Zillow’s Terms of Use, updated October 28, 2025, prohibit automated queries intended to obtain information from its services, including screen and database scraping, crawlers, CAPTCHA bypass, and other automated activity. The terms also prohibit bypassing measures used to prevent or restrict access. The responsible route is to seek approval for the relevant Zillow API component or use a separate data source whose written license covers your specific use.
This is a summary of Zillow’s published terms, not legal advice or a claim that scraping is unlawful in every jurisdiction. Zillow’s contractual restrictions and the law applicable to a particular person or use are separate questions.

Why a Zillow scraper is the wrong starting point
A script that automatically visits Zillow pages and extracts listing or property information falls within the activity Zillow’s published Terms of Use prohibit. The prohibited-use list includes “conduct automated queries (including screen and database scraping, spiders, robots, crawlers, bypassing ‘captcha’ or similar precautions, or any other automated activity with the purpose of obtaining information from the Services).” The same terms also prohibit bypassing measures used to prevent or restrict access.
That is a statement about Zillow’s service terms, not a universal legal ruling about scraping. Checking a site’s technical accessibility does not change the terms described here, and the reviewed terms do not provide an exception that makes automated extraction acceptable merely because a page is publicly viewable.
#1 Best Overall
- Do not build page extraction, CAPTCHA bypass, stealth behavior, or proxy rotation into a Zillow data-collection project.
- Do not treat a screenshot or browser automation tool as permission to collect Zillow data.
- For a use that needs Zillow data, first determine whether Zillow will approve the relevant API access and use.
Choose an authorized route for the data you need
1. Define the requirement before choosing a source
“Property data” is too broad to guide an access request or a license review. Write down the exact information and use you need:
- Data type: active listings, property details, valuation estimates, mortgage information, agent information, or aggregate market trends.
- Geography and audience: the areas covered and whether the data is for internal use, a customer-facing product, or another audience.
- Use and handling: whether records will be displayed, stored, refreshed, redistributed, or used commercially.
- Operational needs: expected update cadence, number of records, and the fields your application actually requires.
2. Ask Zillow about approval for the relevant API component
Zillow describes API access as being for “preapproved licensees.” Approval is component-specific: access is restricted to the API components Zillow has approved for the licensee. Do not assume that creating a general account, finding an endpoint, or obtaining a credential by itself authorizes a particular use.
3. Review the terms for that component before writing code
Read the current Zillow Group Data & APIs Terms of Use and the terms that apply to the particular API component. Confirm the permitted purpose, audience, fields, display and branding rules, bulk-access restrictions, retention, attribution, and any required controls. Property Details API terms add requirements to take commercially reasonable steps to prevent bulk downloading or scraping and limit display to 20 properties per user at a time. The general API terms also constrain display, bulk access, and retention; they do not give blanket permission to keep copies or redistribute data.

4. Check quotas and API versions
The reviewed terms list 1,000 calls per day for the Home Valuations and Property Details APIs; Zillow may approve a higher limit after review. This is a stated policy limit, not a guarantee of access or an estimate of how much data an application may collect. Zillow may release new API versions and require use of the latest version, so verify the current technical documentation and terms before designing an integration.
Rank #3
5. If Zillow’s approval or scope does not fit, find a separately licensed source
Ask any prospective data provider to confirm in writing that its license covers the exact fields, territory, audience, storage period, refresh schedule, display, and commercial or redistribution use you intend. The material cited here does not establish that any named third-party provider is suitable, so do not assume a vendor’s marketing description establishes data rights.
Build the pipeline only after permission is settled
Once an authorized source and its contract are clear, design ingestion around the source’s actual interface and restrictions. For a permitted API or feed, document:
- Schema, field meanings, source provenance, and the time each record was received or updated.
- Deduplication and how your application identifies stale, changed, or deleted records.
- Access controls and retention or deletion procedures that match the contract.
- Quota handling, error reporting, and an audit trail for requests and data changes.
These are general engineering practices, not additional Zillow requirements. The applicable source agreement and current technical documentation determine what controls are required and what use is permitted.

Zillow’s Listings Quality Policy, updated September 2024, addresses authorized listing submissions: it says feed data must be complete and feeds must be updated at least daily. That policy describes a governed feed workflow; it does not grant permission to extract listings from Zillow pages or replace approval for API access.

If your separate task is taking a screenshot of a page you are authorized to capture—not collecting Zillow listings or bypassing its access restrictions—ScreenshotNeo can return an image or PDF through a single request. Its documented API accepts a URL and can return PNG, JPEG, WebP, or PDF; the example below saves a screenshot of Stripe, not Zillow data. See the ScreenshotNeo API documentation.
curl -G "https://api.screenshotneo.com/v1/shot" -d access_key=YOUR_API_KEY --data-urlencode url=https://stripe.com -o shot.webp
ScreenshotNeo accepts consent banners and removes more than 60 known consent platforms, newsletter popups, and chat widgets before capture; those steps can be turned off. Bot checks, blank pages, timeouts, failed loads, and cache hits are not billed, and the response indicates the page verdict and billing status. It also offers an MCP server for AI agents, with tools including take_screenshot, get_page_info, and capture_pdf. None of this authorizes automated extraction from Zillow or substitutes for a licensed property-data source.
ScreenshotNeo has a free plan with 1,000 screenshots per month and no card required; paid plans start at $5 for 3,000 screenshots. Sign up for ScreenshotNeo’s free plan.
