Housing can shape children’s health by changing what they breathe, the water and sanitation conditions they live with, and their exposure to temperature extremes, crowding, contaminants, pests, and injury hazards. Dampness and mold have a particularly clear link to respiratory symptoms and asthma, but housing is one influence among many—not a diagnosis or explanation for every child’s illness.
Which housing conditions can affect a child’s health?
The World Health Organization (WHO) treats housing as a health determinant, not just a matter of comfort. Its guidance covers conditions inside a home and the surrounding environment. The table summarizes the main pathways; the health effects described are population-level associations or potential risks, not a prediction about an individual child.

| Housing condition | How it may matter | What the evidence supports |
|---|---|---|
| Dampness, mold, and poor ventilation | Can affect indoor air and expose children to mold or other microbial growth. | WHO identifies increased respiratory symptoms, allergies, asthma, and immune-system effects in association with dampness and microbial growth. CDC says mold exposure can trigger asthma attacks and irritate the eyes, nose, or skin. |
| Household air pollution, tobacco smoke, and other indoor contaminants | Children may breathe pollutants produced indoors or brought into the home. | WHO guidance addresses indoor air quality and tobacco smoke. It also identifies pollutants such as lead, radon, asbestos, and toxic paints or glues as concerns. The specific risk depends on the contaminant and exposure. |
| Inadequate heating, high or low indoor temperatures | Homes that are too hot or too cold can create unhealthy conditions. | WHO housing guidelines address both high and low indoor temperatures; they do not establish a single temperature threshold for every home or child in the sources summarized here. |
| Crowding or inadequate living space | Too little living space can affect children’s health and quality of life. | WHO includes inadequate living space in its housing recommendations and identifies infectious disease among conditions associated with poor housing overall. The sources summarized here do not quantify a child’s individual risk from crowding. |
| Unsafe water, inadequate sanitation, and pests | Can affect hygiene and exposure to pathogens or pests. | WHO’s housing framework includes water quality, sanitation-related conditions, and pests. The particular health outcome depends on the hazard and circumstances. |
| Injury hazards, noise, or barriers to accessibility | Home hazards can contribute to injury risk; noise and inaccessible housing can affect well-being and daily life. | WHO addresses injury hazards, neighborhood noise, and housing accessibility for people with functional impairments. These are distinct concerns and do not all imply the same medical outcome. |
WHO’s child-environment indicator also connects housing adequacy with exposure to indoor pollutants and pathogens, food and water hygiene, sanitation, physical hazards, injuries, and general quality of life. Examples it names include inadequate ventilation or heating, overcrowding, contaminated land, lead, and radon.

Persistent dampness can support microbial growth in building materials and on interior surfaces. WHO’s review identifies increased respiratory symptoms, allergies, and asthma, as well as immune-system effects, among the most important health effects associated with dampness and microbial growth indoors. WHO’s prevention principle is to prevent or minimize persistent dampness and that growth.

CDC says mold exposure can trigger asthma attacks and cause eye, nose, or skin irritation, particularly for people with asthma, allergies, or other lung conditions. CDC also summarizes a 2004 Institute of Medicine finding: there was sufficient evidence linking indoor mold exposure with upper respiratory symptoms, cough, and wheeze in otherwise healthy people; asthma symptoms in people with asthma; and hypersensitivity pneumonitis in susceptible people. That is the Institute of Medicine finding as summarized by CDC, not a new CDC study.
A 2007 WHO Regional Office for Europe report gave historical estimates that asthma, cough, and wheezing prevalence among children in homes with damp or mold problems was 1.4–2.2 times that among children in drier housing, and that 13% of childhood asthma in developed countries could be attributable to dampness. These estimates reflect evidence and geographic framing from that report; they are not current global rates.

How large is the childhood asthma burden in the United States?
EPA’s U.S. figures put the scale of childhood asthma in context, but they do not show that housing caused those cases. EPA reports that about 1 in 15 U.S. children has asthma. Its 2023 data say nearly 8 million children had ever been diagnosed and 5 million currently reported asthma. In 2021, more than 1 in 3 children with asthma—1.8 million children—had an asthma attack; in 2022, the asthma emergency-room visit rate was 86 visits per 10,000 children.

In 2021, non-Hispanic Black children were almost four times more likely to die from asthma than the overall child population. These differences describe population patterns; they do not establish that housing alone explains them or determine what caused an individual child’s asthma.

What can families do about dampness or mold?
Focus first on moisture and safe cleanup rather than trying to identify a mold species. CDC says mold can be visible or smellable, but it may also be hidden under or behind carpet, cushions, or walls. CDC recommends removing mold regardless of type and notes that sampling can be expensive and there are no set standards for determining different types of mold in a building.
- Address the moisture source. Arrange attention to persistent leaks or dampness; drying a surface without correcting the source does not resolve the underlying moisture problem.
- Keep humidity low where possible. CDC advises keeping indoor humidity no higher than 50%. An air conditioner or dehumidifier can help, but neither substitutes for fixing water intrusion or cleaning affected areas.
- After indoor flooding, assess drying and cleanup before returning. CDC says that if a home was wet indoors for more than 24 to 48 hours, residents should assume mold may be present. Before reoccupying, completely dry affected areas and belongings, clean up mold, and ensure moisture problems such as roof damage or leaks have been corrected.
- Keep children away from cleanup and hazardous work. Children should not take part in flood or disaster cleanup. EPA says children, pregnant people, people with asthma or other breathing problems, and people with weakened immune systems should not participate in flood cleanup or be present during remediation or renovation where dust-laden contaminants such as lead or asbestos may be released.
- Get medical advice for symptoms. EPA advises contacting a health care provider about health symptoms after mold exposure. A clinician can assess the child rather than relying on a home inspection or mold test to diagnose illness.
When is professional or public-health guidance important?
Seek qualified help when a moisture problem persists, the source is unclear, a cleanup could disturb suspected lead or asbestos, or a child develops symptoms. The appropriate inspection, remediation standards, housing protections, and financial assistance vary by location; local public-health or housing authorities can explain what applies where you live. For a child’s breathing symptoms or another health concern, contact a health professional rather than trying to infer a diagnosis from the condition of the home.

Housing conditions can contribute to exposure and risk, but a child’s health also reflects factors beyond the home. Treat a housing hazard as a reason to reduce exposure and seek appropriate help—not as proof of the cause of a particular illness.
