AI involvement does not prove a document is accurate. Get the complete file early, flag discrepancies in writing, and ask the lender or settlement agent for corrected copies before signing.
Why AI-generated mortgage documents still need a careful review
A mortgage file may contain information drafted, summarized, transferred, or checked with AI or other automated tools. Automation can make preparation faster, but it does not establish that the inputs were correct, that information was copied into the right field, or that a summary preserves the meaning of a contract. A wrong name, loan amount, rate, payment, or omitted page can still matter even if a document looks polished.

The Consumer Financial Protection Bureau (CFPB) advises borrowers: “Never assume the documents were prepared correctly.” That advice applies regardless of whether a person, software, or a combination of both prepared the paperwork. Treat the documents as records to verify, not as proof that the loan terms match what you agreed to.
This guide concerns U.S. mortgage documents and federal disclosure guidance. The forms required and the details that apply depend on the loan product, transaction, and facts. State and local forms, lender requirements, and transaction-specific exceptions may also affect your file. This is a practical review process, not a substitute for legal advice or a determination that a fee or term is lawful.

Get the complete file before the signing appointment
Ask the lender or settlement agent for every document you are expected to review and sign, and ask whether the file is complete. CFPB guidance recommends getting documents in advance and, where applicable, at the same time as the Closing Disclosure. Do not assume that receiving one disclosure means you have received the whole closing package.
Your file may include some or all of the following:
- Loan disclosures: a Loan Estimate and Closing Disclosure for covered transactions, plus any applicable revised or additional disclosures.
- Promissory note: the contract in which you promise to repay the loan under stated terms.
- Mortgage or other security instrument: a document describing rights and responsibilities and giving the lender or servicer foreclosure rights after default as agreed in the instrument.
- Initial escrow statement: if applicable, information about funds collected and paid through an escrow account.
- Purchase and settlement records: your signed sales contract and addenda, title or settlement records, and other transaction documents.
- Other forms: state, local, lender, or transaction-specific paperwork.
Ask whether any pages or attachments will be provided later, and how you will receive corrected copies if a discrepancy is found. A missing schedule, addendum, or signature page can make it difficult to understand what a document actually requires.
First identify which disclosure rules apply
For many covered mortgage transactions, the Loan Estimate and Closing Disclosure are the standard federal forms. CFPB guidance says the Loan Estimate generally is sent within three business days after the lender receives an application. The Closing Disclosure states final loan terms, final costs, and who pays and receives money at closing; it generally must be received at least three business days before closing. These are timing rules for transactions to which the requirements apply, not a universal document schedule for every home loan.
The standard pair does not apply to every product or transaction. CFPB guidance identifies reverse mortgages, HELOCs, certain manufactured-home loans not secured by real estate, and some subordinate homebuyer-assistance loans as examples where borrowers do not receive the standard Loan Estimate and Closing Disclosure pair. Other disclosures may apply; reverse mortgages may also use a Good Faith Estimate and HUD-1 Settlement Statement. If your file does not contain the standard forms, ask the lender which disclosure rules and documents apply to your specific loan rather than concluding that a required document is missing.

Build a reliable comparison set
Before checking the closing file, gather the records that can establish what the documents should say. Use the latest loan terms provided by the lender, not an old estimate or a remembered verbal conversation. Keep copies of your signed purchase contract and addenda, and use source records you can verify for personal and transaction details.
Depending on the item, useful comparison records can include your purchase contract, lender communications containing the latest approved terms, identity records, and the financial documents you supplied during the application. Do not edit a legal document yourself or substitute your own calculation for the lender’s explanation. If a source record conflicts with the document, identify both and ask the lender or settlement agent to reconcile them.
Fannie Mae’s lender quality-control guidance describes lender-side checks such as assessing the accuracy and completeness of application and underwriting information, verifying supporting documents, and checking final terms against underwriting decisions. That is a useful illustration of why independent cross-checking matters, but it describes requirements for lenders within its scope. It does not make a borrower responsible for performing lender quality control.
Check identities, property details, and core loan terms
Read each document for facts that identify you, the property, and the transaction. Compare the information across the file and against your source records. Check the spelling of each borrower’s name, the property address, and the stated loan purpose. A seemingly minor transposition can lead to confusion in later processing, so do not silently assume an apparent typo will be harmless.
Then verify the core financial terms against the lender’s latest approved terms:

