you pay a deposit or send identity documents, independently check the property, the advertiser’s authority to rent it, and the written payment terms. A bargain price, rushed deadline, refusal to arrange a viewing, or unusual transfer request is a warning sign—not proof of fraud. No single online check can establish that a listing is genuine.
Screen the listing before you make contact
Compare the rent with nearby homes
Look at comparable rentals in the same area and note whether the asking price is unusually low. A striking bargain combined with pressure to commit quickly deserves extra scrutiny: scammers may seek payment before a prospective renter has time to verify the property. The Centro Europeo del Consumidor en España and INCIBE both warn about false rental offers and advance-payment requests (consumer-fraud leaflet; INCIBE online-fraud guide).

Check the address and photos independently
Search the address and inspect it on a map. The consumer-fraud leaflet advises: “Comprueba en Google Maps si el inmueble es real y se corresponde con lo anunciado.” Compare the listing’s images with other adverts; copied photos or images bearing another site’s watermark are warning signs. But a real address, or photos that match a real home, does not show that the advertiser controls the property.
Assess the advertiser and arrange a viewing
Review the profile and how the person communicates
Check the advertiser’s profile age, listing history, ratings, contact information, and consistency of details. Be cautious if the person provides little information, urges you to leave the platform, says they are abroad and cannot show the property, or proposes that a third party deliver keys or paperwork. Keep messages on the platform where possible.

See the home and confirm who can rent it
Arrange an in-person viewing before paying if possible. If that is impractical, request a reliable live viewing and independently check the identity and authority of the person who would sign the agreement. A refusal to show the property is suspicious, but none of these checks is an ownership certificate. The cited sources do not identify a public national database that conclusively authenticates every landlord or agent.
Review the agreement and payment request
Before transferring money, ask for clear written terms identifying the property and parties, the rent, the amount requested, and what the payment covers. Resist pressure to pay immediately. Avoid anonymous cash-transfer services and unexplained transfers to foreign accounts. A platform name supplied by the advertiser, or a web page beginning with HTTPS, does not authenticate the listing.

A deposit is not automatically evidence of fraud. Article 36 of Spain’s Urban Leases Act sets the cash deposit for a dwelling lease at one month’s rent; additional guarantees are addressed separately and are subject to statutory conditions and limits. Check the current consolidated wording of Article 36 of the Urban Leases Act before relying on details, as the BOE record includes a resolution affecting part of that article in October 2026.
Protect your identity documents
Do not casually send a DNI or other identity document before checking the property, the recipient, and why the information is needed. Use a legitimate process through the platform or agency and share only what is necessary. Policía Nacional has reported a rental-fraud case in which prospective renters provided personal details and DNI documents during negotiations; that report describes a case, not how often this happens (Policía Nacional report).

Separate scam checks from rental-law requirements
Spain’s national law provides a baseline for the cash deposit on a dwelling lease, while autonomous communities may add requirements, including rules for registering deposits or documenting offers and contracts. For example, Catalonia’s housing legislation includes disclosure and documentation provisions for homes in active stressed residential market areas, as well as rules concerning rental deposits. Those Catalan requirements should not be treated as uniform rules for all of Spain; check the region and the rental’s specific location and type.
On 19 January 2026, the Ministry of Consumer Affairs announced investigations into listings in declared stressed areas over possible rent-transparency noncompliance, including information about previous rent or an applicable reference index in relevant cases (Ministry announcement). Missing or incomplete information under such rules may raise a compliance question, but it does not by itself establish that the advertiser is an impostor or that the listing is a scam.
