How AI Companies Finance Data Centers and GPU Infrastructure

AI infrastructure is financed through a stack of customer contracts, provider borrowing, facility leases and outside capital. Who owns the GPUs and buildings—and who bears demand risk—depends on the deal.

AI companies usually do not finance every data center and GPU themselves. The money can come from several connected layers: an AI customer signs up for computing capacity, a cloud or GPU provider borrows to buy servers, a developer builds and leases the facility, and banks or institutional investors supply capital. Contracts, equipment, leases, corporate cash and strategic investment can all support the stack, but none removes the risks of construction delays, weak demand or dependence on a few customers.

Who pays for the infrastructure?

“AI company” can mean several different parties, and the financing looks different depending on which one owns the assets. The customer that trains or runs AI models may simply purchase cloud capacity. A cloud or specialist GPU provider may own the servers and borrow to acquire them. A separate data center developer may own the building and lease space or power capacity to that provider. Banks, institutional investors and other capital providers can fund one or more of those businesses.

  • AI customer: pays for computing services under a cloud or GPU-services agreement; it may also make a prepayment or enter a strategic partnership.
  • Cloud or GPU provider: operates computing services and may finance GPU servers, networking and related systems with corporate funds or borrowing.
  • Data center developer or landlord: funds and owns the facility, then leases capacity to a cloud provider, hyperscaler or other tenant.
  • Capital provider: supplies loans, institutional notes, equity or other third-party capital, with repayment dependent on the particular financing structure.

These roles can overlap, but they should not be conflated. A customer contract does not prove that the customer owns the GPUs, and a data center lease does not mean the tenant owns the building.

What parts of the stack can be financed?

A data center and its computing equipment are related but distinct investments. A project may require land and a building shell, power delivery, cooling, electrical systems, GPU servers and networking. A cloud customer may pay for access to the finished computing service without financing each underlying asset directly.

That separation matters because the asset owner, borrower and party relying on future customer demand may be different companies. A lender financing GPU servers may look to the borrower’s cash flow, collateral and service contracts; a facility landlord may depend on lease payments from its tenant. The terms and risk allocation have to be assessed deal by deal.

Which financing mechanisms are used?

Corporate cash, equity and strategic investment

Equity capital and strategic investments can give a company funds to grow or meet infrastructure commitments without creating the same scheduled repayment obligation as a loan. Partnerships can coordinate customer demand, development and equipment, but an announced partnership is not evidence that every named partner invested in or funded a particular facility.

OpenAI’s announcement of Stargate describes an infrastructure effort involving data center partnerships with Oracle, SoftBank and CoreWeave, while Microsoft continues to provide cloud services. The announcement illustrates how several companies can be connected to an infrastructure plan; it does not establish the funding source for each specific site or asset.

Secured loans and institutional notes

A provider can borrow against its business, equipment or other agreed collateral. Delayed-draw facilities allow a borrower to access committed loan amounts over time, subject to the facility’s terms. Institutional notes provide another route to debt capital. The examples below show disclosed amounts and customer links, not a standard financing package for the industry.

Company and source context Disclosed financing or commitment What the disclosure establishes
CoreWeave, 2025 announcement $2.6 billion delayed-draw term loan facility CoreWeave said proceeds would support purchases and maintenance of equipment, hardware and cloud infrastructure systems for services under a long-term OpenAI agreement.
IREN Limited, filing for the year ended June 30, 2026 Approximately $3.6 billion senior secured GPU financing program: about $1.5 billion in delayed-draw term loans from commercial bank lenders and $2.1 billion in senior secured notes to institutional investors The filing describes a GPU financing program and separately reports a five-year Microsoft GPU-services agreement with a 20% customer prepayment. It does not establish that the prepayment was the sole or direct source of the financing.

The IREN figures describe separate components of the disclosed financing program; they should not be treated as interchangeable with the customer prepayment. Likewise, CoreWeave’s loan was described as supporting equipment and systems for contracted services, but the announcement does not show that the customer contract alone guarantees repayment.

Leases and third-party facility ownership

Rather than own a data center, a cloud or GPU provider can lease capacity from a specialist developer. Applied Digital’s 2026 filing reports a CoreWeave lease for up to 250 MW at Polaris Forge 1 and a separate hyperscaler lease for 200 MW of critical IT load at Polaris Forge 2. These are capacity arrangements for large facilities, not purchases of consumer equipment.

Cloud operators can also be tenants themselves. Microsoft’s 2025 annual report reports operating and finance leases covering data centers and certain equipment. Those lease obligations form part of Microsoft’s broader capital structure; the filing does not say that every reported lease is dedicated to AI.

Customer prepayments and contracted revenue

A long-term services agreement can give lenders or investors greater visibility into future revenue, while a customer prepayment can provide cash before all services are delivered. In the IREN example, the five-year Microsoft GPU-services agreement included a 20% prepayment, according to IREN’s 2026 filing’s account of its 2025 contract announcement. CoreWeave said its $2.6 billion facility would support services under a long-term OpenAI agreement.

These arrangements connect customer demand to infrastructure investment, but they do not erase the need to deliver the service, keep equipment usable, complete facilities, or meet debt and lease obligations. The contract duration, debt maturity, lease term and useful life of GPU hardware may not line up.

Third-party financing platforms

NVIDIA’s 2026 quarterly filing says the company had maximum gross exposure of $3.5 billion under certain agreements. It also says that in August 2026 NVIDIA entered memoranda of understanding with large capital providers concerning independent financing platforms through which those providers would raise and deploy third-party capital for AI infrastructure. This is a disclosed plan, not proof that a completed platform exists or a quantified pool of financing has been deployed.

How do the risks move between the parties?

The key question is not only where the money comes from, but who remains responsible if a facility is late, GPUs are underused or a customer stops buying services. A financing arrangement can distribute those risks without eliminating them.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Construction and power risk: the developer or facility owner can be exposed to building delays, power availability and the cost of completing the site. A tenant’s lease obligations may still depend on the lease terms and project status.
  • Utilization and demand risk: a GPU provider may owe debt service even if customer demand or utilization falls short of expectations. A customer contract can support revenue visibility, but concentration in one large customer remains relevant.
  • Collateral and technology risk: secured borrowing may give lenders claims on specified assets, but GPU equipment can lose value or become less useful as technology and demand change.
  • Counterparty risk: a landlord may depend on a tenant’s ability to pay; a provider may depend on customer payments; and a borrower may depend on lenders or investors remaining available when capital is needed.
  • Refinancing and timing risk: debt maturities, lease commitments, customer contracts and hardware lifetimes can differ. A long-term customer agreement does not automatically match a loan’s repayment schedule.

To evaluate a particular deal, identify who owns each asset, what the capital funds, what cash flow supports repayment, how long each commitment lasts, and which party bears the downside if demand or construction disappoints. Also check whether revenue or funding depends heavily on one customer, supplier, cloud provider or capital source.

What can the disclosed examples tell us about the market?

They show that financing can be layered: a provider may use debt for GPUs, a customer agreement may support the revenue case, and a separate developer may lease data center capacity to the provider. Strategic partnerships and proposed financing platforms add other ways to connect demand, development and capital.

These company disclosures do not establish a consistent industry-wide financing total, typical loan or lease terms, or which channel is largest. They are examples of different structures, not a representative sample from which to calculate market shares. Deal amounts and status can also change through amendments and later filings, so a specific transaction should be checked against the company’s latest disclosure.