- Term and payment schedule: verify the repayment length, payment dates, and the amount and timing of scheduled payments.
- Projected payments: look for changes over time and identify the components shown, such as principal and interest, taxes, insurance, or escrow amounts where applicable.
- Personal and application information: check relevant income, assets, and transaction figures against the records from which they should have been drawn.
If a field is unfamiliar or differs from another document, ask what it means and what record supports it. Do not guess based on a label, and do not treat a plausible-looking number as verified just because it matches another AI-generated page; two documents can repeat the same incorrect input.

Compare the Loan Estimate and Closing Disclosure when they apply
For a covered transaction, compare the Loan Estimate with the Closing Disclosure side by side. The Loan Estimate describes important information about the applied-for loan; the Closing Disclosure presents the final terms and costs. CFPB’s interactive form guides and sample forms can help explain the fields and how to read them. Regulation Z, including § 1026.38, governs required Closing Disclosure content and presentation. The exact treatment of a difference, including whether a change is permitted or requires a revised disclosure, depends on the transaction and applicable rules.
| What to compare | What to check | If the figures differ |
|---|---|---|
| Loan amount and core terms | Loan amount, interest rate, term, loan type, and whether the rate or payments can change. | Ask the lender to identify the approved final term and explain the difference in writing. |
| Projected payments | Payment amounts over time, the components included, and any scheduled increase or change. | Ask which part of the payment changed and why; do not compare only the first payment if later amounts are shown. |
| Closing costs | Itemized charges, totals, labels, and which party is responsible for paying them. | Ask the lender or settlement agent to explain the specific line item and point to the relevant transaction record. |
| Cash to close | The final amount due from you, how it is calculated, and credits or other amounts reflected. | Ask for a line-by-line reconciliation with the records supporting the amount. |
| Names and property details | Borrower names, property address, and transaction details across the forms. | Identify the incorrect field and provide the record that shows the correct information. |
| Explanations and change indicators | Whether changes are described or flagged on the form and whether the explanation matches the difference. | Ask what the explanation refers to and whether any additional or corrected disclosure is needed. |
Do not assume that every difference is an error: some figures can change during a transaction, and different forms may present information in different ways. But do not infer that a difference is allowed merely because it appears on the final form. Ask for an explanation tied to the specific changed amount or term. For rules about when a change is permitted or a revised disclosure is required, the answer is fact-specific; CFPB’s TRID materials and a qualified mortgage professional can help clarify the applicable treatment.
Read the promissory note and security instrument as contracts
Disclosures explain loan information, but the promissory note and security instrument are contractual documents. Check the note carefully rather than relying solely on a summary or an earlier estimate. Confirm that its repayment terms agree with the final terms you were given.
In the promissory note, verify
- The principal amount you are promising to repay.
- The interest rate and whether it can change.
- The required payment amount or the method for determining it, along with payment dates and frequency.
- The repayment length and any stated total amount paid over the life of the loan.
- Whether payments can change and, if so, how the document describes those changes.
Make sure you understand a term that refers to a variable rate, a later payment adjustment, or another change in what you owe. If the note’s language is unclear, request an explanation before signing and, where necessary, independent professional advice. A closing summary is not a replacement for reading the obligation you will sign.

