Instant payments could make some escrow funding faster and available outside ordinary banking hours, but only when the sending bank, receiving institution and closing workflow all support them.
Why do real estate closings still require a wire transfer?
A closing payment is not just a transfer from one account to another. The escrow or settlement provider must be able to receive the funds, identify the transaction, and account for them in the closing process. A payment rail can be fast in principle without being enabled at the buyer’s bank or accepted by the settlement agent.

Wire settlement is designed for final payment
The Federal Reserve describes Fedwire as a real-time gross settlement service: payments are settled individually rather than being held for later net settlement. Under the legal framework summarized by the Federal Reserve, a payment to a receiving participant becomes final and irrevocable when that participant’s account is credited or the payment order is sent, whichever happens first. That finality is one reason wires remain useful for high-value transactions.

System settlement characteristics do not mean every customer-facing wire is processed instantly at every hour. A bank’s interface, processing schedule and cutoff rules, along with the closing agent’s workflow, can affect when a customer can send a payment and when it is recognized for the transaction.

Escrow arrangements involve institutional decisions
Payment modernization also depends on account terms and business operations, not just the underlying rail. In a May 15, 2026 bulletin, the Office of the Comptroller of the Currency said national banks and federal savings associations may establish or maintain real estate lending escrow accounts. It described account terms, fees and compensation as business decisions within each bank’s discretion.
Can I use FedNow to pay closing costs or earnest money?
Possibly. Federal Reserve Financial Services identifies earnest money deposits, escrow funding and cash-to-close payments as potential FedNow uses. The service is for participating financial institutions; a real estate payment depends on the institutions and transaction arrangements involved. A buyer should not assume that an instant-payment option is available just because the payment is for a closing.

FedNow’s intended advantages include immediate processing, clearer payment timing, less reliance on checks or bank-hour scheduling, and the possibility of reducing delays associated with funds clearing. These are described use cases and potential benefits, not evidence that every closing is faster or that real estate providers broadly accept the service.
What the $10 million limit does—and does not—mean
On September 9, 2025, Federal Reserve Financial Services announced that the FedNow network transaction limit would rise from $1 million to $10 million, effective November 2025. The announcement cited high-dollar commercial real estate escrow funding and contractor payments as possible uses. Financial institutions can set lower limits to reflect their risk policies and business needs.

So the network limit is not a promise that a customer can send $10 million. Your bank may impose a lower transaction limit, and the receiving escrow provider must be able to accept and process the payment.
How do wires and FedNow differ for a closing?
| Question | Fedwire | FedNow |
|---|---|---|
| Settlement model | Federal Reserve describes it as real-time gross settlement. | Federal Reserve Financial Services describes it as an instant-payment service with immediate settlement. |
| Finality | Under the legal framework summarized by the Federal Reserve, payment to a receiving participant is final and irrevocable upon crediting of that participant’s account or sending of the payment order, whichever happens first. | Federal Reserve Financial Services describes settled FedNow payments as final and irrevocable. |
| Availability for a particular closing | Customer access and closing workflow can depend on the bank’s interface, processing schedule and cutoff rules. | Requires participating financial institutions and a transaction arrangement the receiving provider can process. |
| Stated transaction limit | The cited Federal Reserve material does not establish a customer-facing limit. | The network limit is $10 million effective November 2025; a financial institution may set a lower limit. |
Neither rail’s settlement finality should be confused with a guarantee that customer mistakes can be reversed. The cited materials do not establish that instant payments prevent scams or make an incorrectly directed payment recoverable. They also do not provide a universal consumer fee comparison or a real-estate-specific fraud comparison.

What do FedNow’s payment statistics say about real estate adoption?
Federal Reserve Financial Services reported 8,413,402 settled FedNow payments with a combined value of $853,411,108,511 in 2025, in statistics published in 2026. The reported average was $101,435 per payment across the service. That average applies to all reported FedNow payments, not to closing payments.
These service-wide figures show that FedNow processed payments; they do not show how many real estate closings use it. The cited material does not establish real-estate-specific payment volume, an average closing payment, or an adoption percentage for title companies.

What should you confirm before sending escrow funds?
- Ask the settlement agent which payment methods the specific closing can accept. Confirm whether it can receive the proposed payment rail and identify funds against your transaction.
- Ask your bank about access and limits. If you are considering FedNow, confirm that your institution supports the payment and what customer limit applies. The network’s $10 million ceiling does not override a lower bank limit.
- Confirm timing and payment status. Ask about any bank processing or cutoff rules that apply to your chosen method, and how the settlement agent will confirm receipt and reconcile the funds.
- Check the transaction’s account and payment terms. Ask the provider or bank about any applicable fees and account requirements; the sources do not establish a universal cost advantage for one rail.
Federal Reserve Financial Services has described commercial vendors and title-industry participants working on instant-payment workflows, but those examples show activity in the space, not universal availability or a consumer’s ability to choose a provider for a particular closing.