In the security instrument, verify
Check the names and property description, and read the provisions describing the property as security for the debt and the parties’ rights and responsibilities. The instrument may grant the lender or servicer foreclosure rights after default as agreed in the document. Do not treat the security instrument as a routine receipt or assume its terms are identical to the note; they serve different functions.
What to do if you find a wrong number, name, or missing page
Contact the lender or settlement agent promptly. CFPB consumer guidance says to contact them immediately if you find an error in a mortgage closing document. The bureau also warns that even simple errors can delay closing and advises speaking with the closing agent at least a few days beforehand.
- Identify the exact location. Record the document name, page, section, and line or field where the problem appears.
- State what conflicts. Quote or describe the entry and explain whether it is wrong, unclear, inconsistent with another document, or missing.
- Name the comparison record. Provide the specific source you believe is correct, such as the signed contract or the latest lender-approved terms. Share only the records needed to explain the issue.
- Ask for a written explanation and correction. Request a corrected document or a clear explanation of why the entry is accurate. Keep the response with your closing records.
- Confirm the next step before signing. Ask whether signing or closing must be delayed while the issue is resolved, and request corrected copies before you sign affected documents.
- Check the replacement pages. When you receive a correction, compare it against the original issue and confirm the corrected copy is complete and consistent with the rest of the file.
A concise message can be more actionable than a general statement that “the paperwork looks wrong.” For example: “On page 2 of the Closing Disclosure, the property address is listed as ____. My signed purchase contract lists ____. Please confirm the correct address, send a corrected copy if needed, and tell me whether this affects the signing appointment.” Keep the message factual and save the reply.
If a representative says a discrepancy will be fixed at the table, ask what document will be corrected, when you will receive the corrected copy, and whether you should sign before the correction is made. Do not write over a figure, cross out language, or make your own edits to a document unless the responsible professional gives you a formal correction process and explains how it will be recorded.

Mortgage-company AI governance is not a borrower accuracy guarantee. Fannie Mae Lender Letter LL-2026-04 describes AI/ML policies and procedures for covered seller/servicers, including addressing risks, overseeing vendors, and providing information about AI/ML use and safeguards upon request. It states that its requirements take effect 120 days after publication. The letter is an institutional governance framework for entities in its scope; it does not certify an individual generated document or provide a consumer checklist that replaces checking the terms and source records.

Fannie Mae’s separate post-closing quality-control guidance describes lender review of documents and data for accuracy, completeness, underwriting support, and applicable eligibility and compliance, including correction or replacement of documents when errors are discovered. It covers loans and lenders within that guidance’s scope. It is not a guarantee that every mortgage is subject to the same requirements, and it does not shift a lender’s quality-control responsibilities onto the borrower.
Use official guidance without mistaking it for a document check
For covered Loan Estimate and Closing Disclosure transactions, the CFPB’s TRID resource page provides form materials and guides, while Regulation Z §§ 1026.19, 1026.37, and 1026.38 contain rules relevant to disclosures. The CFPB’s interactive guides can help you understand the fields, but they cannot verify whether your lender copied the correct source facts into your paperwork. You still need to compare your own documents and ask about discrepancies.
A basic calculator can help check simple arithmetic, such as whether figures shown in a calculation add up. It cannot verify the source facts, determine loan eligibility, establish whether a fee is legally permitted, authenticate a document, or decide whether disclosure rules were followed. For an unexplained term or a material disagreement, get a response from the lender or settlement agent rather than relying on arithmetic alone.
Before you sign: a focused final check
- You have the complete set of documents you are being asked to sign, including attachments and applicable state, local, or transaction-specific forms.
- Names, property information, loan purpose, and transaction details match your source records.
- The amount, rate, repayment length, payment schedule, and any possible payment changes match the latest lender-approved terms.
- For a covered transaction, you have compared the Loan Estimate and Closing Disclosure and obtained explanations for material differences.
- You understand the repayment obligation in the promissory note and the role of the security instrument.
- Any identified error has been addressed in writing, and you have received corrected copies before signing the affected documents.
If you cannot reconcile a material term, do not treat a smooth-looking AI-generated document as a reason to proceed without clarification. Ask the lender or settlement agent to resolve the issue and explain the impact on signing or closing.
